The Project
302 Queen Street, including the St James Theatre, has been sold to a new owner; Relianz
Holdings LLP.
Plans for the site include:
- 307 premium quality apartments
o 16 large three-bedroom apartments
o 120 two-bedroom apartments from 75 square metres in size
o Remaining one bedroom apartments begin at 48 square metres
o 195 car park spaces.
- 39-storey residential tower
o On-site facilities such as 24/7 building management/concierge-type service;
large gym, sauna & indoor swimming pool with changing areas, & a secure
roof-top garden
- Re-opening of the St James Theatre
o Elemental Construction Solutions, with its partners, will commence a thorough
evaluation of the heritage classified theatre before finalising a scope of work
- Nearly 3000 square metres of prime retail precinct
Key Parties
The developer is Auckland-based Relianz Holdings LLP.
Elemental Construction Solutions has been hired by the new owner as the Development and
Project Manager for both the residential tower and the theatre work.
The Auckland Notable Properties Trust (or ANPT) will work in partnership with ECS on the
project. It is bespoke in nature and privately funded. It has been established as a vehicle to
acquire, develop, maintain and own significant and sensitive properties such as the St
James.
Auckland Council has consented the development, and the council will be an ongoing
stakeholder throughout the work towards the re-opening of the St James Theatre.

The Architect
Paul Brown & Architects is a well-renowned architectural firm in Auckland. Led by Paul
Brown, the practise has produced a notable range of large-scale projects.
Development Costs
Estimated to be around $175m, excluding the St James.
The budget for the St James project is still being formulated as the evaluation process
continues it wont be known for some time.
St James Theatre - The Future
- All required seismic and safety work will be done with the priority of re-opening
- Upon opening, a staged improvement programme will occur over a number of years
- As a Category One listed heritage landmark, all work on the St James will be
scrutinised by Heritage New Zealand
- Long-term ownership structure of the St James to be finalised in due course.
o Likely that Auckland Notable Properties Trust will maintain a long term
interest in the site.
St James Theatre - The History
- Designed by Dunedin-born architect Henry Eli White White designed over 130
theatres including the State and Capitol Theatres in Sydney, the St James Theatre in
Wellington and the Tivoli in Brisbane
- Opened on 5 July, 1928
- Has played host to performances by Lawrence Olivier, Vivian Leigh, the Bolshoi
Ballet, as well as the 1981 Royal Variety Performance for Queen Elizabeth II
- A performance theatre intended primarily for vaudeville acts, the St James went on to
host cinema, plays, operas, and musicals
- Later, it became popular as a contemporary and popular music venue, comedy
theatre and dance venue
- The St James Theatre was closed in 2007 due to concerns over the results of a fire
in an adjacent building.
