GENERAL POWER OF ATTORNEY

TO ALL THOSE TO WHOM THESE PRESENT SHALL COME, I


SHRI RAVI KIRAN SHAH, Age – 29 years, Indian Inhabitant, having
residing address at A/304, Shree Bhadrakali Darshan Co-Op. Hsg. Soc.
Ltd., Station Road, Bhayander (West), Pin code 401 101 do hereby
SEND GREETINGS:

WHEREAS, the residential premises i.e. Flat No. A/304, Third Floor,
in building known as Shree Bhadrakali Darshan Co-Op. Hsg. Soc.
Ltd., at Station Road, Bhayander (West), Pin code 401 101, total
area admeasuring about 37.17 Sq. Mtr., constructed on plot of land
bearing Old survey no. 20, Corresponding New Survey no. 356 in
Village Bhayander, within the limits of Mira Bhayander Municipal
Corporation and in the Registration District and Sub-District of Thane I
jointly owned by me and my mother Smt. Sima Kiran Shah. We are
bona-fide member of the society and having equal share in the said flat
property. I have also opened a saving account with Bank of India, Virar
(West) Branch bearing saving account no. 013410110005660.

WHEREAS, I am travelling abroad for further study purpose and I shall
not be able to visit India at least for 2-3 years. Therefore, I am unable to
personally be present to handle the various affairs relating to my share
and interest in above said property and my saving account with Bank of
India, Virar (West) Branch bearing saving account no.
013410110005660. Therefore for reasons of convenience, it is expedient
and necessary that I should appoint an attorney/s and confer upon my
powers hereinafter dated.

NOW THESE PRESENTS WITNESS I, SHRI RAVI KIRAN


SHAH do hereby nominate, constitute and appoint to my mother SMT.
SIMA KIRAN SHAH, Aged about 58 years, Indian Inhabitant, having
address at Flat No. A/304, Third Floor, in building known as Shree
Bhadrakali Darshan Co-Op. Hsg. Soc. Ltd., at Station Road,
Bhayander (West), Pin code 401 101, to act as my true and lawful
attorney or me and in my name and on my behalf to do or cause to be
done all or any of the following acts, deeds, matters and things that is to
say -

1. If and when my said attorney may think fit to sell, transfer,


dispose of the said property and for the same to enter into
Agreements, deeds, documents etc. and to complete all the
formalities of sale or to complete any incomplete transactions in
respect of my share and interest in above said property.
2. To execute, sign, enter into, acknowledge, perfect, and to do all
such conveyance, leases, mortgages, transfers, instruments,
Agreements, surrenders, releases, deeds, confirmations,
rectification’s other acts and things which shall be requisite or as
my said attorney may deem necessary and proper in relation to
affairs of in respect of my share and interest in said property.
3. To sign, execute, present for registration, admit, execution of,
register or otherwise perfect or cause to be signed, executed,
registered, and perfected any Agreement, confirmations,
rectification’s, assignments, assurances which may in the opinion
of my said attorney be expedient and necessary in respect of my
share and interest in above said property.

4. To give on lease, tenancy, leave and license or any other license
and to receive rents, deposits, compensation, profits and benefits
of any nature whatsoever, in respect of my share and interest in
above said property on my behalf.
5. To represent me before Shree Bhadrakali Darshan Co-Op. Hsg.
Soc. Ltd in respect of the said property and sign any application or
document to submit with the society. To attend the society
meeting
6. To receive consideration on my behalf for any of the acts herein
mentioned in respect of my share and interest in above said
property and to give receipt there for and to admit the receipt
before the registering authority or any concerned officer.
7. To appear, act and plead on my behalf before any Government
officer, Tribunals, or/and to receive notices or summons etc. for
the same or to appoint Advocate or Counsel or any other person
for the same from time to time in respect of the management of
above said property or as my attorney may deem fit and proper.
8. To give Affidavits, Declarations, or such other documents, before
Income-tax authority or any other concerned authorities, in
respect of my as my attorney may deem fit and proper.
9. To make & signing applications, affidavits, indemnity bond, for
running accounts if necessary in my name and on my behalf.
10. To operate my bank account bearing saving account no.
013410110005660 maintained at Bank of India, Virar (West).
11. To make all local payments in Rupees including payments for
eligible investments subject to compliance with relevant
regulations made by the Reserve Bank of India.
12. To deal with all types of cheques i.e. bearer cheques, cross
cheques and other electronical transfer methods etc
13. To deposit cash or withdraw cash on my behalf.
14. If any problem arises at that time to approach to the Bank’s
Branch/Branches and solve the problems
15. My attorney is also permitted to sign, draw, sand accept Cheques
and other Negotiable Instruments.
16. To sign all the documents, correspondence to be made with the
Bank authorities and other required authorities on behalf of me for
making operations, complaints, requests, representations and also

