New Plan Increases Waterfront Open Space To Nearly Eight Acres; Includes Parks, Plazas, Expanded Public Space
SAN FRANCISCO Today, on the third anniversary of the teams Lacob-Guber Era, the Golden State
Warriors released an updated design of its proposed sports and entertainment pavilion on the San
Francisco waterfront.
Today, the site is a dilapidated 13-acre pier thats falling into the Bay. The Warriors would restore the
crumbling pier, build a new event pavilion, and create nearly eight acres of new public open space on
the waterfront the equivalent of three new Union Squares.
With parks, plazas, and wide-open paths featuring views of the Bay, in Design 3.0 the open space
has grown from half of the project area to 60 percent. The new, slimmed-down design reduces the
event center area by over 30,000 square feet, expands total open space by nearly one acre, lowers
building heights, and removes 1.3 million cubic feet of volume.

Right now, Piers 30-32 are a $50 million liability to the city its literally crumbling into the Bay. Every
other previous developer has walked away because of the huge cost of fixing the pier. Well, weve got
a vision for what this incredible location could be, and were stepping up, said Joe Lacob, Co-
Executive Chairman and CEO of the Warriors.
The design incorporates more than a year of feedback from regulatory agencies and citizens. Design
3.0 includes changes based on recommendations from the Bay Conservation Development
Commission (BCDC). Governor Edmund G. Brown, Jr. recently signed a law to ensure that the
Warriors Piers 30-32 plan would be consistent with the Public Trust.
This is an incredible opportunity for the region, Lacob said. Building a state-of-the-art,
environmentally friendly event pavilion, amid a myriad of public transportation options, represents smart
development and an incredible economic engine, and it will ensure that the Warriors remain the Bay
Areas NBA team for the next 50 years.
Going into this project, we wanted to build a world-class event center that incorporates the best in
design and technology, said Peter Guber, Co-Executive Chairman of the Warriors. Now, because of
the constructive feedback weve received, Piers 30-32 will also be transformed into a world-class
waterfront park and public gathering place that serves as a model of sustainable urban development.
Lacob and Guber and their ownership group purchased the Warriors on November 12, 2010. Having
advanced to the playoffs only once in the previous 17 years, last season the Warriors won 47 regular-
season games, advanced to the Western Conference Semifinals and won more playoff games than any
season since 1977 (six). Entering the season, ESPN ranked the Warriors No. 5 out of the NBAs 30
teams in their future rankings.
This new updated design lives up to the importance of this incredible waterfront site and fuses
together the vision of the Golden State Warriors with the landscape of the bay and the input weve
heard over the past several months from neighbors, community leaders and regulatory agencies, said
Craig Dykers, Architect and Founding Partner of Snhetta. Each design weve introduced has built on
previous versions to create a place that provides for everyone: fans, pedestrians, bicyclists, tourists,
local residents and the diverse community of San Francisco.
The privately-financed event pavilion will be located at Piers 30-32 on San Francisco Bay, south of the
Bay Bridge, between the Ferry Building and AT&T Park. The City will provide the site and the Warriors
will pay the upfront costs of repairing the piers (at an estimated cost of $120-170 million).
This updated design reduces the overall footprint of the event center, tremendously expands open
space and builds an expansive new waterfront plaza for the public to enjoy, said Rick Welts, President
and COO of the Warriors. Incorporating all of the important feedback weve received from the
community, neighbors and regulatory agencies was vital and we believe Snhetta has done an

Look, Oakland residents, Oracle has been a nice home. But it's time to move on and
move out. It's unfortunate that the city has fallen on the times it has, but it's sad that
the only thing most people are thinking when they leave the arena is 'I can't wait to get
out of here!' and worrying about your personal safety.
If and when this becomes reality, it will give the fans a real basketball experience,
when they can gather after the game. It won't be the mad rush to get on BART or on
the freeway like it is now.
I can't wait for this to happen. It will be amazing! A true state of the art arena for the
new generation of Warriors basketball!

