SPECIFICATION

This set of Specifications shall administer the methods of construction as well as the kinds of
materials to be used for the proposed building shown in the plans and detailed drawings. The plans, detailed
drawings and these Specifications shall be complementing each other so that what is shown in one, although
not shown in the other, shall be considered as appearing on both.

GENERAL CONDITIONS

All parts of the construction shall be fully finished with first class workmanship of the meaning of
plans and specification. These specifications are intended to cover the construction of the proposed Two-
Storey Residential Building as shown on the plans and described in these specifications. The construction
shall conform to all the requirements of the National Building Code, as well as the local rules and
regulations of the Bauan, Batangas.

A. DIVISION 1 - GENERAL REQUIREMENTS

The contractor shall be responsible for securing all necessary permits related to the project, which
shall include but not limited to building permits, occupancy permit, and etc.), Contractor's All Risk
Insurance & Third Party Liability and Workman's Compensation Insurance (CARI), and other insurances
required by the Local Government Unit (LGU) and Eton Cyberpod Centris (ECC), among others, including
payment of assessed fees as may be required by the LGU, ECC and/or Regulating Agencies before the
implementation of the project. All related documents shall be submitted to the PPP Center.

B. DIVISION 2 - SITE WORK

1.0 CLEARING THE SITE

The building site shall be leveled according to the plans and cleared of rubbish, roots, and other
perishable and objectionable matters to a suitable sub-grade. All such unsuitable materials shall be removed
from the building site and spread uniformly over the areas adjacent the proposed building, or otherwise
disposed of as may be directed by the Architect or the Engineer in charge of the construction.

The contractor shall make the necessary temporary facilities such as the bodega and comfort room.
This section also includes temporary connections of electrical and plumbing utilities.
2.0 STAKING OUT THE BUILDING LINES

The building lines shall be staked out and all lines and grades shown in the drawing established
before any execution is started. Batter boards and reference marks shall be erected at such places where
they will not be disturbed during the construction of the excavation.

3.0 EXCAVATION AND LEVELLING

Excavation shall be to the depths indicated bearings values. Excavations for footings and
foundations carried below required depths shall be filled with concrete and bottom of such shall be leveled.
Where excavation for footings rest on fill, excavation shall be carried deeper until the desired stratum is
reached for safe bearing capacity of soil.

Whenever water is encountered in the excavation process it shall be removed by bailing or


pumping, care being taken that the surrounding soil particles are not disturbed or removed.

4.0 FILLING AND BACKFILLING

Backfill shall be placed in layers not exceeding six (6) inches in thickness, each layer being
thoroughly wetted and compacted by tamping or rolling. The top two (2) inches of backfill shall consist of
sand under gravel and other approved materials thoroughly compacted by wetting and compacting. Backfill
may only be done after forms have been removed from footings, piers, foundation walls and when concrete
is hard enough to resist pressure resulting from filling.

C. DIVISION 3 - CONCRETE

1.0 CONCRETE WORKS

All concrete shall be mixed thoroughly until there is a uniform distribution of cement and aggregates
and should be deposited as nearly as practicable in its final position, being taken to avoid segregation of the
aggregates.

Water to be used for mixing shall be clean and free from injurious amount of oil, acids, alkalis, salt and
other organic materials.

Proportioning of Concrete
All concrete works shall be done in accordance with the standard specifications for plain and reinforced
concrete as adopted by the government. Cement to be used shall be HOLCIM Portland cement, pozzolan
cement or any other equivalent brands more readily available in the locality. Alternative cements so selected
must meet the requirements of Portland and pozzolan cements and approved by the Architect or Engineer
in charge of the construction.

CLASS A (1:2:4) - for columns, beams, footings, and tie beams.


CLASS B (1:2:5:5) - for walks, driveways, hollow blocks mortar, filler and plastering.
CLASS C (1:3:6) - for floor and slabs on fill.

Cement for the concrete shall conform to the requirement and specifications for Portland cement.
Before concrete is placed embedded items shall have been inspected and tested, cleared, and graded washed
gravel and sand for all concrete work. Portland cement shall be Republic, Northern, Atlas or its equivalent.

