 ‫االسس التصميمة للمصانع‬

‫• تعريف المصنع ‪ :‬ه&و عبارة ع&ن مبن&ى أو مجموع&ة مبان&ي الت&ي تص&نع فيها المنتجات ‪,‬‬
‫و تتراوح المص&انع ف&ي الحج&م م&ا بي&ن ورش ص&غيرة و بنايات تمأل& مدين&ة بأكملها ‪.‬‬
‫وف&ي داخ&ل المصنع يتم تحويل المواد الخام و األجزاء إلى منتجات جاهزة لالستخدام‬
‫و ذل&ك م&ن خالل إضاف&ة قيم&ة لهذه المواد بتغي&ر شكله&ا و مضمونه&ا طبق&ا لمقاييس‬
‫الس&وق و باس&تعمال أق&ل وق&ت و مادة وجه&د ‪ ,‬وتنت&ج المص&انع تقريب&ا كل المنتجات‬
‫الت&ي يس&تخدمها الناس ‪ ,‬حت&ى الغذاء ل&ه مص&انع عديدة بحي&ث تعال&ج و تع&د و تعبئ‬
‫المنتجات الغذائية ‪ .‬‬

‫االسس التصميمة للمصانع‬

‫يتكون المصنع من ثالث فراغات أساسية و هي‪:‬‬

‫‪ -1‬فراغ االدارة(‪. )Administration‬‬

‫‪ -2‬فراغ التصنيع (اإلنتاج( ‪. Production‬‬
‫‪ -3‬فراغ التخزين‪)Storage(.‬‬

‫و ه&ي الت&ي تص&نع وحدات كثير&ة م&ن المنت&ج و تس&مى أيضا هذه‬
‫الطر&يقة بـ ( طريق&ة خط التجمي&ع) فمثال في ص&ناعة الس&يارات يمر‬
‫هيك&ل الس&يارة فوق خ&ط نقال ع&بر& أركان المص&نع ‪ ,‬وأثناء حركة‬
‫الهيك&ل تظه&ر أجزاء متفر&ق&ة عل&ى خطوط نقال&ة أخر&ى بحي&ث يتم‬
‫ربطها بالهيكل حتى تكتمل السيار&ة‬

‫و ف&ي هذا النوع ال يمك&ن تحري&ك المنت&ج م&ن مكان آلخ&ر بسبب‬
‫حجم&ه الك&بير‪ ,‬و بالتال&ي ال ب&د للعمال واألجهزة م&ن االنتقال إلى‬
‫المنت&ج و يس&تغرق إنتاج وحدة واحدة م&ن المنت&ج زمن&ا طويال قد‬
‫يصل إلى عدة شهور‪ .‬‬
 ‫أنواع المصانع‬

‫مصانع السلع المتنوعة ‪:‬‬

‫و تجم&ع م&ا بي&ن وس&ائل المص&انع النمطي&ة و مص&انع المشروعات ‪.‬‬
‫و ف&ي هذا النوع تقام المص&انع إلنتاج عدد معي&ن م&ن الوحدات لمنت&ج معين ‪,‬‬
‫وبمجرد االنتهاء م&ن العدد المطلوب تبدأ المص&انع ف&ي إنتاج منت&ج آخر‪.‬‬

‫• خطوط الحركة و توزيع الفراغات‬
‫• توصيات عامة في تصميم المصانع‬
 ‫‪Plant Location‬‬ ‫اختيار الموقع‪:‬‬

