GENERAL SPECIFICATION

This specification is intended to cover the construction of the ------------------- as shown in the
plan and described in this specification. The entire work is to be finished in every part with a first
class job to the full extent and meaning of the plans and specification.

TECHNICAL SPECIFICATION
DRAWINGS:
The constructor shall check all drawings and schedules to ensure in good time that he has
sufficient information to carry out the work and that all the instructions, drawings and schedules
he has provide compatible information on the work to be carried out. If the contractor considers
additional detail are required, he shall notify the Engineer immediately.
The constructor shall verify all dimension and conditions at the site and shall notify the engineer
of discrepancies between actual conditions and information shown in the drawings before
proceeding with the work. This shall include the location and dimension of the grooves, reglets,
sleeves, curves openings, embedded or attached items, etc,. Refer to Architectural, Electrical
and Plumbing Works.
All dimensions shall take precedence over scale shown on plans, sections and or details. Notes
and details on drawings shall take precedence over general notes and typical details.
The constructor shall immediately notify the engineer of any conditions which in his opinion
might endanger the stability of the structure or caused distress in the structure.
Construction materials shall be stored on poured floors or roofs. It is the general constructors
responsibility to ensure that the sub-contractors are informed and do not violate this important
requirements.

SITE DEMOLITION:
All superficial obstruction shall be demolished and removed from the site to disposal areas
approved by the Engineer.

CLEARING AND GRUBBING:


Clearing All areas within which structure or related construction has to be accomplished shall
be cleared of matted roots, trees, brush rubbish, and other objectionable matters.

Grubbing shall consists of the removal of the tree strump, forest growth, and rubbish from
the work areas to be occupied by the permanent structures and from other areas with in the
indicated clearing limits as directed by the Engineer.

EARTHWORKS:
The work includes excavation, filling, backfilling, and grading required and necessary for the
proper completion of the project.
All excavation shall be performed by the contractor to the excavation lines, grades, slopes and
profiles shown in the drawings.

Excavation for structures and trenches shall be carried out below the depth as indicated in the
drawing and shall be refilled to the proper grade, thoroughly compacted.
Equipment to be used in the performance of the work shall be subject for approval by the
Engineer. The fill shall be compacted with mechanical hand tampers.
Compaction shall not be less than 95% of maximum density for t he entire depth of fill.
Any surplus materials from excavation and grading operation shall be disposed off and spread
in spoil areas designated by the Engineer except for materials class as rubbish and debris,
which shall be disposed off in dumps.

CONCRETE:
The work includes concrete construction complete in accordance with the plans and standard
specifications for concrete and reinforced concrete works.
Concrete shall be composed of Portland cement, fine and course aggregates, water and
admixtures as specified, all thoroughly mixed and brought to the proper consistency, uniformity
and temperature or final placement.
All concrete work shall be done in accordance with the standard Specification and Reinforced
Concrete as adopted by the Government, in as far as it does not conflict with the specified
provisions herein for concrete masonry. Revised proportioning of concrete shall be as follows:

Class A 1 : 2 : 4.

To be used for footings, columns, beams, and suspended


slabs.

2.

Class B

3.

Class

1:2.

Mortar to be used for plastering.

4.

Class

1:3.

Mortar to be used for hollow blocks.

1 : 2.5 : 5. To be used for ground floor slabs.

Concrete shall be placed only after all formworks, installation of materials to be embedded, and
preparation of surface involved in the placing have been inspected and approve by the
Engineer. The contractor shall provide equipment and shall employ methods which will minimize
separation of aggregates from the concrete mix.

FORMWORKS:
Forms shall be provided for all concrete thou, not indicated or otherwise specified in the plans/
details. The constructor shall be responsible for the adequacy of form support. All form work
shall be provided with the adequate clean-out openings to permit inspection and easy cleaning
after all reinforcement has been placed. All forms shall be fabricated, if necessary, so that they
can be placed without damaging the concrete.
Forms shall have sufficient strength to withstand the pressure resulting from placement and
vibration of the concrete. Forms shall be sufficiently tight to prevent loss of mortar.
Forms shall be removed in a manner that which shall prevent damage to the concrete. The
minimum time period for removal of forms shall govern where it exceeds the minimum specified
curing period.
Where the formwork for one element supports the formwork for another element, the greater
time period shall apply to both elements.

