Prices
The Median Sales Price in April was $470,000, down 33.8% from $710,000 in April of 2011 and down 6.0% from $500,000 last month. The Average Sales Price in April was $658,995, down 9.9% from $731,581 in April of 2011 and down 12.0% from $748,727 last month. April 2012 ASP was at the lowest level compared to April of 2011 and 2010.

Inventory & MSI


The Total Inventory of Properties available for sale as of April was 89, down 1.1% from 90 last month and down 33.1% from 133 in April of last year. April 2012 Inventory was at its lowest level compared with April of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The April 2012 MSI of 4.7 months was at its lowest level compared with April of 2011 and 2010.

Days On Market for Sold Properties

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for April was 119, up 21.4% from 98 days last month and up 1.7% from 117 days in April of last year. The April 2012 DOM was at a mid level compared with April of 2011 and 2010.

Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
