INTRODUCTION
Calm Residences is four (4) Storey residential Condo-living building situated Sta. Rosa,
Laguna.
LOCATION OF THE PROJECT
Calm Residences is located at Barangay Pulong, Sta.Rosa, Laguna. Sta. Rosa’s prime
location and well-connected development make Calm Residences a very promising real
estate investment. Whether you will be attending a meeting in Manila, hitting the road
for a beach in Batangas or trying out a hip cafe in Tagaytay for brunch, Calm
Residences will provide easy access to major road networks. These include CALAX
going to Cavite or SLEX and Skyway Extension going to the airport and the north.

SCOPE OF THE PROJECT
The Scope of Great Zone Enterprise are to construct
four (4) residential buildings namely Building G, H, I
and L . Main scope are Structural and
Architecturalworks, while Electrical, Plumbing, Fire
Protection and Mechanical works were awarded by the
Owner to respective trade contractors.
ORGANIZATIONAL CHART ON SITE
Enforce adherence to policies, laws, and regulations, governing the health and safety of
workers. Review, evaluate, and analyze work environments and programs and
procedures to control, eliminate and prevent disease or injury caused by chemical,
physical and biological agents, or ergonomic factors.
GENERAL FOREMAN - is responsible for overseeing the teams and workers engaged in
construction activities; and planning, coordinating, and ensuring a safe work
environment.

PROGRAMING AND PLANNING
Risk management in construction industry is an important part of the project planning and
management. Various risks associated with construction projects such as financial risks,
environmental risks, socio-economic and construction related risks are studied and dealt in risk
management. The volatility and capriciousness of the environment in the construction industry
was never hidden from anyone. It’s easily influenced by external factors (technical, design,
logistics, physical, operating, environmental, socio-political, force majeure et cetera) which are
capable of not only derailing projects but can also create an irreparable aberration. Risk
management, therefore, becomes a pivotal instrument that helps us deal with the culling out of
various risks, their analyses, and the remedial steps that could be taken to avert them in a
particular project.
Every construction company’s risk management process will vary, but there are four key components to a risk
First, categorize your potential risks into categories based on how you and your team will
manage them. Building a comprehensive risk response plan will help you avoid, transfer,
mitigate, or accept each risk as needed. With a strong plan in place, your team can act
accordingly by responding to each threat in question.
Depending on your organization’s risk appetite, avoiding the risk means taking a course of
action to circumvent the potential threat, while accepting the risk typically occurs if the
potential threat’s impact is within the organization’s risk threshold. Risk transfer means shifting
the responsibility to a third party, like signing up for a contractor liability insurance plan.
Companies typically mitigate risks if a threat is beyond their risk appetite.
Risk mitigation includes processes that proactively reduce the impact of a potential threat,
e.g., conducting an additional safety test.

