The Story of Laurelburat

It was a scant quarter of a century ago that W.S.
Ladd, pioneer capitalist, in selecting the finest
tract of land he could find about Portland on
which to place his herd of imported Jersey cows,
unconsciously picked out the site of Laurelhurst,
today the most beautiful and aristocratic
residence district of Portland. The gently sloping
green area that he enclosed within a mile and a
half of the Willamette River became the famous
Hazelfern Farm, noted not more for its
wonderful cattle than for its unparalleled natural
beauties.
The beautiful Hazelfern Farm of 25 years ago is
the even more beautiful Laurelhurst of this day.
Now it is the very center of the East Side
residence section, yet set apart and forever
exclusive from surrounding territory by its
advantage of position and location. And with all
this, it is a mere 15",minute ride by [trolley]car to
the business center.
Mr. Ladd, Sr., was influenced in his choice of
Hazelfern Farm, we may suppose, partly because
it lay high and sightly, along the top of a sort of
easy plateau over 200 feet above the river, and for
its fine soil and sunlight and mild breezes. In the
sultriest day of summer it is free from the grime
and dust and smoke of the city, while a gentle
northwest breeze brings cool and comfort. Further
to the east the soil becomes gravelly and

Had the sturdy old pioneer banker sought to
guide the future growth of the city he did so
much to develop, when he set aside the land for
the Hazelfern Farm, he could not by any chance
have chosen better. It is doubtful if there is any
high class residence district on the Pacific Coast
that in natural advantages, beauty, accessibility,
location, and all around desirability can compare
to it; certainly there is none in Portland.
Laurelhurst is by natural.endowment peculiarly
an ideal site for a suburb of fine homes. When
W.S. Ladd laid it out as his Hazelfern Farm, it
was veritably in the wilderness and the mile and
a half to the city lay through forest and by
country road.

Up until this last issue when I took over as newsletter
editor, the herculean task of delivering all these
newsletters to all the houses in Laurelhurst was
invisible to me. Now that I'm aware of just how much
effort is expended by so many volunteers, I would like
to extend my personal thanks to all of you who assist
in this task.
The Laurelhurst Board is weighing the issue of how
many advertisements to include in the bi.... monthly
newsletter. Opinions are appreciated and should be
sent to the board members listed at the left (especially
the top 5 in the list).
I am still trying to get into the swing of things, but I
am working hard to serve you all with this newsletter
with a mix of historical information and useful current

difficult to cultivate, but all the
former Hazelfern Farm is
composed of deep, fertile loam.
The advantage of such a soil in a
residence district may be seen
today in the fine lawns and
healthy flower beds that make
every Laurelhurst yard an
individual beauty spot.
The story of how the choice tract
was transformed in a few months
from farm to residence district
with beautiful homes, paved
streets, cluster lights and every
possible convenience is as
interesting as that of the original
Hazelfern Farm of a quarter
century ago. The birth of a
wonderful development are due to
two Seattle men, Frank F. Mead
and Paul C. Murphy, who,
realizing Portland's opportunities
for legitimate real estate
development, came here a little
more than two years ago.
They had looked around the city
but a short time when they saw
the Hazelfern Farm, the present
Laurelhurst. Their broad
experience enabled them to
recognize instantly its great
possibilities as an exclusive
residence section, and they
determined to handle it at
whatever cost.

operators and business men of this
city, who with Messrs. Mead and
Murphy, organized a company to
buy the property. Plans were laid
for the development of the tract
along scientific and beautiful lines
and work commenced at once. Just
in a manner to improve the tract,
however, was in itself a big
problem. Messrs. Murphy and
Mead desired above all else to
retain the original and natural
beauty of the land, so it was
decided that all development work
should be done with the idea of
enhancing and bringing out to
fullest advantage this natural
beauty. Skilled engineers were
employed to make the plans.
To avoid the unsightly cuts and
square corners that would have
resulted had the streets been made
in accordance with the unbeautiful
street scheme of the rest of the
city, all avenues were laid out in
sweeping curves to conform with
the natural lay of the land. Two
magnificent boulevards, both 80
feet wide, were put in to bisect
Laurelhurst from north and south
and from east to west.
The improvements involved an
immense amount of work and
money. When they were
completed there were 26 miles of
asphalt paved streets, forever
banishing mud from Laurelhurst,
52 miles of cement sidewalk and curbing, and
many thousand feet of sewer and Bull Run water
pipe. All these improvements were put down to
last a hundred years.
Even then Messrs. Murphy and Mead were not
satisfied until they had installed hundreds of
cluster lights, making Laurelhurst as bright by
night as by day and the best lighted section in
Portland. As a final touch they imported fancy
shade trees to plant in the parking between
sidewalk and street.
All told these improvements, which transformed
in one short year the Hazelfern Farm ofW.S.
Ladd into the modern Laurelhurst, cost close to
$2,000,000. Added to this, the owners had set
aside a tract of 25 acres near the center of
Laurelhurst, which the city later purchased to
keep forever as a city park.
Since that time, the progress of Laurelhurst has
been little short of astounding, although it had
been foreseen by these gentlemen who had the
foresight to see into what the Hazelfern Farm
could be made. Already nearly 2000 lots have
been sold. Enough buildings have been contracted
to bring the number of homes in Laurelhurst by
the end of 19l2 to 500.
Some of the most costly dwellings in the city have
gone up here. Among them is the fine residence of
Charles K. Henry, near the center of the tract,
which cost $40,000. All told, the amount of
money spent in home building will reach another
$2,000,000 by the end of 19l2.
A pleasant feature of all this is that the demand
for houses has kept ahead of the supply. Those
who have invested in Laurelhurst are persons who
. have invested that they may own their own
homes. The speculative buyer has been eliminated
almost entirely from the outset.
Practically all who have bought lots have done so
with the end in view of eventually building on for
themselves, either with their own funds or by
taking advantage of the second mortgage privilege
allowed them by the owners of the tract, by which
they can obtain financial aid in building, repaying
the same by easy monthly installments.
So steady has the demand for building lots been
that in the first four months of 19l2 alone,

