7 Challenges
World energy consumption has risen 45% since 1980. It is projected to be
70% higher by 2030.
Emerging markets (including China and India) account for more than 75%
of new demand placing new pressures on global resources. Meanwhile,
mature markets such as North America, Europe and Japan will also face
increased demand and limited resources. These mature markets will
continue legislating to reduce consumption, shift to alternative energy
sources, and improve energy security.
Increased resources competition and political instability will cause oil and
natural gas prices to remain at or above current levels for the foreseeable
future. Coal will continue to be a cheap and plentiful resource especially
in emerging markets. This will maintain pressure on reducing emissions
and sustain the need for global climate change actions.
More than ever, global warming is at the top of the agenda. Environmental
concerns and public opinion on climate change will drive continued actions
by legislators, opinion leaders, and special interest groups forcing industry
to respond.
The trends we see now will continue for the next 25 years.

9 Challenges
Energy use reduction and management will be a
continued focus of policy makers. Key targets for
future policies will be:
Limiting nal energy consumption in all sectors.
Measuring and tracking energy use to establish
benchmarks and targets.
Promoting alternative green energy sources and
technologies
Opening markets to promote emissions trading
and demand reduction.
Buildings and Industry offer the largest and most
accessible opportunities for savings.

Energy is the single
largest operating expense
for commercial ofce
buildings.
In buildings, cutting energy use by 30% yields the
same bottom line benets as a 3% increase in rental
income or a 5% increase in net operating income.
In hospitals reducing energy costs by 5% boosts
earnings by a penny.
In non-prot healthcare a $1 savings in energy
equates to $20 in new revenue.
In supermarkets reducing energy costs by 10%
can boost prot margins by 6%.
In full service hotels reducing energy costs 10%
equates to an increase of $1.35 in average daily rate
(ADR).
In industry, experience shows non-energy benets
often exceed the value of the energy savings on
energy efciency projects.
There is a positive correlation between energy
efciency and productivity.
Estimation on non-energy benets is crucial
to project justication.
Good environmental governance helps
deliver better nancial performance.
A study by Innovest and the UK Environment
Agency reported In 85% of the total number of
case studies assessed we found a strong correlation
between environmental governance and/or events,
and nancial performance.

Energy management yields signicant rewards to the bottom line.
Decisions on investment criteria and payback can be balanced against
the strategic sustainability vision of a company.
Energy success demands an organisational process that improves business
performance.
Executive management must commit:
- Formulate, communicate and embrace an energy management policy.
- A champion committed and responsible to achieve results is needed.
- Capable to monitor and impact change throughout the organisation.
- Methods and tools to collect, analyse, and report energy information
are necessary.
- Detailed breakdowns are crucial to drive change.
- Legislation may demand disclosure.
Simply understanding where and how you use energy can yield up
to 10% savings without any capital investment, using only procedural
and behavioral changes.

Look for demand side energy actions in 3 areas:
Reduction of Energy Consumption:
- All types of energy in all aspects of your companys operations.
- Actions leading to cost savings and emissions reduction.
Optimization of Energy Cost:
- Reduction through strategies that optimize or reduce the cost of acquiring
energy or managing energy supply.
Improvement of Reliability & Availability:
- Sustaining gains though reliable and efcient equipment operation.
- Minimizing risk of outage through design and strategy.
Sustaining an energy management program costs around 1 to 2%
of total energy expenditures*. Consumption can be reduced anywhere
from 10 to 40%.
*omitting capital expense.

and a striking facade enclosing large glass lobbies,
dene the compelling style of the 26,000 square
meters of the CAPRICORN HAUS ofce building in
the Dsseldorf Media Harbor.
The premise behind the entire project was to
create a low-energy building that would be
ecologically friendly, energy efcient and contained
design aesthetics that would stand the test of
time; a building that would continue to offer the
most up-to-date convenience for the owners and
tenants throughout the buildings useful life.
In order to guarantee the buildings economic
efciency, the owner, architect and planner took
a lifecycle view from the very beginning. Over
a buildings lifecycle, investment costs account
for roughly 30% of the total, and consequential
costs for 70%, with a large portion of this money
going for energy costs. So from the start, the
project needed to have a signicant focus on
energy efciency, energy optimization and the
effective interaction of all components used, while
leveraging complimentary and existing resources:

create a functional and environmentally conscious

Genzyme, a world leader in biotechnology, wanted
its new corporate headquarters to reect the
companys mission of making a positive impact
on peoples lives. The environmental requirements
translated into a variety of design specications,
such as movable mirrors placed on the roof to
direct sunlight inside, blinds programmed to follow
the sun and then close at night, and windows
that employees could open to let in fresh air. And
that was just the beginning. Genzyme awarded
the project to the Systems Integration Group
of Schneider Electric because it demonstrated
its ability to handle the projects scope and had
the expertise to integrate systems from multiple
manufacturers.