‫• يعتمد اختيار الموقع على نوع الصناعة التي يقوم بها المصنع و ذلك بالنسبة لقرب المصنع أو بعده عن المناطق‬
‫السكنية‪.‬‬
‫• ال بد أن يكون المصنع قريبا من وسائل النقل و المعابر التجارية ‪ ,‬وذ&لك لتسهيل نقل السلع (استيرادها و تصديرها)‪.‬‬
‫• أن يكون قريبا من مصادر المواد األولية المستخدمة في الصناعة‪.‬‬
‫• أن تكون التربة جيدة ‪ ,‬ويكون منسوب المياه الجوفية منخفض‪.‬‬
‫• أن تكون مصادر الطاقة متوفرة في المكان (مولد كهربائي أو محطة توليد صغيرة)‪ ,‬باإلضافة إلى مصادر المياه‬
‫(مياه للشرب‪ ,‬مياه لإلنتاج ‪ ,‬مياه للطوارئ)‪ ,‬كذ&لك ال بد من توفر شبكات صرف في الموقع‪.‬‬
‫• قرب الموقع من األسواق المحلية‪.‬‬
‫• التضاريس تلعب دورا أيضا في عملية اختيار الموقع ‪ ,‬ويقدر أكبر ميل للمناطق الصناعية بـ ‪%5‬‬
‫• سعر األرض ‪ ,‬وذلك بما يتالءم مع اقتصاديات المشروع‪.‬‬
‫• أن تكون المساحة كافية إلقامة المشروع ‪ :‬و يتم تقدير المساحة المطلوبة من خالل معطيات المشروع و متطلباته و‬
‫ذلك بحساب المساحة الالزمة للشوارع و الطرق في المشروع (الحركة و النقل ) ‪ ,‬كذلك حجم& اآلالت وأبعادها و‬
‫أماكن تواجدها ‪ ,‬طريقة و أماكن التخزين ونوعية المواد المخزنة و بالتالي المساحة الالزمة لذلك ‪ ,‬عدد العمال (عادة‬
‫تعطى مساحة ‪2‬م‪ 2‬لكل عامل على األقل )‪ ,‬الخدمات و المرافق العامة ‪ ,‬كل هذه المتطلبات باإلضافة إلى مساحة‬
‫إضافية لالمتدادات و التوسعات المتوقعة‪.‬‬
‫• مراعاة الظروف الجوية (التوجيه) ‪ ,‬وكذلك مصاد&ر التلوث للبيئة‪.‬‬
 Factors Affecting Plant Location

1. Law and order situation 

Plant location must be at that place where law and order
situation is in control. Entrepreneurs give a lot of importance to
this factor while locating a business unit in any state or region. If
a state has bad law and order situation, then the business must
not be located within that state, unless it has other important
factors such as availability of heavy or bulky raw materials.

2- Nearness to raw-materials' source
 
Plant location must be usually near to the source of raw-material. Raw-
materials' costs are about 50% of the total cost. So, it is important in the
business to get the raw materials in time and at a reasonable price.
Therefore, a business must be located close to the source of raw material,
especially in the case of “Gross Materials.”
Gross Materials are those which lose weight in the production process.
Examples of Gross Materials are sugarcane, iron ore, limestone, so on.
However, if the raw material is a “Pure Material,” then the business may be
located away from the source of raw materials.
Pure Materials are those which add their weight to the finished product.
Examples of Pure materials are cotton textiles, bakeries, silk fabrics, etc.

3- Nearness to market
Plant location must be near a market. Every business
unit depends on a market for selling its goods and
services. The goods and services must reach the market
on time, and it must be available to the consumers at a
low price. Therefore, this factor is given importance
while selecting location of a plant.
Locating a plant near the market is preferred, when the
product is fragile (easily breakable), perishable, heavy or
bulky and when quick service is required.

4- Nearness to supporting industries

 
Plant location must be near its supporting industries and
services. If it purchases spare parts from an outside
agency, then these agencies must be located very close
to the business. If not, the business will have to spend a
lot of extra money on transport. It will also be difficult,
to control the quality of the spare parts because of the
distant location.

5- Availability of infrastructure facilities

 
Plant location which is selected must have proper infrastructure
facilities. Without good infrastructure facilities, it will be difficult to
do business efficiently. The infrastructure facilities are the
backbone of all industries. Without it, business cannot be done.
Crucial infrastructure facilities that help industries to grow:
- Transport and communications,
- Banking and insurance services,
- Regular fuel supply,
- Continuous supply of electricity and water, etc.

6- Social infrastructure
 
Plant location must have good a social infrastructure. There is a need
for social-infrastructure not only for employees but also for the
development of their families. The availability of social-infrastructure
will increase the employees' welfare.
There must be suitable social infrastructure facilities like;
- Education institutions,
- Hospitals and health centers,
- Community centers like worship place, garden, meditation center, etc.
- Recreation facilities like theaters, clubs, communication facilities, etc.

