WHEREAS:-

(A) The Landlord is the beneficiary owner of a 1st Floor Premises

known as No 2A Lot 2, 1st FLR, LRG Burung Keleto Pusat
Perindustrian Ngee Lim, Batu 5, JLN Tuaran 88450 Kota
Kinabalu, Sabah in the District of Kota Kinabalu, Sabah,
Malaysia (hereinafter referred to as “ the demised
premises”)
(B) The Landlord is the desirous of letting the demised premises and
the Tenant agrees to occupy the demised premises on the
terms hereinafter provided.