4.Risk monitoring and reporting:
a.Streamline Operation
Once a risk management plan is set, it helps make your future projects easier to
to assess team members, have the knowledge and tools needed to make
decisions and avoid risk improving efficiency.
d.Increased Profits
Taking on” unmanaged risks” can hurt your company’s profits, however a
carefully crafted and actionable risk plan help minimize these risks.
2.Traffic Management Plan During Construction
a.General
Traffic Management Plan shall be submitted to the Owner/Client for the
approval and shall implemented and strictly observed throughout the
construction period. This shall be designed to ensure smooth flow of vehicles
and to minimize traffic disruption associated with the project. A key element of
the plan involves giving an extra priority to the public transport. The Plan shall
be in accordance with requirement of Construction Management/Owner’s
representative. The Program shall ensure not only the smooth
flow of traffic but also the safety of all the vehicles and workers in the
construction site as well as the welfare of the general public within and around
the vicinity of the construction
area.
b.Road Traffic Management
The project constructed within the project area may have impact on the flow of the traffic
within the construction site. Traffic congestions may also cause by delivery trucks and
maneuver of the site.
Great Zone Enterprise, the Contractor shall assign necessary staff for the control of traffic
management including coordination with local or LGU traffic authorities within the
jurisdiction over the project location. Great Zone shall properly coordinate with the traffic
authorities to ensure that the works are able to proceed smoothly on time without traffic
obstructions. A traffic and transportation plan shall be provided by Great Zone Enterprise
considering routes and means of transporting the materials, goods and construction equipment
to and around the site.
c. Safety Measures
Traffic signs shall be provided and maintained to indicate construction activities or other
temporary and unusual conditions resulting from the works that encroach the road used by
public and/or other users and regulate traffic as required. Traffic personnel shall deploy at
busy roads especially on rush hours to avoid traffic congestions within the area, Care shall be
taken in the loading and unloading as well as delivery of construction materials to ensure that
roads and paths are not obstructed. Construction areas shall be properly defined. Danger,
Warnings, Prohibited and Restrictive signs shall be installed when necessary.
All temporary signs required for the direction of the traffic during the construction
shall be installed at proper location as needed by the Safety Officer. All signs shall
conform to the dimensions, color and legend from safety standards.
Construction of Projects and detour roads as well as diversion of the traffic shall
commence upon approval of the Great Zone’ traffic program. Prior to the start of the use
of detours, all necessary temporary road sign and directional signs are properly installed.
If traffic condition requires single lane, both ends of the single lane shall be posted with
traffic aides or flagmen to control the flow of the vehicles. All the roads used as detours
shall be maintained. Those personnel assigned to man the traffic shall be equipped with
reflectorized vest, traffic gadget, red and green flags, whistles, etc.
a.General
Great Zone Enterprise, the contractor will ensure that all works will be undertaken in a manner
such that the environment will not be affected and in accordance with the latest requirement of
the Department of Environment and Natural Resources (DENR) rules and regulation., and to
comply with in the International Conventions that have been ratified bythe Philippine
Government.
Great Zone will perform his operation and activities in accordance with the Environmental
Compliance Certificate (ECC) issued by the Department of Environmental and Natural resources
(DENR) for this project.
Monitoring by observation, recording and measurement will be done on continuous basis through
the work execution. Mitigation measures will be applied during the undertaking of works to
minimize adverse effect on the surrounding area because of the work.
Great Zone will closely coordinate with the Construction Management/Owner’s representative and
inform the DENR in the event that there is any significant change in the design, magnitude or
construction scheme of the project during implementation.
b.Mitigation Measures to Overcome Adverse Environmental Impacts
Any adverse effect on the environment caused by the undertaking of the project will be
immediately taken into consideration to stop such adverse effect quickly and effectively.
During the transport of construction materials from sourced to the site, to avoid traffic, will
be done during night or daytime when traffic is at its minimum. Any spillage materials
transport along the route should be clean immediately to avoid possible drainage clogging,
slippery road, etc. Dump Truck will be covered with tarpaulin during transport to avoid
spillage of either stone or sand materials. If trees and shrub are to be cleared for the works, it
will be as limited as possible.
Others adverse environmental impact when encountered will immediately be reported to the
Project-In –Charge for proper guidance.

c.Environmental Monitoring Reports
Weekly environmental monitoring reports containing results will be submitted to the Project
Manager. Final Environmental Report will summarize the results of monitoring, problems
encountered, causes and remedial action instituted to stop the adverse effect to environment.

d.Water Pollution Control
1)Control of Sediment
During construction, especially excavation and backfilling, all existing stream courses adjacent to
the site will be protected from debris is arisingfrom the works. Chemical and concrete washings
will not be discharge into the water course.
In case of Oil spillage, emergency procedures will be done to intercept the spillage. Oil
interceptors will be provided in the work area compounds and regularly emptied to prevent
release of oils and grease into the surface water drainage system after accidental spillage.
Discharges from the concrete mixers will not be allowed to place on streams. Discharges from
batching plant will be settled and if necessary, pH adjustment will be made to the supernatant
liquor. In the event of settlement alone being insufficient to settle colloidal materials,
consideration will begiven to further treatment with settling agents prior to discharge.
3)Inspection
To prevent spillage of oils or contaminants, periodic checking and inspection on plant and
equipment to be use in the work shall be done.
4)Diversion of Water
After completion of the project. The diversion will be returned back to its original course if it is
necessary
e.Noise
Noise creating working equipment that can affect nearby residents will be
consider. If the noise of working equipment will disturb school activities, work in
the area using noise generating equipment will be done after school hours.
If there are residents living adjacent to the construction site, they will be notified
about the working hours of the project.
If the noise level exceeds the maximum tolerance, either enclosure will be
constructedaround the perimeter of the working area or erecting acoustic screen.
Quality control is the primary concern of GREAT ZONE ENTERPRISE. in every construction project
undertaken. GREAT ZONE shall make it a point to adhere fully to the contract plans and its
specifications. A full time QA/QC supervisor shall oversee that all the required control checks are strictly
implemented during construction.
It is the foremost knowledge of the contractor that all work shall conform to the contract documents
as per reference to codes and standards to establish qualities and types of workmanship and what is
called for by anyone shall be binding as if called for by all. The intent of the drawings and the
specifications is to prescribe the complete work that we are to undertake to comply with the contract. We
will undertake the following quality plan as follows:
If conflict, variance, discrepancies shall occur in interpretation of contract documents the following
work order precedence or contract documents control will be follows.
In performing the work as prescribed in contract document it is the obligation of the contractor to
verify codes and standard as required and set forth in the specifications of applicable standard
listed in the specification but are not necessarily limit there unto. The following standard will be
adopted in thus project for civil and structural work package: AISC, ACI, AISI, ASTM, AWS, NFPA,
OSHA, SDI, SSPC and UBC.
To establish standard of quality. The purchase of materials and equipment (if any) will be based
on specification, but this shall not be constrained as eliminating from competition of others
manufacturer which are of equal or better quality and fully suitable in design. We may opt to
proposed substitutions or material alternative, but such alternatives shall be subject to
Architects/Owner’s approval and recommendation to ensure compliance to specification we shall
submit the Owner components to be used in the work,
including specific performance data material description, rating, capacity, working pressure, material
dimensions, thickness, brand name and general type for references purposes.
Unless otherwise specified, all materials shall be new. The quality of materials shall be of the best
grade of their respective kinds for the purpose. The work shall be performed in the best and most
acceptable manner in strict compliance with the requirement of the drawings and specification.
Testing of all samples shall comply with the specifications and government standards and be
performed by a competent entity on testing laboratory duly accredited by the Owner.
The Owner Architects/ representative shall always have access to the work whatever it is in
the preparations or progress and the contractor shall provide proper facilities for such access and
for inspection.
Work quality will be based on codes and standards as specified for each work description specified
on specification.
6.4.2 Customer Satisfaction and Relationship
The company recognizes that the following are important in achieving customer satisfaction in
working on the project:

