Absolute musts for a living
room include a conversation-friendly grouping of furniture
a mix of couches and chairs, depending on the space, a cof-
fee table and an interesting side table or two, says Shaw. ln
this particular living room, explains Crawford, we chose a
relatively inexpensive couch and chairs from Room & Board
and splurged on a gorgeous acacia-wood coffee table and
side table (which doubles as a stoolj by Tucker Robbins.
When it comes to
choosing a rug, simple is best, says Crawford. You dont
need a fancy Oriental rug; its just important to have some-
thing on the floor, so choose a casual covering, like a plain
sisal rug with a leather border. Here, the designers used one
of their favorites: the Mandala rug by Madeline Weinrib. lts
a cotton flat weave and comes in almost every color imagi-
nable, says Shaw, and we really love it because its so dif-
ferent from what you typically see in Colorado.
Lighting is so important, says Craw-
ford, and pairing a floor lamp with table lamps is best.
Try topping a console with two table lamps, positioning
two floor lamps behind a couch, or placing a table lamp
on a side table between two chairs. And as for block-
ingor letting innatural light? With a view like this,
you can get away with no window treatments, but as a
rule, drapes are ideal, says Shaw. You can stack them
outside the window frame so they wont block the view,
and they really warm up a room.
Less is more
when it comes to outdoor living spaces, says Shaw, but if
theres room, its smart to designate spaces for relaxing, din-
ing and entertaining. Keep it clean and minimal and ensure
that the pieces you select reflect the homes architecture,
she says. The designers outdoor furniture picks include
Smith & Hawken, Holly Hunt, CB2 and West Elm. When it
comes to accessorizing, Crawford loves lanterns and a few
colorful throw pillows that the designers cover themselves
with indoor/outdoor fabric by Trina Turk for Schumacher.

place to do it, says Crawford. Theyre gorgeous,
really organic and make great conversation
pieces. -
ln a family room, the
goal is to maximize seating and make the space feel really
family-oriented, says Crawford. By squaring off the furni-
ture arrangement, the designers were able to make the
most of the large space. Were big fans of the square,
says Shaw. lt just tends to suit most spaces best. To fill
the space, Shaw and Crawford chose Mitchell Gold + Bob
Williams couches, patterned side chairs, and two large cof-
fee tables. lts not like us to do everything from one ven-
dor, says Shaw, but here it just worked. The designers
did mix things up, though, with walnut Eames chairs that
add lots of style without taking up much space.

Before spending on new
accessories, take a look at what you already have, suggest
Shaw and Crawford. Really nice books always look great
on a coffee table, says Shaw, who also recommends
grouping like objects in threes. Three things are more
interesting than one, and selecting like objects keeps the
grouping from appearing messy, she explains. l like find-
ing recycled objects like old colored glass mason jars and
filling them with items l find in the house. While the
designers love incorporating organic materials, they keep
plants to a minimum, opting for an elegant orchid or per-
haps a simple monochromatic floral arrangement.
Artwork is a really important and
often neglected element of a rooms design, says
Crawford, but that doesnt mean you have to go out and
purchase expensive oil paintings. For instant art, she
recommends framing pieces of interesting wallpaper and
hanging a grouping on the wall. lve even found leather
remnants with contrast stitching and framed those, she
says. Here in the West, there are so many great photo-
graphers, so try framing a few prints in matching black
frames. Even old postcards, framed and hung in a
grouping, can make a big impact for little cost.
Sometimes its just about recycling a bit.

