UNIQUE FEATURES OF A CONSTRUCTION PROJECT

One time activity- It must be performed

correctly the first time every time
Complexity- Multidisciplinary
High cost and time for execution
High risk of failure
Difficulty in defining quality standards
Uniqueness of people relationship
Feedback mechanism
Lack of experience of client or owner
Untrained workforce
Characteristics of a project
A project involves a series of complex or
interrelated activities and tasks that consume
resources to achieve some specific objectives.
It has to be completed within a set of
specifications under a limited budget
For many organizations, projects are a means to
respond to those requests that cannot be
addressed within the organization’s normal
operational limits.
Characteristics of a project ... Contd.
A project may involve a single unit of one
organization in case of joint ventures and
partnering.
A project is regarded as a key to accomplish
the business strategy of any organization
as it is the means by which strategy is implemented
and a project is therefore not an isolated event but
is a realisation of objectives through intensive
efforts of different participants in various phases of
the project life cycle.
Phases of a construction project
It is Similar to human life cycle different
◦ phases or stages such as conception phase, child
birth phase, childhood phase, adolescence phase
etc.,
A construction project also passes through
different phases in its life cycle.
The term phases, stages, and steps are
interchangeably used in the project
management literature.
The phases can be defined as the top-
level breakdown of an entity
a construction project is distinctly
characterized by a number of phases or
stages during its life cycle
◦ although there may be some overlaps between the
characteristics of the two phases.
Cont…
Considering the definition of construction
project as unique:
◦ it is really very difficult to identify some
common stages in all the construction projects,
since it is depending on
 type of project,
 type of the organization,
 and the other parameters,
◦ phases and the tasks performed in each of the
phases may vary.
For example some of the stages in a
technical project such as petroleum refinery
project, chemical project etc. would be
different than that of a building construction
project.
Project phases are described in a number of
life cycle models.
Phases or stages in a project
Pre project phase
Project phase
Post Project Phase
Pre project phase
Idea
◦ Examine need
◦ Examine all options and select preferred
option
◦ Identify positions in business plan.
◦ What are the limits to which a project may
be funded
....
Project concept
Feasibility
◦ Market Feasibility
◦ Technical Feasibility
◦ Environmental Feasibility
◦ Financial Feasibility
 Conceptual
 Project strategy
 Estimate
 Approval
Some typical tasks in pre project phase

Assigning a task force to conduct preliminary

studies for the proposed project.
Studying the users' requirements.
Defining the technical specifications and
conditions that determine the quality of the
required work.
Studying how to secure funds to finance the
project.
Estimation of the project cost and duration.
…...
 Approval of the project cost
 Studying and determining the technical
specifications of the materials
 Studying the impact of the project on the safety
and health of the community and environment
 Establishing criteria for the selection of project
location
 Advising members of the task force
(consultant, engineering etc.) of the approved
funds for the project.
……
 Establishment of milestone/target for the
project for review and approval.
 Describing the responsibilities and authority
of project parties.
 Pre-establishing a system to prepare for
"change order" procedures.
 Establishment of design criteria for
structural specifications.
 Conducting a feasibility study of the
proposed project.
Project phase
Also referred to as Project implementation
phase, project realization phase or project
materialization phase
◦ Basic design phase
◦ Detailed design phase
◦ Tendering phase
◦ Execution phase
◦ Completion phase
