SPECIFICATIONS

GENERAL SPECIFICATION

This specification is intended to cover the construction of THE Proposed One Storey Residential
building, as shown in the plans and described in this specification. The entire work is to be
finished in every art with a first class job to the full extent and meaning of the plans and
specification.

TECHNICAL SPECIFICATION

DRAWINGS:

The constructor shall check all drawings and schedules to ensure in good time that he has
sufficient information to carry out the work and that the instructions, drawings, and schedules he
has provide compatible information on the work to be carried out. If the contractor considers
additional detail is required, he shall notify the Engineer immediately.

The constructor shall verify all dimension and conditions at the site and shall notify the engineer
of discrepancies between actual conditions and information shown in the drawings before
proceeding with the work. This shall include the location and dimension of the grooves, reglets,
sleeves, curves opening, embedded of attached items, etc. Refer to Architectural, Electrical, and
Plumbing Works.

The constructor shall immediately notify the engineer of any conditions which in his opinion might
endanger the stability of the structure or caused distress the structure.

Construction materials shall be stored on poured floors or roofs. It is the general constructor’s
responsibility to ensure that the sub-contractors are informed and do not violate this important
requirement.

SITE DEMOLITION

All superficial obstruction shall be demolished and removed from the site to disposal areas
approved by Engineer.

CLEARING AND GRUBBING:

Clearing- All areas within which the structure or related construction has to be accomplished
shall be cleared of matted roots, trees, brush rubbish, and other objectionable matters.

Grubbing- shall consist of the removal of the trees trunk, forest growth, and rubbish from the
work areas to be occupied by the permanent structures and from other areas within the indicated
clearing limits as directed by the Engineer.

EARTHWORKS:

The work includes excavation, filling, backfilling, and grading required and necessary for the
proper completion of the project.

All excavation shall be performed by the contractor to the excavation lines, grades, slopes, and
profiles shown in the drawings.

Excavation for structures and trenches shall be carried out below the depth as indicated in the
drawing and shall be refilled to the proper grade, thoroughly compacted.

Equipment to be used in the performance of the work shall be subject for approval by the
Engineer. The fill shall be compacted with mechanical hand tampers.

Compaction shall not be less than 95% of maximum density for the entire depth of fill.

Any surplus materials from excavation and grading operation shall be disposed off and spread in
spoil areas designated by the Engineer except for material class as rubbish and debris, which
shall be disposed off in dumps.
CONCRETE

The work includes concrete construction complete in accordance in accordance with the plans
and standard specifications for concrete and reinforced concrete works.

Concrete shall be composed of Portland cement, fine and coarse aggregates, water, and
admixtures as specified, all thoroughly mixed and brought to the proper consistency, uniformity
and temperature or final placement.

All concrete work shall be done in accordance with the standard “specification and Reinforced
Concrete” as adopted by the Government, in as far as it does not conflict with the specified
provisions herein for concrete masonry. Revised proportioning of concrete shall be as follows:

1. Class “A” 1:2:4 To be used for footings, columns, beams, and


suspended slabs.

2. Class “B” 1:2 ½:5 To be used for ground floor slabs.

3. Class “C” 1:2 Mortar to be used for plastering

4. Class “D” 1:3 Mortar to be used for hollow blocks

Concrete shall be placed only after all formworks, installation of materials to be embedded, and
preparation of surface involved in the placing has been inspected and approve by the Engineer.
The contractor shall provide equipment and shall employ methods which will minimize separation
of aggregates from the concrete mix.

CONCRETE HOLLOW BLOCKS

Whenever indicated on the drawing, concrete hollow blocks 6” for exterior and 4” for interior
portion shall be held in accordance with the standard specification for concrete hollow blocks
construction.

All exposed interior and exterior hollow block walls shall be finished be finished with ½” thick
cement plaster or as specified by the ENGINEER/ARCHITECT.

All CHB surfaces have tool-joint finish. After the application of plaster, the plaster wall shall be
kept damp for a period of 3 days.

At the end of pouring of concrete on the formation of footing the first course of block wall be laid
and grouted in the wet concrete setting at least ½” in to the mixture. The first course shall be
levelled carefully and lined as it leads. Blocks are the staged up to about four level where vertical
steel is placed in position and the studs poured.

Concrete hollow block reinforcements unless otherwise indicated in the drawing or specified
herein, the following schedule shall be followed:
For horizontal reinforcement, 10mmØ rebar at every 3 layers
For horizontal reinforcement, 10mmØ rebar at 0.60m on center.

FORMWORKS:

Forms shall be provided for all concrete thou, not indicated or otherwise specified in the
plans/details. The constructor shall be responsible for the adequacy of form support. All formwork
shall be provided with the adequate clean-out openings to permit inspection and easy cleaning
after all reinforcement has been placed. All forms shall be fabricated, if necessary, so that they
can be placed without damaging the concrete.

Forms shall have sufficient strength to withstand the pressure resulting from placement and
vibration of the concrete. Forms shall be sufficiently tight to prevent loss of mortar.

Forms shall be removed in a manner that shall prevent damage to the concrete. The minimum
time period for removal of forms shall govern where it exceeds the minimum specified curing
period.
Where the formwork for one element supports the formwork for another element, the greater time
period shall apply to both elements.

REINFORCEMENT BARS:

Steel reinforcement shall be provided together with necessary toe wires, chairs, spacer supports,
and other necessary devices.

Reinforcement bars shall be accurately cut and bent in accordance with the approved detailed
reinforcement drawings and shall be placed in accordance with the approved detail.

Construction joints shall be provided where indicated in the drawings or as directed by the
Engineer. When a construction joint is to be made, the surface of the hardened concrete shall be
thoroughly cleaned and all laitance removed. The joint shall be thoroughly wetted and flushed
with a coat of neat cement grout.