ordinarily considered dull real estate months, 350
lots have been sold.
But the story of Laurelhurst is not complete
without a word about the splendid transportation
facilities it possesses. No other suburb has car
service that can approach it. Not one, but five
different car lines pass through Laurelhurst or
along its outskirts. On any of these car lines
there is at least a lo.... minute service through the
day and at night a service of 5 minutes or better.
This car service will continue to get better.
Mr. Ladd, choosing his site for the Hazelfern
Farm of his Jerseys, indeed chose better than he
ever thought. If there were no other reason for
remembering him-and there are many-it would
be much to his memory that the spot he picked
as the most beautiful and Portland has become
the most beautiful and exclusive residence
district of not only his own fair city, but all of
the Pacific Coast.

Cover crops are the unsung heroes of the garden --
multiple benefits for a minimum of laborl
Cover crops are fast--growing plants that are ideal for
planting thickly in bare areas of the garden: Newly--
made garden beds, cleared annual beds or those now--
empty vegetable beds that won't be planted until
next year. The leaves of the growing cover crop
protect bare soil from being beaten into hardpan by
the fall and winter rains. The roots keep the soil
well--draining and fine--textured.
Cover crops are tilled into the soil (generally in the
late winter or spring) while they are still small and
long before they have the chance to flower and go to
seed. As they decompose they add an abundance of
organic matter and nutrients back into the soil. Such
a relatively simple thing gives an amazing boost to
the overall health and vitality of your gardenl
While most cover crops are intended for
overwintering, if you find yourself with an empty
bed you'd like to keep fallow over the summer,
buckwheat is a good choice. The process is the same,
tilling it under while small and long before it goes to
seed.
There are several types of plant used for cover crops:
clovers, ryes, legumes - used alone or in
combination, depending on where they're used and
the desired results: Some specifically add nitrogen
to the soil; some help prevent erosion on slopes;
some can thrive even in heavy clay. And while most
cover crops prefer sun, there are some that are
appropriate for shadier areas.
Though it is late in the year, there are still many
varieties that can be planted throughout the month
of November, some even into December: Annual
Ryegrass, Austrian Peas, Dutch White Clover and
Fall Cereal Rye.

Portland Police and Crime Prevention
coordinators have received numerous reports of
tire punctures across the City, but especially in
inner SE and NE neighborhoods. Frequently, the
punctures are on the tires facing the street. The
vehicles are generally parked in residential areas.
The owner may notice that the tire is 4410w on
air", but shortly after driving away, the tire
quickly goes flat. This malicious vandalism is
costly to the victims. Some neighbors have had
multiple tires punctured. Let's look out for one
another.
What to do to avoid malicious tire punctures
happening to you:
Park your vehicle off the street and in a garage
if possible.
Park your vehicle in a carport or the driveway.
Enhance your exterior lighting by: leaving
porch lights on when it is dark, adding motion
sensor lighting to the garage and/or adding
pathway or sidewalk solar lighting in the
front of your home.
Use the power of observation
If you are up early or late, take the time to
look out your window onto the street. If you
wake up in the middle of the night and get up,
walk to the window and look at vehicles
parked in front of your or neighbors property.
Report, Report, Report
If you see someone hanging out by or close to your
or your neighbors' car and you do not readily
recognize the individual(s), call the police. Report
all crime and suspicious activity immediately; call

suspicious activity. If your cars tires are maliciously
punctured, please report it to the police. Use your
smart phone, computer, laptop, tablet or other
electronic device to make an online report at

