I. Call to order – Meeting called to order at 6:05pm

III. President’s Report


a. New and updated website is now up and running. Feel free to give
suggestions.
b. Dues will remain the same for the third year in a row.
c. Entry ways are in the process of being upgraded.

IV. Committee Reports

a. Activites, Rebecca Kaiser


i. We will have an adult only party on June 12 at the pool.
ii. A new e-mail list has been created for activities and information.
iii. If you are interested in volunteering let Rebecca know.
b. Architectural Review, Bebee Arnold
i. Continue to include a reminder for requests in the upcoming
newsletter. The reminder will indicate that painting and tree
removal also need to receive prior approval. You can find
guidelines for home improvement online. All exterior changes
must be submitted before work can begin.
ii. Repairs do not need approval unless you are changing a part of
your home that already exists
c. Communications, Sue Reynolds
i. Newsletters will continue quarterly. The next one in August.
Homeowners are able to advertise their business in the newsletter
free of charge.
ii. A homeowner was concerned that homeowners were running
businesses out of their homes. Please review over the bylaws for
information.
d. Financial, Fred Waddle
i. Call Charleston for information.
ii. A homeowner requested that we post the budget online for
homeowners to review.
iii. We currently have about $12,000 in overdue dues. Last year it was
$4000. We will continue to send demand letters. If you have
questions about this process please contact Charleston
Management.
e. Landscaping and Grounds, David Jares
i. Entry ways are in the process of being upgraded. We are currently
evaluating our faulty irrigation system before we put any new
plantings.
ii. Lighting is also being evaluated
f. Reserve: report by Vice-chair Joyce
i. Termite control
ii. They are in the process of complying with the Raleigh pine straw
ordinance for multi-family dwellings
iii. Sink holes are being evaluated. They may be an old construction
disposal site.
g. Homeowners Concerns
i. Several homeowners were concerned about pet owners not picking
up after their pets. A reminder will be in the next newsletter.
Suggested that we consider Waste bag Pet Stations .
ii. Can the budget be posted online?
iii. Business being run out of homes..see communications.
V. Board Elections

VI. Other Business


a. IRS Resolution: to resolve any excess over the expenses of the budget
year be applied against subsequent tax year of member assessments as
provided by IRS ruling 70-604. Motion was accepted and all were in
favor.
VII. Election Results
a. David Jares, Maria Haageson were re-elected and Jennifer Hicks was
elected as a new board member