Unless otherwise specified in the plans/drawings, all reinforcing bars shall be deformed with
strength: fy=_33000 psi (12mm and lower), 40000 psi (16mm and higher)
All reinforcing bars shall be accurately and securely placed before pouring of concrete or applying
mortar or grout.

All reinforcing bars shall be clean of rusts and grease or other deleterious materials which tend to
impair bond.

Lap splices shall be staggered where possible.

Unless otherwise indicated, splicing of materials shall be in accordance with the ACT 318-89.

STRUCTURAL STEEL WORKS:

All structural steel shall conform to ASTM A36 Fy = 276 MPa

Welding shall conform to AWS Standard.

Unless otherwise specified, welding electrodes shall be E70XX.

CARPENTRY AND JOINERY

1. General Condition:

a. Lumber shall be of quality of the respective kinds required for the various parts of the work,
well-seasoned thoroughly dried and free from large, loose or unsound knots, saps shakes or
other imperfections that will impair its strength, durability or appearance.
b. Framing lumber shall be of rough dimension shown on drawing. All exposed woodwork shall be
smoothly dressed and well-seasoned.

2. Joints and Anchorage:

a. All framing lumber shall be of good quality with carefully mortise and tenor joints.
b. All framing used on plans and extensions or concrete shall be properly anchored with ½”
anchor bolts spread not more than 4’ on center all along contact surface. All wooden jambs, sills
head attached to masonry or concrete shall be anchored with 2½” CWN.

3. Door and Windows:

a. Door at Main Entrance shall be panel type Narra, 1 ¼” thick.


b. Door on all bedrooms shall be flush type hollow core of ordinary plywood on both faces.
c. Door at toilet and bath shall be of flush type hollow core PVC.
d. All windows as indicated shall be casement type steel windows with 1/8” thick glass panels,
tinted and shall be provided with 3/8” square bar grilled unless otherwise specified.

4. Ceiling: All ceiling boards shall be ¼” thick fiber cement boards on metal purring.

5. Double wall partitions. Where so shown on the drawing, double wall partition shall be shall be
of ¼” thick fiber cement boards on metal studs spaced at o.30m oc.
6. Closet, cabinets, shelves, etc. shall be ½” thick ordinary plywood or particle boards unless
otherwise specified by the ENGINNER/ARCHITECT.

ROOFING AND TINSMITTING:

1. Roofing: The roof shall be covered by 0.5mm thick pre painted galvanized iron roofing sheets.

2. Flashing and counter flashing shall be 0.5mm thick pre painted galvanized iron sheets
extended at 3” into the wall.

3. Ridge, valleys and hip rolls shall be of 0.5mm thick pre painted galvanized iron sheets. Ridge
and valley rolls shall be lapped at least 25cm over roofing sheets.

4. Gutter shall be 0.5mm thick pre painted galvanized iron sheets shape into dimensions
indicated on the drawings.

5. Downspouts shall be 3ӯ PVC pipes properly secured to the walls with galvanized iron straps.

HARDWARES (Rough and Finished):

1. The contractor shall provide all rough hardware for the completion of the work including the
nails, spikes, bolts and screws, etc. Fit in place all finishing hardware specified on the plan place
in the most manner with screws to match the finish.

2. All interior doors shall be provided with exterior type look locksets. Service door shall be
provided with night latch.

3. Bedroom doors shall be provided with bedroom type locksets.

4. Toilet and bath room type shall be provided with bathroom type locksets.

PAINTING WORKS:

All painting or varnishing works for this project shall be done with the use of BOYSEN or DUTCH
BOY paint products.

Before any painting is done all surfaces must be thoroughly cleaned, smoothed and freed from
dust, dirt, grease, mortar, oil and other foreign substances.

Gloss and Texture

Color scheme shall be selected and approved by the owner. Tint prime and undercoats shall be
approximately the same as shade of the final coat but with sufficient variation to distinguish them
from the preceding coat.

For concrete surfaces:

1. Wet thoroughly the surface to be painted with clean water before applying neutralizer.
2. Use two (2) coatings of water base paint to obtain waterproof and smooth finish surface.
Application of the second coat shall be 24 hours after the first coating.

All colors shall be in accordance with the samples to be approved by the owner with the device of
the Engineer/Architect in charge of the construction.

PLUMBING WORKS:

All plumbing works and materials shall be in accordance with the National Plumbing Code of the
Philippines.

Piping shall be properly guided and pitched to ensure easy circulation, drainage and to prevent
water hammer and noise.

All plumbing fixtures to be installed shall be AMERICAN STANDARD or equivalent.

All water and sewer pipes and fitting to be used are EMERALD.
Rough in for pipes and fittings shall be carried along with the building construction. Opening for
proper sizes and correctly located for the cutting in case of omission or error and shall provide
replacement in any concrete work or flushed around pipes as maybe required.

Water closets shall be connected to soil pipes by means of flange plates to secure gas tight joints
without the use of rubber and cement.

Every water closet lavatory shall have a separate shut off.

The contractor shall supply and installed ½”Ø ARAD water meter and factory calibrated.

ELECTRICAL WORKS:

All electrical works and materials shall be in accordance with the National Electrical Code of the
Philippines.

The contractor shall provide all materials, fixtures, etc, labor and equipment to complete the
installation of electrical system base on the plan, the testing of the completed electrical system
shall be on the satisfaction of the Owner.

All material to be used in this project shall be of Philippine standards and shall bear the seal of
Underwater Laboratories, inc.as approved wiring materials:
Voltage 220V
Wiring Philflex
Devices National
Panelboard/circuit breakers National
Pipes and fittings` Emerald

All works shall be executed in good workmanship manner and shall present a good and orderly
appearance. All wiring shall be concealed as much as possible.