Class A concrete shall be a mixture of 1 part cement, 2 parts fine aggregate and 4 parts coarse aggregate
by volume, plus enough clean water to make the mixture into a pliable paste.

Class B concrete shall be a mixture of 1 part cement, 2-1/2 parts fine aggregate and 5 parts of coarse
aggregate by a volume, plus enough clean water to make the mixture into a pliable paste.

Class C concrete shall be a mixture of 1 part of cement, 3 parts fine aggregate and 6 parts coarse
aggregate by volume, plus enough clean water to make the mixture into a pliable paste.

The fine aggregate for concrete shall consist of natural sand, or inert materials with similar
characteristics having clean, hard, and durable grains, free from organic matter or loam.

Coarse aggregate for concrete shall consist of crushed rock of durable and strong qualities, or clean and
hard gravel. Size of the coarse aggregate to be used shall vary from 20mm to 40mm (3/4" to 1-1/2′′).

2.0 REINFORCEMENT

• 16 mm diameter deformed bar


- to be used for beams, column reinforcement, and footing reinforcement as well as for footing tie
beam
• 12 mm diameter deformed bar
- To be used for beam mid span (top bars)
• 10 mm diameter deformed bar
- to be used for beams stirrups and lateral ties
• # 16 G.I Wire
- To be used for all steel bar intersections

Reinforcing steel bar shall conform to fire resistive requirements of the ASTM Standard best known
for building practices.
D. DIVISION 4 - MASONRY

6 x 8 16 CHB - to be used for all lower and upper exterior walls.


4 x 8 16 CHB - to be used for all interior walls.

All exterior concrete hollow blocks to be used for exterior floor walls shall be at least 150mm thick
while the concrete hollow blocks for interior walls unless otherwise indicated shall be 100mm thick. For
interior walls where plumbing pipes and fittings shall be located, the thickness shall be at least 150 mm.

The concrete hollow block walls shall be laid, and the cells filled with the cement mortar consisting
of 1 part of Portland cement and 3 parts sand by volume. They shall be reinforced with round deformed
bars with 10mm diameter, spaced not more than 0.80 on centers, both ways.

All exposed surfaces of concrete hollow block walls shall be finished with the specified materials
indicated on the elevation drawings. The mixture of cement plaster for concrete hollow block wall finished
indicated in the drawing shall be 1 part cement, 1 part time and 3 parts sand.

CARPENTRY AND JOINERY WORK

Lumber shall be the approved quality of the respective kinds of various parts of the work, well-
seasoned, thoroughly dry, and free from large, loose or unsound knots, shakes and other imperfections shall
be coated with creosote or equivalent.

• TANGUILE – for wood cladding on the exterior walls of the residence’s façade.
• MAHOGANY - for all exposed wood works such as door jambs, frames, joists, and cabinets.
• 4.5MM THK. HARDIEFLEX FIBER CEMENT BOARD - to be used for all types of ceiling
finishes including bathroom and toilets.
• 3/8 THK PLYWOOD - to be used for all formworks.
• 2x4x10 COCO LUMBER - for scaffoldings.

3.0 REMOVAL OF FORMS

E. DIVISION 5 – METALS

1.0 STAINLESS STEEL


• For balusters, use a 6mm thk. black stainless steel cable railing and place horizontally at 8cm
spacing from center to center while the cable extends vertically up to the ceiling without height
space.
• For roof support, flat roof joists are 150mm x 50mm spaced between 400mm to 600mm from center
to center.

F. DIVISION 6 - WOODS AND PLASTICS

1.0 Ceiling material uses 2438mm x 1219mm Hardieflex fiber cement board with 4.5mm thickness.
2.0 Kitchen area has a 2450mm x 1175mm wooden ceiling panel with 4.5mm thickness suspended 100mm
from the ceiling with the use of metal furring bars and suspension rod.
3.0 Dining area has exposed wooden lumber ceiling beams with 300mm width and 100mm thickness for
aesthetic purposes.
4.0 Living area has a slatted timber ceiling with 65.63mm width and 4000mm length extending downwards
to the floor with a height of 2700mm and a thickness of 50mm.
5.0 Kitchen counter cabinets and overhead cabinets use ¾” inches thk. marine plywood.
6.0 Bedrooms use 4.5mm thk. wooden ceiling panels suspended 100mm from the ceiling with the use of
metal furring bars and suspension rod with varying widths and lengths.
Bedroom 1 and Bedroom 2 – 500mm x 2775mm
Master Bedroom – 500mm x 5900mm
7.0 All the cabinets in the bedrooms and the kitchen shall use the same marine plywood. In connecting
each part of the cabinet use the common wire nails namely #1 1⁄2", #1", #2" and #3", the mechanism
of the cabinet is a push type.

