The replace has long been a focal point of home dcor, with entire rooms designed around its majestic presence and seats arranged so guests can enjoy the warmth and ambience. Its no wonder that designers are now taking this vignette to the patio, too, creating outdoor living rooms that echo with comfort, class and the panache of an indoor space. Fire features are one of the fastest growing trends of the landscape industry, says Ken ONeill, vice president of marketing for Belgard Hardscapes, the leading manufacturer of upscale pavers and garden wall products. Homeowners continue to look for ways to make their outdoor living environments an extension of their home, and re features are becoming one of the must haves in outdoor design. Outdoor re features come in a number of different forms, from simple to elaborate in scale. Fireplaces can include overthe-mantle outdoor television screens or built-in water features to integrate more natural elements into the room. Firetables offer an elegant and multi-functional alternative; when not in use, retables can be covered for additional counterspace. Its mid-winter and chances are good that youre ready for a change of environment. No matter where you live or where you like to travel, a winter getaway will restore your spirits in the midst of a long season. So when you think of a winter vacation, do you dream of snowy slopes and a relit lodge, or do you long for drinks under a breezy cabana at a cottage in the tropics? You probably already have a good idea of the general landscape and climate youre longing formountains and snow or beach, sun, and sandbut there are many variables to consider when planning a winter getaway home. Not only must you choose an appropriate house plan for a vacation home, but its important to consider topography, climate, the comfort of guests, and whether or not the home will be used as a rental property. Lets get started!
Choosing a Lot
With your perfect location in mind, the next step is to nd a building site. Most people dream of a vacation home with soaring vistas of the ocean, a lake, or mountain peaks, but those dramatic views dont come cheap. To achieve such a view, the home will probably be built at a higher elevation. We spoke with Nick Foley of Donald A. Gardner Architects in Greenville, SC who says, Road accessibility is a crucial consideration for mountainous locations, as an easy drive down the mountain in the summer can be impossible in winter weather. Even in moderate conditions such as in the Carolinas, access to mountain locations can be challenging and the cost can become exorbitant. Keep this in mind while considering accessibility for construction vehicles as well as your own ability to reach and use the home in winter. Lots with an extreme slope can be very expensive to prepare for construction, so unless its got a view that makes it all worthwhile, it would be wise
to avoid this kind of property. The slope of the lot will also determine the footprint of the house; if the lot falls off sharply, the design will have to accommodate that. In general, it is best to nd a lot and

zero in on windows at the rear of the house, where there is typically more glass to take advantage of views. The whole house, and especially a wall of glass, must be stabilized with steel braces. In a waterfront location, the elevation above routine ood levels is important, as well as having the appropriate type of foundation and footings for the specic soil conditions. In mountainous areas there may be special engineering requirements for seismic conditions, and the building envelope must be designed to withstand snow loads. Before you buy a plan, learn about local requirements where your lot is located, and factor in the cost of local engineering. Because changes may be required to the blueprints, its wise to order a modiable plan set like a PDF, CAD le, or reproducible master (also called a Repro in this magazine).

then pick a plan that best suits that lot, not the other way around. And if you are lucky enough to have a view, look for a plan that makes the most of it, and remember: most plans can be modied to suit your specic needs and desires, but youll want to start with a design thats almost there. See page 190 to learn more. When choosing a property, the existence and reliability of basic infrastructure such as water, sewage, power, and communication must be well understood. Remote locations may not have access to municipal utilities, so weigh the cost carefully if utilities will have to be run to the site or if self-sufcient solutions such as off-grid utilities are the only option.

Design Basics
The things you look for in a vacation home typically differ from the things you need in a primary residence, as priorities and economics are not the same. Eric Taylor of Frank Betz Associates in Kennesaw, GA discussed this with us and said, Guests are frequent in a vacation home, so plenty of sleeping accommodations and a generous kitchen and common room are often more important than luxuries such as a lavish master bath or a study. Climate Considerations
Be aware that vacation destinations often have extreme climates, and that specic building and engineering considerations have been developed in these areas. Plans may need to be modied and special engineering might be required in order to meet local codes. The home must be designed and built to handle harsh conditions, like a corrosive salt environment, hurricane winds, or heavy snow loads. In hurricane-vulnerable areas such as coastal communities, extra strapping may be necessary to avoid uplift on roofs and cladding materials, and impact-resistant windows, doors, and wall segments are important. Local codes always

rooms can be designed to accommodate a crowd, and are especially popular with children who always love a sleepover! An ensuite bath is typical for each room so that guests do not have to share bathrooms. Even if your family is small, youll likely want to invite friends and relatives to join youso make sure youre ready! For the living spaces, wide open rooms allow large groups to gather. An open dining
area ample enough to accommodate a large table is preferable to a separate dining room and breakfast nook. The kitchen is the heart of the home, and even more so on vacation when dinner is a group event, so incorporate a large island for food prep and seating. From Taylors point of view, its OK to fudge the kitchen work triangle rule, which states that the cooktop, sink, and refrigerator should be within nine

feet of one another for maximum efciency. In a vacation home there are often too many cooks in the kitchen, so its acceptable to increase the oor space a bit. Consider adding a second sink so people can still wash hands while someone else rinses produce. A beverage fridge on the outskirts of the kitchen relieves some trafc issues and opens up more space for food in the main refrigerator. Another popular feature is a third level, either upstairs or down. An observation room at the top of the house may hold a private master retreat or a breezy loft/rec room while providing views that might not be visible from the lower stories. On a sloped lot, a nished basement could serve as a club room with a pool table or home theater, and perhaps a hot tub outside.

or something like it is a good place to get out of the wet, frozen boots and snow gear, or to rinse off the sand and sweat before you enter the house proper. And dont forget about the dog! Keeping rooms, sometimes known as hearth rooms, offer a super-cozy place to gather in mountain homes. If you plan on having multigenerational get-togethers, look for a design with a keeping room or hearth room located near the kitchen. Kids can take over this space for games or movies while the adults adjourn to the great room.
Outdoor Living in Any Kind of Weather

A current trend for any kind of winter getaway is generous outdoor living space. In mountain homes, consider building a pergola with a re pit or replace to gather around and roast smores under the stars. Hot tubs have always been popular in snowy climes, where its both relaxing and thrilling to soak in a steaming tub with the chill of winter air all around. In tropical climates, youll probably spend even more time outside, so consider an outdoor kitchen, which have really taken hold in recent years. Once youve chosen your plan, youll need to decide which package to order. This isnt as daunting as it seems. It comes down to two questions: do you plan to modify y the design, and how w many y sets do you need. Follow w the simple steps below w to determine which package is best for r you.
How Many Sets Will You Need?