to make any claim, pay penalties, damages, charges etc. on my
behalf.
17. To deposit and/or discount cheques and other instruments in the
said account and for this purpose to endorse on my behalf
cheques, drafts, pay orders and other instruments payable to me
and also to execute necessary documents in this regard. To make
deposit from balances available in the account in my name and
renew such deposit etc. for such periods as may be given in
writing.
18. To invest any amount from the said deposit in shares, debentures,
fixed deposits, bonds and units, etc.
19. This Power of Attorney shall continue to be in force until I/we
expressly revoke it by a notice in writing.
20. This POA issued is not for any monetary consideration and is only
with intention to enable the said attorney to do all acts specified in
these presents solely on my behalf as my lawful attorney. I do
hereby confirm and declare that no consideration has been flown
to the said attorney for acting as my lawful attorney as stated
herein.
21. To write and sign cheques and other instruments to be paid by the
Bank drawn on the said account; to give orders for the
withdrawal, transfer or other use of money on deposit at the Bank
or otherwise available to me from the said account for the
aforesaid purposes.
22. To enter into, make, sign, execute, deliver, acknowledge and
perform any agreement, deed, writing or thing that may in the
opinion of the ‘Attorney’ be necessary, proper and expedient for
the aforesaid purposes.
23. To do all acts, deeds and things for and on my behalf which may
deem fit and proper.
24. To commence, prosecute, enforce or defend, and or oppose all
actions and other legal proceedings, including execution
proceedings and demands touching any of the matters aforesaid
on any matters in which I am or I may hereafter be interested of
concerned and also of the said attorney shall think fit to
compromise refer to arbitration, abandon submit to judgment, or

become non-suited in an such action or proceedings as aforesaid is
relation to above said property.
25. To declare and affirm plaints, written statements, applications,
petitions, affidavits, and other necessary documents, in my name
or on my behalf to appear before any Judicial or Quasi- Judicial
Authority or other officer empowered by law to bear and suit or
proceedings me or in which I may be interested or concerned in
respect of my share and interest in above said property.
26. To appoint any Solicitor, or any Advocate, or Counsel as may be
necessary for prosecuting and defending in the premises aforesaid
or any of them or in any other matters relating to my moneys or in
respect of my share and interest in above said property as
occasions may require either in my name as my attorney may
think fit and proper.
27. To adjust, settle, compromises, or submit to arbitration any
accounts, debts, claims and demands, disputes and matters
touching any of the matters aforesaid or any other matters which
may now be subsisting or may hereafter arise between me and any
other persons or person or between my said attorney or other
person or persons in a respect of above said property.
28. To represent me before all Government Municipal Local or any
other authorities constituted for any purpose whatsoever and to
receive compensation or to give discharge in regard to any claim
whatsoever arising howsoever in regard to above said property.

AND GENERALLY to act as my attorney or my agent in relating to my


said property and all other matters concerning in respect of my share and
interest in above said property and to do on my behalf and execute and
do all instruments, acts, deeds, matters and things as fully and effectually
in all respects as I ourselves could do if personally present.

AND I hereby for myself, my heirs, executors, and administrators, ratify


and confirm and agree to ratify and confirm whatsoever my said attorney
or substitutes or substitute acting under his shall lawfully do or purport
to do or be done by virtue of these presents.