6.4.3 Human Resource Development
3.1 The company promotes human resource and development by encouraging its
personnel to engage in such activities that would make them updated with the latest
development in the industry and to enhance their work performance. The company
itself has programs to sponsor trainings/seminars for its personnel for the same

purpose.
There is also a standing company policy that gives additional incentives to personnel
who exhibits excellent and meritorious performance on their duties.
6.4.4 Occupational Safety and Health
4.1 Introduction
Our own safety group/personnel will be established to oversee general safety of the project and
to reduce if not eliminate safety and health hazards and consequently attain safety targets.
Regular meetings will be held to ensure continuous awareness of safety.
4.3.1.1 Necessary warning signs, barricades and signal will be posted on locations readily visible to avoid
accidents.
4.3.1.2 A 15 minute safety awareness exercises will be conducted daily prior to
the start of work.
4.3.1.3 A permit will be required for hot/welding works so it will be inspected if it
is safe for hot works and or a fire hazard.
4. Possible electrical hazards will be looked into and inspected.
5. Overhead protection is top priority too.
6. Embankment protection will be proved to prevent landslides of larger
proportions.Sump Pits as so locted for dewatering using submersible/water
pumps.
4.3.1.7 Monitoring of unsafe condition will be given priority.
4.3.1.8 Contractor will provide smoking area Contractor will be strictly
implementing a non-smoking area @ work site.
4.4 Workers Safety
1 Fire safe construction of Building starts on the drawing board where full consideration should be
. given to heights, areas, exit facilities, type of structural assembles, public fire protection and
access for fire fighting exposure, and the limitations imposed by building codes and other legal
requirements.
2 Today management is faced with modern day problems, there is a need for a comprehensive
. approach, a company policy statement touching all boundaries of safety and fire loss control and a
clear definition of responsibility.
3 We have an evaluation layout plan to familiarize everyone in case where an imminent danger of fire
. developers.
4 The contractor will create a fire fighting team per trade to resolved untoward accident that may
.5 occur.
. A regular fire drill will be discussed to workers.
There will be an immediate report to top management in cases of major injuries/conditions associated
with work activities. Consequently a written report will follow and will be kept on file.
1 Contingency plans will be develop during emergency situations.
. Fast and easy access to nearby hospital, police and fire dept with be established.

4 Employers work accident/illness report MOL/BLS/HSD/IP-6 will be required for each

submitted to top management 48 hours after such occurrence.
5 Safety inspection checklist will be accomplished by the Safety Engineer on regular basis for

10. Security
1 Prior to start of construction, security measures are already taken into consideration by
. constructing temporary fence to secure the area

1 A common cooking & comfort room area will be designated with in site for proper
. cleaning & disposal of waste.
2 Regular cleaning and disposal of waste & debris will be conducted.
. A cleaner will be assigned regularly to clean and maintain C.R and cooking area.