Neighbors living on the northern Laurelhurst
streets of Multnomah, Imperial, Senate, &
Wasco (among others) are aware of the recent
change in congregation at what was once the
Christian Science Church located at 3505 NE
Multnomah. After purchasing the church last
winter, the new tenants, Word of Life Slavic
Baptist Church, have joined the neighborhood
with a congregation 650 strong, arriving in the
neighborhood for services twice each Sunday.
The few spaces in the church's lone parking lot
on NE Imperial behind the Breslin...Wallace
Service Center are inadequate to serve a
significant portion of the current congregation.
What results is the use on Sundays of virtually
all street parking spaces available within a 500
foot radius and a fairly significant impact on
neighborhood livability. At a Senate Street
block party this past summer the parking impact
of the new congregation was a much repeated
topic of conversation.
Recently the Word of Life Church has applied
for Conditional Use approval to build an 8,000
square foot two... story addition to the existing
church. The proposed new school and office
building would be sited on the now vacant lot
East and South of the church on NE
Multnomah. In speaking to many neighbors in
the immediate area of the church, the common
concern is that this new structure will precipitate
an increase in the congregation size at the church,
causing additional parking problems and further
stress on the neighborhood's transportation
system. The application to the city gives no
consideration to the need for additional parking
spaces.

Christmas is coming. Make sure you do not
overload circuits by having too many strings of
lights on one circuit. The newer mini lights don't
pull much current. However, the older larger
bulbs can pull as much as 7 watts per bulb. When
you hook strings together the first string will
carry the load of all the strings added to it.
Finally, if you use a wood burning fire place or
stove, have the chimney checked and cleaned if
necessary. If you clean out the ashes, put in metal
container and place on concrete driveway or patio.
Do not place on wood deck or close to the house.
Some people use space heaters on cold nights.
Electric heaters pull a lot of Amps. Make sure
the extension cord will handle the load. If the
cord is warm or hot, get a heavier cord. Check
extension cords and appliance cords for wear and
tear. If the cord is frayed or has cracks in it,
replace it. Also do not run electric cords under the
carpet.
When using portable heaters, make sure they are
not close to curtains, furniture or other
flammable materials. Many people use candles
for decoration or ambience. When placing
candles, make sure there is enough clearance over
them. If in doubt, hold your hand over the candle
at the height in question. If hot, move candle.
Make sure candles are away from curtains that
may blow over candle. Keep candles high. A child
or happy dog with a big tail can knock a candle
off a coffee table. Candles do not always go out
when they are dropped. If it rolls under furniture,
you have a problem.

Winter and cold weather is around the corner.
Now is the time to do a safety check. Home fires
increase during the winter months. Most deaths
from home fires are caused by smoke. Early
detection is critical. A fire can double in size
every 30 seconds.
You should have a working smoke detector on
every floor and every bedroom. Check detectors
every 6 months. Replace batteries as needed or
every 5 years. Have a fire extinguisher on each
floor. Know how to use it. Think IIPASS". Pull
the pin, Aim at the base of the fire, Squeeze the
handle and Sweep back and forth.

Don Gardner comments: One of the problems we
are having at SE Uplift with the Comprehensive
Plan. Many neighbors are concerned with Air
B&B. Suggests that someone get involved with
SE Uplift on behalf of LNA.
Gary Naylor: brings up the point that the city
doesn't have the money to enforce city laws and
codes.

It's hard to believe that the
year is drawing to an end and
that this is the last newsletter
of the year. Even though we
are sliding into holiday season,
the all.-volunteer Laurelhurst
Neighborhood Association
keeps on going.
With the last of the leaves falling off our trees,
most Laurelhurst residents have at least one more
leaf pick.-up day ahead of them. Make sure to move
your cars so the sweepers can do their work. It'd be
a shame to pay for leaf pick"'up only to throw it all
away because you or your neighbor left their car on

One benefit of losing our leaves is that now it's
easier to see the new Laurelhurst Neighborhood
sign caps throughout the area. There has been
overwhelming interest in getting more. Neighbor
Mike DiBlosi will be working with the city to buy
and place more signs. At this time, the estimated
cost would be $l50 a sign ($75 for the sign and $75
to the city for installation). If you are interested in
buying a sign for your corner, email Mike at

One last note on trees. As I have to face the sad
prospect of taking out three dead and dying trees
in my yard, I can look forward to the next Friends
of Trees planting on January l8, 20l4. If you want

Word of Life Slavic Baptist Church at 3505 NE
Multnomah Street is requesting Conditional Use
approval from the City of Portland for an 8,000
square foot addition to the existing church. The
proposed two.-story addition will be located on the
south side of the building. A public hearing
regarding the request is tentatively scheduled for
