SPECIFICATIONS

DIVISION I GENERAL REQUIREMENTS

General Conditions

The complete construction shall be under the direct supervision of a duly registered
architect or a civil engineer. The construction shall conform to all the requirements of PD 957,
National Building Code, Fire Code of the Philippines, Philippine Electrical Code, as well as
the local rules and regulations of the Municipality of Baguio City Philippines.

The contractors shall conform to the following conditions:

a. The contractor shall verify all dimensions and conditions at the site and shall notify the
engineer of discrepancies between actual conditions and information shown on the
drawings before proceeding with the work. This shall include the location and
dimensions of grooves, ringlets, sleeves, curbs, openings embedded or attached items
and etc. to refer to architectural, mechanical, electrical and plumbing drawings.

b. All indicated dimensions should take precedence over scaled dimensions from plans,
sections and details. Notes and details on drawings shall take precedence on general
notes and typical details.

c. The contract structural drawings and specifications represent the finished structure.
They do not indicate the methods of construction, unless so stated the contractor shall
provide all necessary measures to protect the structures, adjacent property, workmen
and other persons during all phases of construction.

The contractor shall immediately notify the engineer officer of any condition which
his opinion might endanger the stability of the structure or cause of distress in the
structure.

d. Construction materials shall not be stored on poured slabs. It is the general


contractor’s responsibility to ensure that the sub-contractors are properly informed and
do not violate this important requirement.

e. The contractor shall provide temporary erection of bracing and shoring for all structure
members required for structure stability during all phases of construction.

f. The contractor shall take all steps necessary to ensure proper alignment of the structure
after the installation of all structural and finished materials.
g. The contractor shall dispose and hauled the excess waste materials from its premises
and shall go over to the checklist. Make sure that the unit has been cleaned and is
clutter-free before finally closing it and turning over the unit and its key to ERVINA
B. DELIAS-CAMPUS et.al (Owner).

h. The contractor shall refer to the complete plans and drawings (spot details and call
outs) to verify the materials used not stated in this specifications.

DIVISION II SITE WORK

Clearing of the Site

The building site shall be leveled according to the plans and cleared of rubbish, roots
and other perishable and objectionable matters to a suitable sub-grade. All such unsuitable
materials shall be remove from the building site and spread uniformly over the areas adjacent
to the proposed building or otherwise indicated by the Architect or Civil Engineer in -charged
of the construction.

Staking Out the Building Line

The building lines shall be staked out and all lines and grade shown in the drawing
established before any excavation is started. Batter boards and reference marks shall be
erected at such places where they will not be disturbed during the excavation of the building.

Excavation and Backfill

Footings are designed for an allowable soil bearing pressure of 95 KPA (2000 PSF).
Contractor shall report in writing to the designer, the actual soil conditions uncovered and
confirmed actual bearing capacity of soil before depositing concrete. No footing shall rest on
fill. Footings for CHB walls and other minor structure shall be embedded at least 750 mm
from natural ground level. Backfill shall be placed in 200 mm layers and each layer shall be
compacted 95% maximum dry density. All works to be done such as backfill and compaction
shall be inspected by the engineer.

Forms for Concrete Works

All forms for concrete shall be properly braced or tied together so as to maintain the
correct positions and shapes of the concrete members. Forms shall be constructed sufficiently
tight to prevent bulging and seepage of water. Forms shall not be removed until the concrete
has attained sufficient strength to support it’s own weight and any loads that may be placed on
it. Side forms of beams may be removed earlier than the bottom forms but additional post or
shoring must be under the beams until they have attained their strength.