. Supplier and Sub-contractors Relations

The contractor’s relationship with its supplier and subcontractors has to be that of a team.
It means that the contractor must make its supplier and subcontractor fully aware of

the project’s objective so that they would not only satisfy the contractor but the customer
(owner) as well, in delivering their share of work for the project.
The contractor must be on top of every situation whenever its supplier and
subcontractors encounter problems during project implementation. It must properly
coordinate with each different trades and must provide alternatives so that no single work
will be affected in case such problems occur.
Organize the project starting from mobilization by paying attention on the following:

6.5 Organize and update the project filing system/documentation.
6.6 Delegate works on personnel who are competent and could be accountable for the assigned task.
Manpower resource selection has to be strict and whose output should conform to accepted trade
standards.
6.7 Monitor the progress of work on a daily basis. Use visual monitoring aid/guides if necessary
that could be easily understood and which will give relevant data and useful information.
6.8 Ensure that materials are delivered on time by making the requisition ahead.
9. Implement the required safety procedures.
10 Instill discipline by imposing penalties on anyone who violates the standing rules and
. regulations.
11 Conduct regular coordination meeting with the workers and subcontractors to give them
. insights, reminders, and specific instructions.
7 CONSTRUCTION EXECUTION AND PHASING
1. Preparatory Works
1. Mobilization
Upon receipt of Notice to Proceed (NTP ) site mobilization will commence within 15 days to give the
contractor ample time to organized its resources (Site Staff,Manpower, Equipments,Materials,etc. )required
in said mobilization.
Considering all necessary permits were approved by authorized government agency involved.
Utilities application such as power, water , communication lines, and others which will be needed will be done
by the contactor. If there is existing power, the Contractor may request to the Owner to used the existing and
provision for a sub-meter.
3.Temporary Fence ,Safety and Security
The Contractor will construct a temporary fence to secure the premises. The said fence materials will
be corrugated roofing sheets or laminated sacks. Contractor will be assigning its company guards as
security for the whole duration of the project. Entrance/Exits for workers and services will be subject
for approval of the Construction’s Manager/Owner representative
The Contractor will provide and install necessary warning and safety signage which are visible inside
and before entering the work area. All Personal Protective Equipment (PPE) will properly issue to the
workers. The Contractor will provide first-aid kit at site and safety officer for the duration of the
project
1.Site Survey
Great Zone project team shall take note of the existing structures and buildings (if any) adjacent to
and in the vicinity of the Site. It is recommended to take actual photo of the existing Lot and its
surroundings (as reference/record) before any work to commence.
Prior to the start of the Project, site survey shall be conducted and shall determine the true and accurate
location of the lot. The survey shall clearly show the existing conditions and shall record all relative
information. Thus, to define its boundaries and find out any obstructions and /or encroachments that
may affect the position and location of the building
2.Setting-out Points
All reference points, benchmarks, reference lines and control elevations shall be part of this work.
Other relevant references such as, but not limited to the existing drainage lines, water and power lines,
amongst others shall also be determined, to prevent hindrance before and during execution of the work.
This work shall be in reference and in conformity to the PLANS FOR CONSTRUCTION of the project for
the excavation of the building sub-structures. and therefore, Bulk Excavation shall be done carefully and
systematically.
For this item of work, the said excavation shall be done using Backhoe. At the start, excavation of the area
is to achieve partially at a maximum required depth excavation, and this shall be the sequencing of the
work until the final bottom of foundation is attained. This means an area per area/segmental scheme of
works .
As the work progresses, hauling of excavated soil will be done on a day to day basis, so as not produce
hindrance during the operation. The intention is that, after the said 1.20 meter deep excavated partial area
is completed; soil/slope protection work will commence to protect adjoining properties from soil erosion,
segment by segment.
2.Soil Protection / Shotcreting (if needed)
In connection with the excavation of building foundation, the 1.20 meter deep that was being
excavated, area by area, shall be maintained to its vertical stability. To achieve this, the vertical
soil surface shall be protected by means of shotcreting and eventually, soil nailing and with
welded mesh wires shall be installed as part of the shotcreting work of each areas. Likewise,
initial slope protection shall be utilized to stabilize the said area by means of
This work will eventually perform progressively until it reaches the desired depth for the
excavation its foundation. It shall also be noted that, the excavation and shotcreting shall be
performed in a phase by phase scheme to avoid and/or minimize soil erosion around the property
area.
Concreting works shall be done strictly in adherence with the plans, specifications and related building codes.
Trial mixes shall be performed and tested to conform with the required strength prior to any field concreting.
Concrete for foundations, columns, beams and girders and RC Walls shall generally be cast in place through
the use of concrete pump and/or crane-and-bucket methods. Concrete for isolated and small concrete volumes
particularly the column members shall be conveyed using the crane and bucket method. All concreting works
shall only be started once all inspections and approvals are completely accomplished.
4.Formworks
For the sub-structure members, GREAT ZONE ENTERPRICE shall use Phenolic plywood on Aluma beam
frames and on G.I. pipes as forms for its columns, beams ,girders and suspended slabs..
5.Rebarworks
Reinforced deformed rebars of its shapes and sizes according to the rebar schedule plan. Cutting and bending of
rebars shall be by electric bar cutter and bar bender machine. Prior to rebar fabrication and its installation,
GREAT ZONE ENTERPRICE shall prepare shop drawings termed as Rebar Cutting List and have this approved
by Structural Engineer/Designer
6.ARCHITECTURAL FINISHES
The architectural finishes including the masonry/CHB works for floor level shall be started once
the concreting works is about five to six floors completed ahead. All necessary embedments,
openings shall be carefully coordinated and works shall only be started once all trades have given
notification & coordination. CHB shall be partially laid as a starter block, to see and check its
actual layout before full installation.
Generally, all works related to this architectural work such as, ceiling works, wall finishing works,
floor finishing works, water proofing works, doors and windows, miscellaneous metals, glass and
glazing works, painting works, amongst other, shall be properly coordinated to each and every
trade contractors/sub-contractors, including specifically to the MEFP works.
While MEPF Works are owner nominated contractor, regular close coordination with Great Zone
Enterprice and MEPF contractor should be done toaccording the required time schedule of works.
Proper timing should be emphasize and sequence of works should be discussed and
9.DEMOBILIZATION
Over- all clean up and demobilization prior to the turnover of the Project is the last phase of
the project execution. Relative to this, clearing/cleaning will be done to the satisfaction of
the owner/consultant. The whole project site and job site will be cleared of all debris and
shall be restored to its original condition.

