HOUSE DESCRIPTION
Approximately 3100 sq feet all airconditioned. The property backs onto a grassed area and not directly
overlooked by villa opposite. The family area contains seating for 6 with 32 inch TV DVD with digital
cable TV. The open plan kitchen is fully fitted with everything for your needs including seating for 6 and
a breakfast bar with 3 stools. There is another, more formal dining area which seats 8 people and a
formal lounge seating up to 7. There is ground floor Queen bedroom with ensuite bath/shower which
has a door onto the pool deck. Upstairs there is a further living area with an L shaped sofa with TV and
DVD with wireless high speed internet access. The house has a whole house sound and intercom system.
The first master suite has a 8 foot 4 poster bed TV and telephone. The generous ensuite has corner bath,
shower and telephone, his and her sinks and leads to walk in wardrobe with a wall safe. The 2nd master
is also ensuite with a queen bed. There is a twin room that shares the family bathroom with the 5th
bedroom that has a double/single bunk bed sleeping up to 3 children. The games room contains 8 foot
Pool Table, Table Tennis, Air Hockey, poker table and a selection of other games.

The rear of the house is fully screened with extended patio area which includes the private 30x15 feet
swimming pool and spa, both with underwater lighting, along with recliners, chairs, tables and a covered
lanai area for shade. Pool heating is recommended between September & April. There is exterior
lighting around the patio. The downstairs WC is accessible from the patio - useful in avoiding a wet
house! There is a lakeside nature trail & picnic area within 5 minutes walk from the villa.

THE EXTERIOR & FURTHER AWAY

Local amenities are only 5 minutes away and include bank supermarket, take-aways, pharmacy and
restaurants. There are about 150 golf courses in the Orlando area, but the closest to Windwoodbay is
only 4 minutes away and were designed by Greg Norman. The Gulf coast is about an hour away, as is the
Kennedy Space Center on the Atlantic coast. Orlando International Airport is about 35 minutes drive,
while Sanford is about 50 minutes.