DIVISION III CONCRETE WORKS

All concrete works shall be mixed thoroughly until there is a uniform distribution of
cement and aggregates, and should be deposited as nearly as practicable in it it’s final
position, care being taken to avoid segregation of the aggregates. Water to be used for mixing
concrete shall be clean and free from injurious amount of oil, acids, salts and other organic
materials.
All concrete works shall be done in accordance with the standard specification for
plain and reinforced concrete as adapted by the local government using the following
proportions of concrete mixtures for various parts of the building:

Class A: (1:2:3) -------------- Footings, columns and beams


Class B: (1:2.5:5)------------ Grade beam, wall footings and CHB Wall
Class C: (1:3:6)-------------- Concrete slab on fill

The fine aggregates for concrete shall consist of natural sand or of inert materials with
similar characteristics having clean and durable grains, free from organic matter or loam. The
coarse aggregates for concrete shall consist of crushed rock of durable qualities, or clean and
hard gravel, the size of which shall vary from 20mm or 40mm. Concrete finish should have
concrete molding and casing.

DIVISION IV MASONRY WORKS

All concrete hollow blocks shall be 6”x 8”x 16” and 4” x 8” x 16” for the exterior and
interior walls respectively thoroughly wetted before laying unless otherwise specified on the
plan. The concrete hollow block walls shall be laid and cells filled with cement mortar
consisting of one part of cement to three parts of cement by volume. They shall be reinforced
with 10mm diameter reinforcing bars spaced at 0.80 m on vertical and at every three layers on
horizontal. Plastering shall be 12 mm (1/2”) thick class B concrete mixture. Provide steel wire
mesh in all joints contact between CHB and beams or CHB with the column to avoid hairline
cracks in the event of lateral movement on ground.

DIVISION V REINFORCED CONCRETE

Normal Weight Concrete

Concrete used in this work shall have a minimum ultimate compressive strength at 28
days, f’c=17.5Mpa (2,000psi). Concrete cover over reinforcing bars shall be as follows:

a. Footings, footing-tie beams (cast against earth forms) 75 mm


b. Beams and Columns (to stirrup and ties) 20 mm
c. Walls, side of footing-tie beams (cast against forms) 38 mm
d. Slabs, 20 mm

Before concrete is poured, check with all trades to ensure proper placement of all
openings, sleeves, curbs conduits and etc. relating to the work. Concrete strength for slabs on
grade shall be f ‘c = 17.2Mpa (2500psi) at 28 days.
Reinforcing Bars

a. Reinforcing bars shall have a minimum yield strength, fy = 33ksi.


b. All reinforcing bars shall be clean of rust, grease or other materials that impair
bond.
c. All reinforcing bars shall be accurately and securely placed before pouring of
concrete or applying mortar or grout.
d. Lapped splices shall be staggered strategically. Unless otherwise it is indicated,
splicing of reinforcement shall be in accordance with ACI-318. Unless shown on
plans, splices shall be as follows:

1. Intermediate Beams: Top bars shall be spliced at support and bottom bars
at the support.
2. Beams Framing to Columns: Top and bottom bars shall not be spliced
within the column or within the distance twice the member depth from the
face of the column. The splice length shall not be less than 1.4 time the
development length (Ld) in 4.2.9 below but not less than 600 mm.
3. Columns: Lap splices shall be made within the center half of column height
and the splice shall not be less than 30 mm bar diameter, welding or the use
of approved mechanical devices may be permitted provided not more than
alternate bars are welded or spliced at any level and the minimum vertical
distance between two adjacent bar splices shall be 600 mm.
4. CMU Walls: Vertical bars shall be spliced at the top of the wall footings or
footing-tie beams and the bottom of reinforced concrete, lintel beams, or
beams.

Unless indicated otherwise, all beams terminating at column shall have top and bottom
bars extending to the far face of the column, terminating in a standard of 90 degrees
hook. Length of anchorage shall not be less than 600 mm. Shop drawings for
reinforcement shall be submitted for approval of engineer prior to fabrication and
installation. Development length (Ld) of reinforcing bars shall be as follows:

DIVISION VI LUMBER

Lumber to be used in this project that will serve as structural members of the building
shall be well-seasoned, thoroughly dry and free from loose or unsound knots, shakes or other
imperfections impairing their strength or appearances. The kinds of lumber to be used for the
various parts of the building shall be as follows: Girt and door jamb – Tanguile Kiln Dry;
Ceiling joists – Tanguile rough.

