General Introduction
The Small Works section of Hutchins' UK Building Costs Blackbook has, this year, reverted to its
original independent state and appears as a stand-alone publication newly titled The Small
Works and Maintenance Construction Cost Guide. It continues to fully address the needs of
smaller projects within the building industry in providing an accurate, comprehensive and up-todate database of cost information. It preserves the specific format of each of the separate work
sections as previous editions, being measured consistent with a trade based structured format,
SMM6 as before.
This publication includes location factors for the UK and a memoranda section together with
average building costs for works of a minor nature, building indices which track the movement of
costs, and a section on sustainability, all which were introduced within earlier editions. The rates
have been updated to reflect the current climate within the building environment including all the
new and available wage rates for the construction industry and any cost adjustments for both
plant and material resources. The features within each section will prove invaluable to
professionals checking or producing cost estimates.
The list of location factors for locations within the UK will enable rapid cost adjustments to be
made to both feasibility and tender predictions. The memoranda section detailing useful
reference information in trade format has also been included in response to readers' requests.

Introduction
Background
The edition for this year has retained the basic content as for previous years' publications and
maintains the additional enhancements to the format, introduced in previous works, in order to
improve the value to the reader. These improvements will, hopefully, ensure that the production
of estimates and cost appraisals is made easier and more effective than before.
The measured rates sections are, wherever possible, generally trade based ensuring that the
task of locating prices is made more simple. These measured rates sections are presented with
pricing information displayed at both Net and Gross cost levels. The Memoranda section
provides general information relating to material statistics including required quantities for
selected work elements, specification information generally and other useful data.