REINFORCEMENT BARS:
Steel reinforcement shall be provided together with necessary tie wires, chairs, spacers
supports, and other necessary devices.
Reinforcement bars shall be accurately cut and bent in accordance with the approved detailed
reinforcement drawings and shall be placed in accordance with the approved detail.
Construction joints shall be provided where indicated in the drawings or as directed by the
Engineer. When a construction joint is to be made, the surface of the hardened concrete shall
be thoroughly cleaned and all laitance removed. The joint shall be thoroughly wetted and
slushed with a coat of neat cement grout.
Unless otherwise specified in the plans / drawings, all reinforcing bars 16 mm and above shall
be deformed with strength; fy = 414 Mpa.
All reinforcing bars shall be accurately and securely placed before pouring of concrete or
applying mortar or grout.
All reinforcing bars shall be clean of rusts and grease or other deleterious materials which tend
to impair bond.
Unless otherwise indicated, splicing of materials shall be in accordance with the ACI 318-89.

STRUCTURAL STEEL WORKS:


Connections for which details are not indicated shall be designed in accordance
with the American Institute of Steel Construction Manual of Steel Construction,
and shall be welded or bolted.

ERECTION.
Except as modified herein, erection shall be in accordance with the
applicable specifications and standards of the AISC "Manual of Steel
Construction". Erecting equipment shall be suitable for the work and shall
be in first class condition. Where parts cannot be assembled or fitted
properly because of errors in fabrication or of deformation due to handling or
transportation, such condition shall be reported immediately to the
Construction Architect/Engineer and his approval of the method correction
obtained. The correction shall be made in his presence. Bent or damaged
parts shall be rejected. Steelwork shall be drained properly. Pockets in
structures exposed to the weather shall be filled with waterproof material.
ASSEMBLY.
The frame of steel structures shall be carried up true as shown and all match
markings shall be followed. Temporary bracing shall be used wherever
necessary to support all loads to which the structure may be subjected,
including equipment and operation thereof and piles of materials. Such
bracing shall be left in a place as long as may be required for safety. The
various members forming parts of a completed frame after being assembled
shall be aligned and adjusted accurately before being fastened. Fastening of
splices of compression members shall be done after the abutting surfaces

have been brought completely into contact. No riveting, welding, or bolting


shall be done until much of the structure will be stiffened and by has been
aligned properly. Bearing surfaces and surfaces which will be in permanent
contact shall be cleaned before the members are assembled. As erection
progresses, the work shall be bolted or welded sufficiently to take care of all
dead load, wind, and erection stresses. Splices will be permitted only where
indicated. Erection bolts used in welded construction may be tightened
securely and left in place; if removed, the holes shall be filled with plug
welds.
Field welding shall be as specified for shop fabrication of welded construction.
Any shop paint on surfaces adjacent to joints to be field-welded shall be
wire-brushed to reduce the paint film to a minimum.

HARDWARE:
All rough hardware required for the completion of the work, including nails, bolts, lag screws,
etc. and other fittings shall be installed in most appropriate manner.
Where the exact type of hardware specified are not available, suitable types having as nearly as
practicable the same operation and quality as the corresponding individual types specified
maybe substituted.

DOORS AND WINDOWS:


Unless otherwise specified, all doors shall be flush type and satisfactory made. They
shall be of tanguile framed and faced with marine plywood on both sides, glazed and
screwed in places.
Grade: Wood doors shall be constructed to meet or exceed the requirements of these
specifications.
Core Construction: Shall use wood strips placed side by side, continuous or framed
block, cross-banding on both faces and glued with
Type I waterproof glue, complying with Standard Requirements for Solid Core Doors. All
wood shall be water-repellent treated prior to assembly.
Stile Edges: Doors designed to have stile edges shall be provided as shown on the
drawings.
Top and Bottom Edges: Hardwood or softwood, in accordance with the manufacturers
latest printed standards. Top and bottom edges of doors shall be sealed with spar
varnish or other approved sealer prior to shipment.
Aluminum Windows:
Aluminum shall be of recommended quality and of proper alloy for window construction,
free from defects impairing strength and or durability.
Do not use plated or coated materials not compatible with aluminum unless it is properly
insulated with aluminum.
Provision for Hardware: Hardware shall be as recommended by the manufacturer.
Keyed-locking system should be applied.

Glazing: Wet glazing method must be employed. Only silicon glazing compound on both
sides of the glazing channel will be accepted. Glass shall be free from bubbles, smoke
vanes, air holes, scratches and other defects and cut to fit the rebates with due
allowance made for expansion.
Aluminum shall be of recommended quality and of proper alloy for window construction,
free from defects impairing strength and or durability.
Do not use plated or coated materials not compatible with aluminum unless it is properly
insulated with aluminum.
Provision for Hardware: Hardware shall be as recommended by the manufacturer.