You're missing the point. Whereas the only thing people want to do after
Warriors games now is to get out of there as quickly as possible, to
escape the inherent danger in the area, the shady folks hanging around,
and the overall griminess of the area, the new facility will encourage
folks to stay, eat, shop, and not rush to the safety of their
vehicles/homes.
Throw in the fact that Oracle is hands-down the worst facility in the
league, and this move to SF is a no-brainer.

yeah you had your time warriors started in SF the city and bridge on the
shirts are referring to SF...the vast majority of season ticket holder live in
Sf and south bay...and it takes us a lot longer to get to oaracle than it
will for you to get to the new stadium the bay bridge o" ramp leaves
you a block from the stadium and bart two blocks..its our turn in
exchange you get a safe area a world class venue surrounded by the
greatest city in America...bars , stores, restaurants and AT&T park where
the A's may be playing soon

While It would be sad to see the Warriors leave Oakland it would create a unique
setting in San Francisco, much like the opera house in Sidney Australia. It would be
nice to have a neighborhood environment to enjoy before and after the game. Unlike
Oakland where you have to worry about your safety in the surrounding area. Look at
the sketches. That place is beautiful!

This is so simple I dont understand why people cant comprehend this idea. First o", I
live in the East Bay and cant wait for the move..
1) East Oakland sucks. There is no where to get food before or after the game. Your
over looking your shoulder as you walk to your car. The area is downtrodden and I
have a friend who likes 2 blocks from bart.
2) The new owners want land where they control the concessions and gate. As is now,
Alameda County gets the majority of the gate receipts. The reason why they didnt take
the Giants o"er of building on one of their lots is, that they dont want the gate receipts
to go to the Giants. They want to control that money. So in other words, the Warriors
will be playing in Concord before they give up money to Alameda county or the giants
or anyone else
3) It will help attract Free Agents, marquee players have wives and mistresses. The
idea of living in the city is a perk that they can o"er.
4) Uhmmm, just go back and read reason number 1. East Oakland sucks.

...because night games in Oakland asre so safe and secure, no thievery, drug deals,
and crack heads hanging out on the overpass and Bart so perefect for a family night
with kids and such...best and most loyal fans are in Oakland? dude, most and loyal
fans also come from the peninsula, daly city, redwood city, san jose, across the golden
gate bridge, etc, wake up because not all fans live in Oakland, it's the bay's team, not
Oakland's team. They play in Oracle. if this was Oakland's team, it should not be
called the GOLDEN STATE WARRIORS...though at one point, they were called the San
Francisco Warriors ;)

...by the way... The City on the throwback jerseys does not refer to Oakland either...go
gure.. they may move anywhere, they can move to Napa for all i care, as long as it's
for the best for the team and it's fans, i'm all for it. Just support your team no matter
what. Heartbroken that the SF 49ers moved to Santa Clara, but i'm not quitting on
them, will still support them. This should be the least of our worries as a fan base, i'm
more worried about tehm winning than the venue of where they play to win.

The warriors started in SF so there actually coming home. Not to mention they won
there last championship in SF...The area is safer its way more crackin. I know oakland
people can enjoy the SF downtown full of bars, stores, the best green in the bay, at&t
park as opposed to the ghetto and one liquor store? The bay bridge exit is two blocks
away and bart leaves you closer than walking across the bridge and past the A's
stadium to get to Oracle. Also the vast majority of season ticket holders live in SF and
the south bay. But heres the most important part the owner of your! team who brought
them back to life and made them the lovable winners as opposed to losers with his
millions giving you all our current success by setting up a great roster and top coach,
after oaktown booed him for trading monta? He wants to go to SF he"s the owner...the
players all want to go to SF they all sell the plan at business funtions as well as on
radio and TV and why wouldn't they? the shirt says the city its got the golden gate

First of all, Warriors started in Philli, not SF. The reason why the East Bay
doesn't want to see the Warriors go is because we hate to see Oakland take
another hit. Oakland needs the revenue and the morale, SF does not. Now lets
look a little more at your argument. If you say that residents of SF make up a
majority of the season ticket holders(not sure where you got that info) then
wouldn't it stand to reason that they were the majority of the fans? Now if they
are a majority of the ticket buying fans then wouldn't it have been SF that
booed the new owners after they traded Monta, not Oakland? The bridges
don't belong to SF, they belong to all of us. I'm not sure where SF residents get
o" looking down their noses at us in the east bay but it really makes ya'll look
pretty stupid.

i dont know why you guys are complaining. GSW is not disrespecting its fans, its
treating its fans to one of the best stadiums in sports. If you were real fans a little jaunt
across the water wouldn't destroy you. Please let this Stadium pass for the better of
the team and the bay

