Whereas the SELLE hereby declares and co"enants (ith the purchaser that he is the sole and absolute o(ner of the Schedule property and has a clear, legally "alid and mar*etable title thereto and therefore, an absolute right to sell and con"ey the same to the purchaser in terms of this deed. The SELLE further declares that he has not done any acts, deeds or things so as to curtail, restrict or pre,udice his right to con"ey or pre"ent him from selling the Schedule property in terms of this deed.
