MNS is proud to present the February 2012 monthly installment of the Brooklyn Rental Market Report, which will provide insight to the current state of the residential rental market, and provide clearer, more concise data than ever before available for the Brooklyn real estate market. The data provided has been specifically compiled for you; the renter, investor, developer, landlord, property manager etc., to provide you with a better understanding of the Brooklyn housing market. The data is indicative of the types of apartments available in varying neighborhoods. Our goal is to use technology to provide you with transparency into a market that has been so difficult to navigate until now. In the future as our data continues to grow, the monthly Brooklyn Rental Market Report will be even more comprehensive providing further insight with greater reporting capabilities on the state of the market, and to create the ability for all property owners to better gauge their own pricing based on a clearer view of their neighbors. Fickle February: Any correlation with real estate and the weather? Well, if there is, this month proves it. With limited days of temperatures below freezing, why should we expect the rents to drop much either? Overall, rents are down 0.39%. Year-over-year shows a 2% decrease in studio rents, but a 7% and 10% increase in rents for one-bedrooms and two-bedrooms respectively. Spot Light on - Clinton Hill: Compared to last month, this neighborhood had a 2.3% overall decrease in rents from last month, averaging -$48 across all unit types. A great neighborhood with trendy new hot spots, close to Pratt, Clinton Hill is a great alternative to pricier Fort Greene. Studio Price breaks: Studios on average in the borough have finally come down 2% since last year, and are now below $1700/month on average. Bay Ridge and Bed-Stuy still have the least expensive studios under $1,100.