It will obviously come down to money and power. I know everyone is thinking when it
comes to building this thing; SF clearly has the edge. However, I beg to di"er. I am an
exchange student at UC Berkeley. I and my family are from Dubai. I'll just tell you the
Dubai investors looking to develop Coliseum City in Oakland are 10x richer and more
powerful than the Warriors planned investors for the SF arena. People keep saying
how much of the pit Oracle Arena is located. I would argue that these investors could
make that area look 10x better than these renderings shown of the SF arena. Anyone
who cares to disagree just google "Dubai 1990 vs Dubai 2013" ... I could really care
less where the arena ends up being, but I just worn people not to count out Oakland
and the idea of Coliseum City. Especially when you see all the money, power, and
networks these folks have with Bay Area real estate insiders.

I lived in Oakland for over 20 years and nally moved to SF to escape the
commute and now living one block from the proposed site. Oakland looked
pretty much the same as the rst day I arrived. If these heavy weight investors
from Dubai believe building huge little cities and people will come then more
power to them. I know the tra#c will be bad around the new SF stadium but it
will be much better than looking at the crumbling mess.
Remember the freeway that used to be in front of the Ferry Plaza and there
were lots of opposition to the tear down. Nature (1989 earthquake) demolished
it and now the whole area is beautiful. If the Warriors can't tear down Pier 32,
maybe nature will do it for free; think of the cost to clean the bay if Pier 32 is
destroyed by nature and the harm it will have on the Bay. There are no
disagreement that Pier 32 need to be demolished soon.

people asking why they move from oakland. the real key is one thing $$$$.. but if thats
not a good enough answer let me ask you this: who wants to come early or stick
around the area after a game now? that area of oakland has literally nothing for fans
coming to the games except enter the building and leave swiftly.
the revitalized area the giants stadium provided up the street then what this stadium
will bring to the table in terms of night life and POPOS will be a great fan experience
that greatly puts the current one to shame in oakland.

hotels in SF, not the East Bay.

no franchise. The Warriors belong in Oakland, SF has enough going on.
There are more fans in the East Bay and Warriors games provide much

Oracle Arena holds 19,500+ spectators and is usually 95% full for every GSW game.
Why reduce seating by 1500? Can someone explain this to me? I do feel badly for
them moving but sadly the Coliseum area is a pit. The A's will eventually leave as well.

Everyone wants to move the warriors and the Oakland as to either San Francisco it
San Jose. But why? The spot they are in is so perfect yes the Oakland coliseum has a
sewage problem but that you can x or tear it Down and built a new one and move the
raiders and Oakland somewhere else. If anything move the raiders to sanjose or
something. And for the warriors there stadium is PERFECT no problems with the
building or parking !! Right o" the freeway ! Just leave them in oakland!!!

SF has to have everything? You've had the arena for like 40
years. SF is one of the few cities that doesn't have a multi
purpose arena. Why should Oakland get it when you can have a
better arena in SF? I'm from the bay and I want only the best. SF
is the best and Oakland is not, that's all it is.

This just in. The WARRIORS WILL STAY IN OAKLAND for the remainder of the decade
and forseeable future. ... Why? The environmentalist in San Francisco will tie this
property up in litigation and prevent this stadium from being built.

I'd like to see a see-thru roof, and cork-screw access from behind the seats, through
the oor (longer ramps in the back and hopefully steeper seat angle for better views.
What can be done to ensure reasonable access to Bart or CalTrain?

warriors is NOT SF basketball team as a matter of fact it was back in the day.
its base was Philadelphia just for ur info you cant just say the team belongs to SF or
its Jersey 65% of residents in SF don't even know warriors team how come you want
the team to move into most of its fans from EAST BAY
we want our team to stay and play where they are playing today

Everything about this move and location is superb except the building's design.
Typical fad architecture done by a rm obviously mesmerized by the notion of the
Zeitgeist. In 30 years it will be old hat, to be replaced by the next "in" thing. I always
thought of San Francisco as a sophisticated city. Why did they embrace this soulless
hunk of shiny metal? Welcome to the 21st Century, where the cities you know and love
will be transformed into Shanghai and Dubai! Totally regrettable.
