Welcome to the public consultation on the


future of Bristol City Football Club’s Ashton
Gate site.

The present stadium site plays a crucial role in securing the


Club’s future plans for a new regional stadium at Ashton Vale.
As the Club’s main asset, its redevelopment is essential to the
funding of the new stadium, ensuring the long term financial
viability of the Club, continuing the regeneration of south Bristol
and supporting Bristol in bidding to be a 2018 World Cup
host city.

The Club have decided that a foodstore development of the


stadium site provides the necessary financial input, and has the
potential to provide further economic and community benefits to
the area. To this end, the Club have been working with Tesco to
draw up initial ideas for how such a scheme might be delivered.

The purpose of this exhibition is to tell you more about the


emerging proposals and seek your views and comments on
the scheme. As you view the panels, please feel free to ask
questions and discuss the proposals with members of the
consultation team attending the event.

Clubs Need

Bristol City Football Club has played at Ashton


Gate since 1904. During that time the stadium
has become a major part of the social and
economic make-up of the area. However the
stadium is now placing constraints on the
Club’s aspirations for the future.
Having investigated the options, it is felt that the Club
requires a new home and plans for a new stadium at Ashton
Vale are well advanced. This fits with the aspirations of the
Club and supports the role of Bristol as a regional sporting
venue for the South West. It also has the potential to give
a major economic boost to the region as well as the
regeneration of nearby South Bristol.

However a new stadium is expensive and to ensure that


it can be delivered, it is important that the Club is able to
realise the value of its main asset – the existing stadium at
Ashton Gate.

Why a
Foodstore?

Having explored all the options Bristol City


Football Club has decided that the most
appropriate option for the redevelopment
of the Gate site is as a foodstore.

Achieving the required financial return from the redevelopment


of the Club’s Ashton Gate site will ensure that the Regional
Stadium development can go ahead and will keep alive the
possibility of Bristol hosting 2018 World Cup matches.

• This will yield the necessary land value for the site,
which will enable delivery of the new Regional Stadium
at Aston Vale.

• A foodstore development is less affected by recession


compared with other land-uses and will therefore be
a more reliable development proposal for the 2018
World Cup bidding process which starts shortly.

• A foodstore will provide a wide range of community


benefits including around 400 new jobs, new services
and facilities.

The Club are therefore delighted that Tesco are interested in


being involved and have been working with them to draw up
initial plans for how such a scheme might be delivered and the
benefits that it could bring to the area.

The Store

Preliminary plans have been drawn up for the


scheme which would include a large foodstore
selling a wide range of food and non-food
items, a petrol station and a car park.

The Club and Tesco are committed to ensuring that:

• The overall design of the store is of a high quality,


improving the environment for our immediate neighbours.

• The store is easily accessible for all, with improved


pedestrian and cycle routes to be provided into the site.

• The store includes the latest technology to ensure that


it is a sustainable development.

Planning
and Transport

We are keen to discuss any concerns that you


may have about a retail development on the
site so that these can be addressed in our
future application.

• We believe that residents will welcome the further choice


of shopping destination that this development will bring.

• We are committed to delivering benefits through the


regeneration of the area as a result of the major
investment in both the Gate and the Vale.

• The traffic impact on Winterstoke Road will be measured


through a Transport Assessment.

• The Transport Assessment will look at how the store can


be best served by sustainable transport routes such as
walking, cycling and public transport.

However we do want to discuss any concerns you may have,


to ensure that we can address them as soon as possible.

Benefits of Tesco

Tesco is delighted to be involved in this project


to provide Bristol City Football Club with a new
home. Tesco aim to make a positive contribution
to local communities, both in the way they do
business and by supporting local causes.

Employment
Tesco currently employs 285,000 people in local communities
across the UK, including 24,500 staff in 207 stores in the South
West. This new store will create around 400 jobs when it opens,
with additional jobs also created during the construction phase.

A Sustainable Store
Tesco is committed to playing a leading role in tackling

Many of the innovations are now incorporated as standard into
new stores, to ensure that it is sustainable, both in terms of its
construction and on-going operation. These include wind
turbines, solar panels and combined heat and power plants
in appropriate locations.

Benefits of Tesco

Environmentally aware customers


Tesco also want to help and encourage customers to go
green. Tesco:

• Have introduced a Greener Living brand of low-energy,


recycled and environmentally friendly products.

• Have encouraged customers to reuse carrier bags, saving


over 371 million carrier bags in the South West.

• Have worked with the Carbon Trust and key suppliers to


develop a universal carbon footprint label, which is now
on 100 products.

Local Sourcing
Tesco's success in becoming Britain's most popular retailer
has helped local suppliers. Tesco work with small, regional
suppliers bringing benefits not only for local farmers and food
producers in the South West, but also the environment and
customers. Tesco:

• Now stock around 3,000 different locally sourced products.

• Have a dedicated local sourcing office in the South West.

• Turn over around £1m per week on local and regional


lines within the South West.

• Have more than 90 local businesses supplying Tesco


stores in the South West.

Tesco in the
Community

Tesco stores are at the heart of communities


throughout the UK, providing jobs and services
for local people. However Tesco aim to do
much more than this through positive
contributions to the local community:
• The Computers for Schools scheme has helped 2,510
schools in the South West to get state of the art computer
equipment. Tesco have provided 19,400 computers and
items of computer equipment worth £800,000.

• Tesco sponsor the Race for Life, assisting Cancer


Research UK in raising funds and awareness. In 2008
over 77,000 women took part in the South West, including
2,000 Tesco staff.

• Tesco has sponsored the Tesco Great School Run since


2005. In 2008, 349 schools from the South West took part
in the event involving more than 72,000 children.

• Tesco is working with the FA to appoint 90 football


coaches dedicated to working in schools and local
skills centres to train 7-11 year olds. The scheme
is hugely successful with the 1 millionth child to
be trained this summer.

Bristol City Football Club and Tesco will review


all the comments received from this exhibition
in the coming weeks and use the feedback
to ensure that the proposed development
brings major benefits to the Ashton Gate
and Bedminster areas, as well as enabling
the Club to pursue their aspirations at the Vale.
