Whiskey Creek Condo Association General Membership Meeting

May 25th 2013 - R Place


Board Members present: Jim Krupinski, Tim Snyder, Kevin Bishop, Melissa Reister, Terry Webster, Greg Gardner Board Members absent: Jennifer VandeGuchte The meeting was called to order at 9:10 by Kevin A sign in sheet was passed around for establishment of a quorum. Currently we have 151 members and a quorum is 53 members, we have 61 members are in attendance. We do have a quorum established. W.C.C.A. apparel is being sold by the association. Thanks to Coleen and Rick Michaels for their efforts in selling the apparel. Some orders were placed and some of the items requested were on hand. All proceeds will be used for needy projects around the association. Recognition of the rec committee, Donna OConnell, Celeste Kommer, Mandy Miller, Erma McCumber and their guys and Jean Budd and anyone else that has been missed for their outstanding efforts and all they do for us. Note; the money raised from the breakfasts was used to purchase the stone placed in the drive at the condo building as well as the bath house. The weekend schedule was presented. Thanks to Ray & Mary Barrett for putting together the memorial service. The schedule is posted on our web site. The ponds are loaded with fish. Belvas lake pan fish while Rum Runners is loaded with Bass. Both lakes are still catch and release. Warning to the members of the DNR presence on Mark Todds 250, behind the ponds. They will issue tickets to any trespassers. Stay off! Our property stops pretty much where the water stops. Follow the state guidelines for ORV use. New members; Noah & Jeni Johnson Lot 3, Frank & Debbie Snyder lot 53. Welcome to the Creek. Many thanks were handed out; The pond clean up; The Millers, McCumbers, Dilts, Bradys, Michaels, Snyders The spill way; Steve Parmeter, Harry Bourke, Kevin Bishop. Steve put the spillway in on his own dime and the association paid him back in this years budget. Water levels are up 12 inches on Belvas and 26 inches in Rum Runners. Run Runners Spill way; Tom Becker, Kevin Bishop and Harry Bourke Brush Pile burning; Tim, Kim, Frank & Deb Snyder, Kevin Bishop. Leaves are composting possible sales of compost next year. We also have fill sand available for sale. The stone at R Place & the Bath House; The Recn Crew The Bath House refresh; Tim & Frank Snyder, Kevin Bishop, Harry Bourke and Terry Webster. Still looking to replace the furnace this season. Were not hiring cleaners so please help keep it clean.

Well House upgrades; Kevin Bishop Roads; Harry Bourke, Kevin Bishop and Dave Bach for loaning his back hoe. Weve added 60 yards of crushed concrete coming down the hill from teh bath house onto outer loop drive. Creek Sign; Snyder Family,RIck Fett, Steve Parmeter, Gene Johnson, Kevin Bishop Grass mowing; Mike OConnell, Phil Van Doeselaar GM Minutes of July 28th were approved. As a reminder, the minutes are not read in the meeting. The minutes are posted on our website, emailed to all members on our distribution list and posted on our bulletin boards for membership review. Elections Kevin thanked Melissa and Terry for their outstanding efforts, friendship, and undeniable devotion to the association and they will be greatly missed. Jennifer VandeGuchte is stepping down from her position on the board. Tim pointed out the process for replacing a member that has vacated a position is an appointment by the board but since we are holding an election it would be better for the members to select the replacement. We will hold elections to replace three members. Debbie Snyder, Debbie Hinkle and Debbie Daniels volunteered to count ballots. Nominees are; Harry Bourke, Todd Miller, Steve Parmeter and Roger Tanis Jr. Tim explained any member not current their ballot will not be counted. The nominees introduced themselves and presented their platform. Rec committee report presented by Erma; previous balance; $170.07, $18.75 spent on breakfast sausage which will be reimbursed = $151.32, $10.00 in cans and bottles = $161.32. $60.00 for meats and condiments = $101.32. Thanks for the report Erma. Great job Ladies! A big thank you to Harry Bourke for getting involved and taking the lead on our roads. We added staw to our soaker pits to keep the sand out of the pits and its working well. We will look for other locations to add a few more pits. Looking for help with grass trimming. Weve had many variance request and Kevin thanked the association for following our bylaws and seeking permission before acting. We know we have an issue with the Beech trees, be sure you are cutting the diseased trees from your own property. Kudos to the members for getting involved and its been a pleasure working with you all making the Creek a better place. Trash is still an issue. Put your trash in the dumpster. No furniture, carpet, building products. The dumpster is for trash! Remember, we are self policing, say something if you see someone abusing the trash dumpster. The recycling situation is being reevaluated. We will be dealing with people that are not considerate of others and so we need your help to keep the place clean. The pons were purchased for $36,000 and we have made our second payment with a balance of $~25,000. The ponds value has increased 116% in one year. This was a great purchase for the association and our families will benefit and enjoy them for many years to come. Jim reported our collections were ~102% for 2012. Jim reviewed the 2012 budget as compared to the actual expenses Click here for the 2012 budget vs actual budget. We are inline with our budget numbers to date. Debbie Daniels presented the voting results; Harry Bourke, Steve Parmeter and Todd Miller. The new members came forward and replaced Terry and Melissa. After a slight recess, the officers were presented and have not changed; Kevin Bishop is President, Jim Krupinski is the Treasurer and Tim Snyder is the Recording Secretary.

Open Floor; A complaint was made on the part clear shower curtains. The issue will be reviewed. Ralph McKinney passed away and many members will miss him. Happy 90th Birthday to Laura Wrazen, our oldest and longest Creek member! A question was raised if we have or had a church service at the Creek. Anyone can do a church service, remember, wherever there are two or more gather in His name He will be there! Amen Sharon Herman is stepping down as sunshine lady.
