CATEGORIES OF RESORT

What is a Resort?

• A resort is a
compound of building
and facilities located
in a scenic area,
providing lodging,
entertainment, and
relaxing environment
for people on
vacation
This compound definition of a resort
can be divided into certain areas:
1. Compound of Building
and Facilities.
- A resort is a complex
that is composed of
different buildings and
facilities.
2. Located in a Scenic Area.
The resort guest is of
main consideration if we
will be developing
facilities inside the resort.
A guest who goes to a
resort wants to see
something out of the
ordinary, everyday life
that could make them
“getaway from it all”---
the city life.
3. Provides Lodging,
Entertainment and
Relaxing Environment.
Services such as lodging
and entertainment, also
poses a basic need in
the construction of a
resort. Most guests
want their vacations
fully-spent and would
want to maximize their
experience, specially, if
it is a destination
resort.
4. For People on
Vacation. These are the
target market of a
resort: vacationers.
Basically, these are two
reasons why people
travel: business and
leisure.
History of Resorts:
International
Setting

Early European Origins of Resorts
• Based on current historical and
archaeological evidence, the
origins of the resort form can
be traced to the Romans, who
were probably the first to build
hotel entirely for recreational
purposes. These hotels, or
rather embryonic structures
containing elements
consistently associated
with resort hotels, were built
around public baths.
The Development of Spa Resorts
• There are a couple of different
explanations of the origin of the
word and concept of SPA. The
most popular refers to the times
of the Roman Empire when the
legionnaires sought for a way to
recover from their ailments and
wounds received in the battles.
• They discovered thermal water
to be a relief to their aches, and
built baths at the spring areas,
naming them “aquae”. The hot
water treatments undertaken
there were referred to as “Sanus
Per Aquam” (SPA), which means
health by/through water.

The first period: classical age

• The first period in spa history

is actually 500BC, when the
ancient Greek used social
baths, as well as hot air baths,
known as locanica. 475 years
later, under the rule of
Emperor Agrippa, the first
Roman “thermae” (a large
scale spa) was created, and in
the following periods there
was a remarkable
development in the features
of the thermae
Second period: spa culture going
around the world
• Spa has been popular in
Japan since 737 A.D., when
the first “onsen” (hot spring
area near Izumo became
public area, but it was
centuries later that the
Japanese built the first
“ryokan” (inns), where
people could find
accommodation and fine
food, Zen gardens, outdoor
and indoor baths.
Second period: spa culture going
around the world
• Approximately 300
years later, the now
widely used sauna
appeared in Finland,
including combinative
rituals such as sweating
in the sauna and
plunging in icy lakes,
complemented by
plenty of beer or vodka.
Third period: spa traditions in Europe

• Germany boasts specific

development in its spa
traditions- a
comparatively new
trend combining
climatology, balneology
and promoting the use
of natural therapies
before the medical
drugs, known as the
German Cure System.
The Twentieth Century

• The typical resort hotel in North America at

the beginning of the twentieth century was a
summer operation. Improvements in
transportation changed the structure of
resorts. The resorts were instrumental in
opening up areas of the country that were
previously inaccessible.

Mixed of Residential and Lodging
Properties
• Traditional Lodging/ Resort
Hotel. The resort hotel is the
most common form of resort
development. It requires a
relatively modest financial
investment. The guest at a
traditional hotel selects the
property on the basis of
convenience. For the business
traveler, convenience might
mean the hotel is close to the
highway or to the businesses to
be visited. For the leisure
traveler, convenience
translates into proximity to the
beach or other tourist. Fine
dining is just one attraction of
many traditional resorts
Mixed of Residential and Lodging
Properties
• Timeshare/ Vacation
Ownership. A timeshare is a
property with a particular
form of ownership or use
rights. These properties are
typically resort
condominium units, in
which multiple parties hold
rights to use the property,
and each sharer is allotted a
period of time (typically one
week and almost always the
same time every year) in
which they may use the
property.
•Condominium Hotels. In a condominium
hotel, or condotel, guest buy free simple
equity in the unit-buying a hotel guestroom.
• Destination Clubs. The
concept of a destination club
was introduced in 1998, when
Rob McGrath, a veteran of the
luxury timeshare development
business, launched Private
Retreats. Since then, more
than 30 companies have
launched clubs targeting
affluent families who want the
benefits of second home
ownership, but with more
flexibility and choice where
they vacation each year.
Situated in a vast golf course, golf/ tennis
based resorts rely mainly on weather
conditions because of the nature of the
activities/ sport that is closely linked with the
establishment.