G. DIVISION 7 - THERMAL AND MOISTURE PROTECTION

• Concrete flat roof uses warm deck construction method where the vapor control layer is sandwiched
between concrete deck and a layer of rigid PIR insulation boards. Mannok Therm Roof / MFR-
FFR insulation is a foil faced insulation board which helps further improve the thermal performance
to help achieve the desired U-Value.
• In the kitchen, use a 10mm double sided insulator especially in the range hood area. Also use
insulator in the ground floor ceiling before the Hardieflex board.
• Install a bituminous membrane coating on the concrete roof deck for strengthening concrete and
retaining walls to prevent moisture which could cause corrosion of steel reinforcement.

H. DIVISION 8 - DOORS AND WINDOWS

1.0 DOOR FRAMES

Doors and door frames shall conform to the sizes, design and kind of materials shown in the
schedule of doors and windows or as per the bill of materials.

• Service area - Panel door
• Dining area, terrace - Sliding door
• Master toilet & bath - Sliding panel door

All wooden doors shall be hung on at least 3 pieces of 102mm x 102mm loose-pin bearing template
hinges.

Door locksets to be used shall be ASSA-Abloy brand to be installed 1024mm from the finished floor
line. Rails and rollers for the sliding door shall be ASSA-Abloy brand.

2.0 WINDOWS

Tempered glass with 12mm thickness and clear glass with 6mm thickness on black aluminum frame
for all windows. Verify the design and sizes of windows reflected on working drawings.

I. DIVISION 9 - FINISHES

1.0 WALL AND FLOOR FINISHES

• The floors for the living, dining and kitchen area shall be finished with Hornitex HDF laminated
wood flooring panels with the appearance of white oak and a size of 7” x 12’ for each panel.
• The toilet and bathroom flooring shall have gray marble polished porcelain tiles with a size of
600mm x 600mm and gray troverta tiles for walls with a size of 600mm x 600mm to give it a
realistic, rock effect design.
• The kitchen backsplash shall be made of white ceramic brick tiles with a size of 215mm x 65mm.
• Interior and exterior corners of tiled floors and walls shall be provided with the necessary tile
moldings.
• All tiles for floor, walls and moldings shall be free from laminations. Serrated edges, chipped-off
corners, and other defects, which would adversely affect their appearance and strength. All joints
between tiles and moldings shall be filled with Cemex white cement and then carefully wiped.
• The kitchen countertop and bar countertop shall use 40cmx40cm white galaxy granite tiles. In
installing, use tile adhesive first before putting the granite tile then install the aluminum tile trim
on each corner and edges.
• The tile adhesive to be used in all tiles should be Holcim tile adhesive.
• The walls for the living, dining, kitchen, and bedrooms shall be painted in Boysen flat white.
• Exterior walls of the residence shall have wooden panel cladding made of tanguile wood for the
façade.

2.0 PAINTS

This section includes surface preparation and field painting of the following:
• Exposed exterior items and surface
• Exposed interior and surfaces
• Surface preparation, priming and finish coast specified in this section are in addition to shop
priming, and surface treatment specified in other sections.
Material Compatibility: Provide block fillers, primers, undercoats, finish-coat materials and related
materials that are compatible with one another, and the substrates indicated under conditions of service and
application, as demonstrated by manufacturer based on testing and field experienced.

Materials Quality: Provide manufacturer’s best quality paint material of the various coating types
specified. Paint-material containers not displaying manufacturer’s product identification will not be
acceptable.
Proprietary Names: Use of manufacturer’s proprietary product names to designate colors or materials is
not intended to imply that products named are required to be used to the exclusion of equivalent products
of other manufacturers.
Cementitious Filler: Not shrink formulations; white Portland cement with fine silicate aggregate, zinc-
oxide pigment, and reinforcing chemical binder as approved.
Thinner: As recommended by each manufacturer for the respective product.
Equipment: Provide scaffolding, staging, drop cloths, covers, brushes, rollers and spraying and other
equipment of the type, grade and size required for the proper execution of work.