DIVISION VII DOORS AND WINDOWS

Use METAL HALLOW CORE door for the main entrance and PANEL DOOR for the
bedrooms, toilet and service area and shall conform to the sizes, designs and kind of materials
shown in the drawings. Use “Kwikset” brand for door knobs and 3”x3” loose-pin hinges door
jamb shall be 2”X 5” METAL for main door and 2”x 4” Tanguile Kiln Dry for the flush door.

All windows shall be ALUMINUM SLIDING/ FIXED IN POWDER COATED


FINISH window 6MM THICK ANNEALED GLASS glass manufactured by the supplier in
accordance with the approved design of the Architect.

DIVISION VIII FINISHES

Toilet and Bath : Use 300MM X 600 Ceramic tiles for toilet flooring and walling.
Kitchen : Use 300MMX 600MM Ceramic tiles for kitchen counter.
Bedrooms : Use 600MM X 600MM SYNTHETIC GRANITE for flooring
Partitions : Use 4”thick CHB / plain cement plaster finish.

DIVISION IX ROOF FRAMING AND ROOFING

For roof framing, shall be rafter 2 “X 6” C-CHANNEL, and 2” x 3” C – purlins; for


roofing, use Pre-painted long span tile roof and Pre-painted Spanish type gutter, and other
accessories shall be recommended by the manufacturer approved by the architect and owner.
Installation shall be in accordance with the manufacturer’s recommended procedures. Care
shall be exercise in storing, handling and installing to prevent damages.

DIVISION X CEILING WORKS

Use 6MM THK. HARDIFLEX ON METAL FURRING FRAMING for ceiling joist
spaced at 0.60 m on center BOTHWAYS.
DIVISION XI ELECTRICAL WORKS

All electrical works shall be done in accordance with the requirements of the latest
issue of the Philippine Electrical Code, rules and regulation and ordinances of the local
enforcing authorities of Baguio City and the requirements of the local power company.
Electrical wiring shall be #10 stranded wire for lighting outlet, #12 stranded wire for
connection (from main entrance to power supply source) and all wiring must be encased in
Moldex or similar material. Use National brand for switches and convenience outlet and 4”
porcelain for receptacles. Only circuit breaker can be used, others will not be accepted by the
designing architect.
Used only the product with ps mark.

DIVISION XII PLUMBING WORK

All plumbing works shall be done in accordance with the approved plans and under
direct supervision and control of a licensed Sanitary Engineer or Master Plumber. The
plumbing installation shall conform to the provisions of the National Plumbing Code and the
rules and regulations enforced in the locality. The plumbing fixture and accessories shall be
of standard quality approved by the owner/developer of the proposed project. Water closets
and lavatory-colored and standard model; double bowl stainless steel kitchen sink. Use
Atlanta/Moldex ½ inch PVC Pipe for cold water line and all standard gauge 40 PVC pipe
shall be embedded on walls.

DIVISION XIII PAINTING

All paint materials shall conform to the following requirements and shall be a Boysen
products acceptable to the owner or architect. Wood surfaces to receive paint shall be free
from dust and in approved condition. The used of water on unpainted wood shall be avoided.
For concrete and masonry surfaces, dirt, fungus, grease and oil shall be removed prior
to the application of primer sealer paint, the concrete surface shall be treated with zinc sulfate
or its equivalent to neutralize the acid present to the concrete. Apply three coats of paint
respectively.
Painting shall be first class in every aspect. Paint enamel shall be applied carefully
with good clean brushes or rollers or approved spraying equipment.

DIVISION XIV FIRE PROTECTION

All works shall comply with the requirements of PD 1185 with the rules and
regulations of the local enforcing authorities of Baguio City.
DIVISION XV ELASTROMETRIC WATERPROOFING

Provide elastomeric waterproofing or its equivalent to all second floor comfort rooms.
Provide 3mm thick membrane waterproofing for roof deck open areas.
