DEMAND LETTER

Dear Ms. Singson:

My clients, Rolando Ricamata and Thelma Monje, have referred to me
for legal action the matter of their respective real properties situated in G. De
Jesus, Bagong Barrio, Caloocan City that were transferred surreptitiously
under your name.
Pursuant to the Judgment on the Compromise Agreement dated
February 27, 2000 issued by the Caloocan Regional Trial Court Branch 123,
the Transfer Certificate of Title (TCT) No. 279321 should have been divided
between you and my clients, among others. Per the accounts of my clients,
the portions of the said property that were supposed to be transferred from
under the respective names of my clients were instead registered under your
name at the instance of your daughter, Ms. Edith Lauron. As a result,
derivative titles with respective area of 35 square meters under TCT No. C375619 and TCT No. C- 375620 were not issued under their names. These
are in complete contravention to the spirit of the approved agreement and in
betrayal of the trust and confidence of my clients when your daughter assured
that the transfer will be under their names. Though you do not disturb my
clients possession of their properties, the titles are still under your name and
ought to be transferred to my clients to follow the spirit of the court judgment.
In line with the foregoing, demand is hereby made to you to reconvey
the derivative titles, TCT No. C-375619 and TCT No. C- 375620 under the
names of my clients nominee / buyer. Should you not cooperate, my clients
will be constrained to file any and all actions against you and your daughter.
Govern yourself accordingly.