PLUMBING WORKS:
All Plumbing work shall be done in accordance with the latest provision of the Philippine
Plumbing Code and the existing ordinances of -----------------.
Pipes shall be installed as shown on the drawings, as recommended by the manufacturer and
as directed during installation, straight and direct as possible, forming right angles or parallel
lines with building walls and other pipes, and neatly spaced. Erect pipe risers plumb and true,
parallel with walls and other pipes neatly spaced.
All pipes shall be properly supported or suspended on stands, clamps, hangers, or equivalent of
approved design. Supports shall be installed in such a manner to permit pipe free expansion
and contraction while minimizing vibration.
Do not install pipes in a manner, which interferes with other pipes, ducts, conduits, equipment
and adjacent structures of the building.
The arrangement, positions and connections of pipes, fixtures, drains, valves and the like,
indicated on the drawings shall be followed as closely as possible.
Roughing-in for pipes and fixtures shall be carried along with the building construction.
Correctly located openings o proper sizes shall be provided where required in the walls and
floors for the passage of pipes.
All items to be embedded in concrete shall be thoroughly cleaned and free from all rust, scale
and paint.
Kitchen Sink- Shall be made of stainless steel complete with accessories.

TILEWORKS:
Use ceramic tiles floor covering.
a) Size of Tiles:
300 mm x 300 mm (Glazed Wall Tiles and rough floor Tiles)
b) Mortar:

All mortar setting bed for use on floors shall be one part Portland cement to six
parts clean sand, or adhesive mortar.
c) Grout:
Grout shall be of approved type. Grouting shall be in colors to match the color of the tiles
from the manufacturers standard range of colors.
Installation
a. Install tiles with adhesive or with dry-set mortar. Slope floor tile to drain; conventional
set at all floor slabs.

b. Set ceramic floor tiles firmly in setting bed, for true surface. Joints shall be straight,
level, perpendicular, and or even width not exceeding 1.6 mm. Joints in floor and wall
tiles shall be leveled.
c. Setting bed for mortar-set tile shall be placed to a thickness of 20 mm maximum to 6
mm minimum uniformly sloped to floor drains. Setting bed for thin-set tiles shall be 3
mm thick minimum.
Final Cleaning
Sponge and wash specified work thoroughly, diagonally across joints. Final polish tiles
with clean cloth. Do not use acid cleaner to glaze tiles. If acid cleaning is required for
unglazed tiles, it shall be done ten (10) days after setting. Wet with water before cleaning
with 20% Muriatic Acid Solution. Take extreme care to protect all metal with grease. After
acid cleaning, flush tile surface thoroughly with clean water.

CARPENTRY AND JOINERY WORKS:


The lumber shall be approved quality for the respective kinds required for the various parts of
the work, well seasoned, thoroughly dried and free from large, loose or unsound knots sap,
shapes or other imperfections impairing its strength, durability and appearance.
All exposed woodwork shall be smoothly dressed and well sandpapered.
Execute all rough carpentry in the best substantial and work-man-like manner.

HARDWARE:
All rough hardware required for the completion of the work, including nails, bolts, lag screws,
etc. and other fittings shall be installed in most appropriate manner.
Where the exact type of hardware specified are not available, suitable types having as nearly as
practicable the same operation and quality as the corresponding individual types specified
maybe substituted.

ELECTRICAL WORKS:
All electrical wiring and / installations shall be of approved type and in accordance with the latest
provisions of the Philippine Electrical Code, and the existing ordinances of -----------------------.

PAINTING WORKS:

All paints shall be of approved quality or as specified.


Any top quality, acceptable first class paints shall be used to meet the standards of
grade and quality desired for the work.
Materials of one manufacturer shall not be applied over that of another, except in the
case of shop primer coat.
Colors, Gloss and Texture
Color scheme shall be as selected and approved by the Owner. Tint prime and
undercoats approximately to the shade of the final coat but with sufficient variation to
distinguish them from the preceding coat.
1) FOR CONCRETE SURFACES:
a. Wet thoroughly the surface to be painted with clean water before applying neutralizer.
b. Use two (2) coatings of water base paint to obtain water proof and smooth finish surface.
Application of the second coat shall be 24 hrs. after the first coating.

2) FOR WOOD SURFACES:


a. All wood surface shall be thoroughly cleaned, smoothly hand dressed and well prepared.
b. All nail holes, cracks and defects shall be puttied up smoothly.
c. All woods shall be treated before the application of the first coat.
d. Allow the first coat to dry thoroughly before the second coat is applied.
All colors shall be in accordance with the samples to be approved by the owner with the
advice of the Engineer / Architect in charge of the construction.