lf you dont have a beautiful bed
like the Oly Studio version pictured here, fear not. You can
achieve a similar look with a headboardwhich you can uphol-
ster in any fabric imaginableand a tailored bedskirt to cover
the bed frame, Crawford says. Dont have a headboard? Get
the look with a grouping of pillowsEuro shams against the
wall, then king-size pillows, then a few throw pillows or a bolster,
the designers recommend. Something needs to be on the wall
above the bed, too, adds Crawford, whether it be a large mir-
ror, a grouping of plates, or even an empty window frame.
lf you have a king-
size bed, its best to place a table on each side and top each
one with a lamp, says Crawford. lts OK if they match, but we
like to mix male and female tables and/or lamps. Perhaps
one table is round and one is square, but both are made from
the same material. Or you might select two stainless-steel
lamps: a female version with a rounded base and white shade
and a male version that looks more like a desk lamp. The
designers also recommend seatinga bench or chairsat the
foot of the bed and, if space allows, a dresser, desk and chair.
Adding a rug is a great way to
pull the look together, says Crawford. lf you have wood
floors, its a must, but an area rug can even work over wall-to-
wall carpeting. The designers recommend adding window
coverings that can provide privacy. lf youre going to use a
busy print, its important to repeat it somewhere else in the
room to tie the look together, says Shaw, who suggests cov-
ering the front of an accent pillow or two with the pricier drap-
ery fabric and covering the back with an inexpensive solid.

A series of bridges serves as connectors between the pods that
house Pa Gomos living spaces. l have a thumbnail sketch of a view from a bridge to the mountains beyond,
says Snow. lt stuck and the design grew from it. The master suite (belowj is accessed via a glass bridge thats
surrounded by water and literally suspended over the pond. As clients approach the suite, l can see the antici-
pation build, says Catsman, because through the doorway, they catch a glimpse of the rooms walls of glass
and the pond just beyond. Then, as they enter the room, theyre treated to views of Lizard Head and Wilson Peak.

ter bedroom, youre literally floating about a foot
above the water, says Snow of the sleeping area,
which is cantilevered over the pond. The win-
dows extend from floor to ceiling, so you really feel
like youre on the water. Many of the architec-
tures themes and shapes are echoed in the
homes custom furniture, like this mahogany bed,
which was designed by RKD lnside. We made a
conscious effort to create furniture that feels like
its a part of the home without looking redundant
and hotel-like, Snow says. Unique details like
these, adds Catsman, are irresistible to buyers.
Buyers love interesting details and quality
craftsmanship, and the master suite is a great example of what theyre looking
for, says Catsman. Everything is custom. The bathroom features Durango
travertine tile, a glass-enclosed shower and a sunken tub positioned next to
floor-to-ceiling windows to create the illusion of bathing al fresco. An exterior
stone wall extends into the room, furthering the indoor/outdoor connection.

When a home has views like this, buy-
ers plan to spend a lot of time outside, says Catsman. ln this market, they
tend to prefer a more natural lookthink water features, tasteful hardscaping
and native wildflowersso all the landscaping here needed to do was com-
plement the natural surroundings. Working with Land Designs by Ellison,
Snow designed the hardscapesa thoughtful mix of expansive entertaining
spaces and intimate spots, like the breakfast patio aboveto blend into the
natural landscape. We minimized the vocabulary of the landscape, sticking to
a blend of grasses and some flower and moss beds, he says. We took great
pains to make it hard to distinguish disturbed from undisturbed land.
The kitchen (leftj was designed to accommodate two cooks and their
guests, says Snow. A serving barcomplete with an integrated sink thats great for serving bever-
agesallows guests to be in the kitchen without getting in the way. A food-preparation area features
a sink and dishwasherone of two in the kitchenwhile a larger main sink is ideal for bigger tasks.
- Most of the luxury home buyers l work with like to entertain, so theyre really into
kitchens, Catsman says. They want wide-open spaces equipped with the most high-tech appli-
ances available. Theyre looking for multiple sinks, two dishwashers, high-end appliancesany-
thing to add to the rooms efficiency and wow factor. Buyers also like to see kitchens that arent
just functional but that offer entertainment areas, too. Dedicated counter space with barstools and
little areas to visit are a big plus. This particular kitchen even features a flat-screen Tv that pops out
of a custom mahogany cabinet, which adds to the entertainment factor.