Color
Colors of items or surfaces to be painted are indicated on the drawings and schedules. Provide
custom color of the finished paint system to match the Architect’s sample.

Mixing
All materials shall be factory or supplier mixed to proper application consistency. Perform job
mixing and tinting only as approved by the Architect.

Application
General: Apply finish systems in accordance with the manufacturer’s written instructions. Use
applicators and techniques best suited for substance and type of material being applied. Apply to the dry
film mil thickness for each coat as recommended by the manufacturer. Finish coats shall cover substrate
and produce a uniform finish surface, free form from sags, lap mark and other defects.

All paints to be used shall be Boysen or its equivalent and the following shall be followed:
• Exterior masonry
- latex paint primer coat 2 final coats
• Interior masonry
- latex paint primer coat 2 final coats
• Exterior wood finish
- exterior house paint and 2 final coats
• Interior wood finish
- 2 coats flat wall enamel with putty

Painting covers complete painting and finishing of wood, plasters, concrete, metal or other surfaces,
exterior or interior of the building.
All paint materials shall meet the requirements of paint materials under classification class "A".

K. DIVISION 11 – EQUIPMENT

1.0 All kitchen equipment to be used shall be Panasonic or its equivalent. The sizes should be in accordance
with the architectural plans located at the construction drawing.
2.0 In service area, the equipment is a 0.60m x 0.60m washing machine with quick dry option.

L. DIVISION 15 - MECHANICAL

1.0 PLUMBING WORKS

All plumbing works for this project shall be in accordance with the approved plans and under the
direct supervision and control of a licensed Sanitary Engineer or Master Plumber. Piping shall be properly
graded or pitched to ensure easy circulation, drainage and prevent water hammer and noise.

The plumbing installation shall conform to the provisions of the National Plumbing Code and the
rules and regulations enforced in the locality. Piping for drain, waste and vent shall be done using GI push
– on system. For the in-house water supply installation, GI pipes and fittings shall be used.

The plumbing fixtures and accessories to be provided and installed shall be follows:
• Water Closets – COOL or approved equivalent
• Lavatories – COOL or approved equivalent
• Kitchen Sink – Stainless
• Shower Heads – COOL or approved equivalent
• Soap Holder – COOL or approved equivalent
• Toilet Paper Holder – COOL or approved equivalent
• Floor Drain – COOL or approved equivalent

Where a sanitary sewer system of sewage disposal is not in operation in the locality, standard septic
vault shall be constructed as shown in the drawings.

M. DIVISION 16 - ELECTRICAL

1.0 The electrical installation shall be done in accordance with the approved plans and under the direct
supervision and control of a licensed Professional Electrical Engineer or Master Electrician.
2.0 All electric works and materials shall conform to the provisions of the latest edition of the Philippine
or the National Electric Code.
3.0 The electrical wiring shall be installed thru Emerald brand coilable PVC electrical conduit fittings and
appurtenances that conform to ISO dimensions.
4.0 Minimum size of wires shall be 2.0 mm² TW for switch and lighting line 3.5 mm2 for power line in
12mm diameter PVC conduit. There shall only be one service drop from the nearest First Bay pole to
the proposed building.
5.0 Electrical materials to be used for the electric installation shall as follows:

• Automatic Circuit breaker Akari Electric

• Outlets other wiring devices Akari Electric
• Wires/Conductors Akari Electric

6.0 The spare circuit shall be provided with an empty PVC pipe, size 19mm diameter which should extend
at least 300mm above the ceiling line. The grounding wires shall be identified, and all wires shall be
color-coded for easy identification.
7.0 The panelboard shall be provided with a circuit directory.
GUARANTEE

The Contractor shall guarantee that his work shall be free from all defects for a period of one year
after turn over and acceptance of the project and shall agree to repair and make good at his own expense
and all defects arising due to poor workmanship or materials furnished and installed.
