 Objectives of enactment of M.R.T.P. Act :-


• Planning development in ‘Regions’ .
• Constitution of Regional Planning Board .
• Better provision for preparation of DP and TP .
• To provide for creation of new Towns by means of DA .
• To make provisions for the compulsory acquisition of land required for public
purpose in respect of the plans .
 Silent features :-
• Provision for RP, DP and TP .
• And implementation schemes : Land acquisition , TDR , Plot reconstitution.
• Finance , account , & audit and Governance for plan enforcement are also
available in this act.

1.REGIONAL PLAN
•Allocation of land for different uses.
•Reservation of areas for open spaces , recreational etc.
•Transport and communication.
2.DEVELOPMENT
•Public utilities and amenities like PLAN
water supply , drainage ,etc.
•Reservation of sites for green field development .
•Preservation , conservation , development of areas of natural scenery , forest , etc.
•Heritage preservation. 3.TOWN PLANNING SCHEMES
•Areas for military and defence purposes.
•Preservation of erosion , afforestation , reforestation & other environmental issues
•Propogations for irrigations , water supply , flood control , etc.

 Development plan :-

• For a successful town planning there must be a plan which envisages the entire
town plan as a single unit.
• The development or expansion of town plan takes a long time , & therefore , the
development is required to be controlled at any time on the basis of a plan . Such
plan is called ‘Development Plan’ or ‘Master Plan’.
• The development plan generally improves the old conditions of the town but it is
also equally necessary for the new cities to be planned and built on virgin land.
E.g. New Delhi , Gandhinagar , Chandigarh , etc.
• A development plan is a ideal plan showing the full development of the town at
some future date.
