    Size
    •4 Bedrooms (main with ensuite)
    •2 separate living spaces
    •1 or 2 car garage (prefer 2)
    •Deck off living area
    •Total floor area approx. 180m² including decks

    Features
    •Front verandah's reinstated to soften look from street and protect from western sun
    •Workers cottage look to be kept from street side
    •Living areas to be light and sunny
    •House to be raised and re-stumped
    •Windows / decks to exploit views to south and private aspect to the SE and east.
    •Large openings between indoor and outdoor living spaces (e.g. french doors)
    •Child friendly design
    •Weatherboard exterior, tin roof
    •Rain water tank
    •Heat pump hot water

    Limitations
    •Comply with Brisbane House Code and Character Code (8.5m max above natural ground level)
    •Demolition control restrictions on pre 1946 building works
    •2m high retaining wall and 2 storey unit block directly to the north
    •Steep sloping block
