The Managing Director (MD) of your property development company has indicated his interest on a piece of land located in Sri Gading. The subject property is located on the right-hand side of Jalan Kluang (if travelling towards Batu Pahat town) and about 1 km before reaching Sek Kebangsaan Seri Aman. The land acreage is about 150 acres, rectangular shaped, and currently having about 15-year old oil palm plantation. You have been directed by your MD to study the subject property and its potential and to advise him on the following; a) The land market value for him to negotiate and propose a price to the owner, b) Proposed possible development (development type and composition, targeted commencement etc) Your task: 1. Your findings, recommendation and proposal are to be submitted in a form of Project Report not more than 6 pages (excluding cover and appendices). 2. You have to carry preliminary market study of other ongoing developments types, market demand, prices and other marketability and saleability aspects of property development products. 3. Make reasonable and scholarly assumptions and estimates where required. 4. Photos, proposed project master plan (YOUR OWN SKETCHES) and other relevant materials which support your proposal may be used and to be properly organised in the report. Sources, where cited and required, are to be rightfully acknowledged.

Reporting Format: 1. Project Report must be in Arial font size 12, 1.5 spacing, A4-size paper, combbinder with white front page cover (+ plastic) with Project Title, group members and date of report - all in proper order. 2. Report must have an Executive Summary! 3. Reporting format must be fit for the companys top management consumption. (Google for report writing techniques dos and donts). 4. Detailed calculations (if any) shall be in Appendix. 5. Report must be brief and concise, i.e., more pages do not necessarily warrant more marks. 6. Use only either Bahasa Malaysia or English. 7. Penalty of 2% (overall) per day shall be charged on late submissions.