GF
Safety, Sanitation and Site Security are also given utmost importance by GREATZONE ENTERPRICE. All
workers as well as the project staff are always instructed and reminded about safety, cleanliness and
orderliness in their operation. GREAT ZONE ENTERPRICE will be held responsible for the over-all safety and
sanitation in the project site.
GREAT ZONE ENTERPRICE shall maintain a TOOL BOX meeting for all workers involved in the construction
of the project every other day. A full time safety officer will be assigned with safety crew and cleaning crew
for this purpose.
As regularly done, the use of Safety nets, barricades, safety canopies and the likes, including but not limited
to PPE, warning signs shall be implemented.
A HEALTH & SAFETY PROGRAM will be prepared and submitted to the Construction Manager’s/Owner’s
Representative.
Great Zone Enterprice must ensure compliance with the Philippines Laws especially on the Department of
Natural Resouces in relation to the Environment (DENR) .
The effect of any environmental hazards will be addressed through the consideration of the treatment and
disposal of waste materials.
Contract documents should include clauses to accommodate the requirements of the project.
Waste control methods should be assessed and agreed with the trade contractors with consideration being
given to:
a.Waste transport
b.Containerisation
c.Specialist collection
d.Storage areas
e.Site cleaning
f. Access/egress route selection
1. PROJECT CLOSURE
2.Practical Completion
Practical completion will be reached when the project works are completed in accordance with the scope
and performance criteria and are functionally ready.
Achievement of practical completion will be determined and agreed by the project manager, the
designers and the construction manager. Relevant details of the said completion will be recorded
on a Certificate of Substantial Completion.
2.Handover
Following substantial completion, the works will be handed over to the owner for operational
purposes. A handover certificate will be prepared and signed by the General Contractor ,
recommended and signed by the Construction Manager/Owner’s representative and acceptance
and sign-off by the Owner.
Any outstanding items of work and an agreed timeframe for their completion will form part of
the handover certificate. When all outstanding work is complete the handover certificate will be
updated accordingly. Staged handover of completed portions of the work will be determined and
agreed by the project manager and the construction manager.
Project close out occurs when all work has been completed and handed over to the owner. A
project review will be carried out by the Construction Managerr and senior members of the
project team, following the handover..The review will identify positive project outcomes and areas
for improvement. Key learning’s from the review will be captured for incorporation into future
work. Feedback on project outcomes and performance will be communicated to individual project
team members as appropriate.
A project close out report will be prepared by the Construction Manager. The report will include
all relevant project outcomes and the results of the project review. All relevant project
documentation and records will be archived and/or handed over to the owner.
