Sprawl costs us all. Fortunately, St. Charles is Charles Countys best land preservation program. As a result of our smart, high quality growth, 25% of Charles County residentsover 40,000 peoplelive on just 2% of the entire land mass of Charles County. Meanwhile, St. Charles keeps people moving. Our road construction program has cost nearly $40 million since 2002 and has been entirely paid for by St. Charles. Since 2002, St. Charles has Completed the extension of St. Charles Parkway from Radio Station Road to White Plains Park. Built an additional two lanes of Billingsley Road, from the landfill to the railroad tracks. Rebuilt Piney Church Road from Billingsley Road to the baseball stadium. Started the reconstruction of Piney Church Road south, expected to be completed in time for the opening of St.Charles High School. In fact, Every major road in St. Charles has been constructed or reconstructed by St. Charles at no cost to County taxpayers. Each road was constructed well in advance of the construction of our residential communities. Since 1972, St. Charles has donated over $100 million in parkland, school sites, road construction, and more to Charles County. Numerous fiscal impact studies have demonstrated that our smart growth, mixed use community continues to generate new jobs and positive tax revenue for Charles County. St. Charles continues to be the best-selling community in Southern Maryland because of our promise to work with Charles County to build a model smart growth community that encourages economic growth, builds community schools, preserves open space, and constructs new roads, for the benefit of all Charles County residents. As families enjoy the beautiful summer nights and great professional baseball at Blue Crabs stadium, they're probably not thinking about all the things that St. Charles has done: Donated the 40-acre site for the stadium. Donated 100 acres, plus $1 million dollars, for the state of the art high school that will host students from inside and outside St. Charles. Built all the roads leading to the stadium and the new school. Built all the water and sewer infrastructure supporting the stadium and the new school. Sponsored the wildly successful All Star game at the stadium this summer. What everyone does know is that with all the parks, the farmers markets and all the venues for golf, swimming, baseball and concerts, there is so much to do, so close to home in St. Charles.