7- Must meet safety requirements

 Plant location must meet all essential safety
requirements. Due to air, water and sound pollution,
some factories have a bad effect on the health of the
people. Therefore, these factories must be located
away from residential areas. Safety of environment
must also be given priority in this regards.

8- Availability of skilled workforce

 Plant location must be convenient and easily
accessible to skilled workforce. Most businesses
require skilled-labor force such as engineers,
management experts, computer programmers,
etc. The entrepreneurs must consider the
availability of competent and skillful-workforce
at a particular place to locate their business.

9- Good industrial relations

 Plant location must be at those places where good 
industrial-relations are maintained. Industrial relations
become bad, because of militant and selfish trade
unions. Entrepreneurs do not want to locate their
business at places where anti-social elements are
rampant, although there are other favorable factors
such as good infrastructure facilities, cheap labor, etc.

10- Investor friendly attitude

 Plant location must be in those states whose
governments have an investor-friendly attitude.
Government must give attractive incentives and
concessions to those who start business units in their
states. There must not be any bureaucratic control for
starting a business.
An investor-friendly attitude will not only attract
investment, but will also result in the overall
development.

‫التبادلية منعا لالختناقات و التوقف (الناتج عن التداخل في مسارات الحركة)‪,‬‬
‫سواء في الظروف العادية أو الظروف الطارئة ‪.‬‬
‫• مراعاة موضع الدفاع المدني ‪ ,‬الخدمات الطبية ‪ ,‬االتصال ‪ ,‬والبدالة‪ ‬‬
‫في أماكن وسطية لتسهيل الوصول إليها من كافة األقسام ‪.‬‬
‫• االتصال بين أقسام المصنع و المساحات الخضراء‪.‬‬
‫• أن تكون اإلدارات الفنية أكثر التصاقا بمواقع العمل (اآلالت) و ذلك للمتابعة ‪.‬‬
‫• المرافق الخدمية ال بد أن تكون وافرة و قريبة من مواقع العمل األكثر كثافة ‪.‬‬
‫• وجود المخازن الفرعية داخل األقسام و الشعب اإلنتاجية و خاصة لعدد‬
‫القطع ‪ ,‬توفيرا للوقت ‪ ,‬و يكون االستالم فيها دوريا من المخازن الرئيسية ‪.‬‬
‫• قرب أقسام الصيانة من موضع اآلالت‬
 ‫توصيات عامة في تصميم المصانع‬
‫• يفضل اإلكثار من الم&مرات و الفواصل الخضراء ‪ ,‬وعدم تقابل األبواب و النوافذ‪.‬‬
‫• مراعاة التآخي مع البيئة ‪ ,‬وأخذ كل االحتياطات الالزمة لمنع التلوث و تخفيف و معالجة‬
‫أسبابه أوال بأول ‪ ,‬وهذا يتحقق باختيار التكنولوجيا النظيفة (الخضراء)‪.‬‬
‫• أن تك&ون جميع الشبكات في السقف م&ا عدا شبكة الصرف ‪.‬‬
‫• يوصى برفع أرضية القاعات الكبرى و م&مرات الحركة لتمكن من صرف المياه بشكل طبيعي‬
‫إلى المجمع&ات الم&وجودة عوضا عن استخدام مضخات مكلفة ‪.‬‬
‫• اعتماد تعليمات الشركة المصنعة للتجه&يزات عند التعامل مع التجه&يزات‪.‬‬
‫• اعتبار التوسعات كما و نوعا في الشبكات ‪ ,‬األرض& ‪ ,‬المباني و المحطات و الوحدات المساندة‪.‬‬
‫• عند التوسع الرأسي في الم&صانع يتم وضع اآلالت و الم&عدات الثقيلة في الطوابق السفلى ‪ ,‬و‬
‫اآلالت األخف في الطوابق العليا‪ ,‬مع& مراعاة أهمية خزن الم&واد األولية في الطوابق السفلى‬
‫بالقرب من العم&ليات األولية الثقيلة‪.‬‬
‫• بعض الصناعات تكون أكثر ك&فاءة وأقل تكلفة إذا ك&انت في عدة& طوابق مثل المطاحن (التي‬
‫تك&ون بارتفاع صوامع الحبوب( ‪.‬‬
