TECHNICAL SPECIFICATIONS
DIVISION 1 – GENERAL REQUIREMENTS
1.1 This specification are intended to cover all labor and materials for the complete
construction of all proposed project as shown in the working drawing and described
therein.
1.2 Materials and/or work not specifically mentioned in the specification, working
drawings and other Contract Documents, but is implied and deemed necessary to
complete the work shall be supplied by the Contractor, and executed in a work-manlike
manner of appropriate number, location, size and the highest quality available without
extra cost to the Owner.
1.3 The Owner reserves the right to alter and/or to omit any part of the plans with the
approval of the BFP authorized representative, any extra charge must be submitted to
the Architect and/or Engineer for approval of final acceptance.
1.4 The Contractor shall secure all permits and license as required; also, he shall be
responsible for all liabilities under workmen’s compensation, SSS insurance, etc.
1.5 The Contractor shall furnish for approval of the authorized representative with
promptness, samples as specified or required work shall be in accordance with
approved samples.
1.6 The Contractor shall guaranty the building except for works with specific guarantee
for a period of one (1) year after the final acceptance by the Owner. He shall repair,
replace and make good at his expense, all defects which may arise during the term of
guarantee and warranty due to defective marksmanship and/or inferior quality of
materials.
2.1 EARTHWORKS
A. EXCAVATION
B. FOUNDATION
Foundation shall rest on natural soil unless otherwise noted by the BFP
authorized representative; no part of the foundation shall rest on fill.
C. BACKFILLING
Prior to backfilling, all top soil vegetation and debris shall be removed and the
ground surface must be compacted. Backfill materials shall consist of approved site
excavated materials and shall be free from undesirable materials which would be
detrimental to compassion requirements.
D. FINISH GRADING
Fill and grade the whole area around the building to the indicated sub grade
elevations. Prior to grading operations, the area shall be cleared of all heavy growth
of vegetations, roots, rocks and other debris. The finish sub grade shall be reasonably
smooth and compacted, ready to revive the base source for proposed pavements.
E. DEWATERING
DIVISION 3 – CONCRETE
3.1 MATERIALS
D. Water – for all concrete and masonry works, water must be clean and free
from acids, alkali and oil. It must be suitable for drinking.
B. All concrete shall be deposited, vibrated and cured in accordance with ACI
specification 614-59.
C. All reinforcing bars shall conform to ASTM A-615 grade 40 for diameter 12
mm and smaller bars and grade 60 for diameter 16 mm and larger bars.

G. Provide dowels on Columns, Grid A-1 to D-1, Grid A-2 ton D-2, Grid A-3 to
B-3 and Grid A-4 to B-2. At 28 meters height of column, 4-16mm dia. Bar @ 0.60 meter
length of dowels.
Construct forms of the required dimension, plumb, straight and tight to prevent
leakage, brace and shore forms to prevent displacement and to support construction
loads, keep wood forms wet necessary to prevent shrinkage.
The contractor shall submit a “Pouring Request” for the approval of the Chief,
Logistics Division or his duly authorized representative prior to any concrete pouring
at least three days before the concrete pouring schedule indicating the estimated
volume of concrete and the specific portions for concreting.
DIVISION 4 – MASONRY
4.1 MATERIALS
A. Concrete Hollow Blocks – load bearing (6” for perimeter/outer wall); non load
bearing (4” for partition/inner wall) conforming to ASTM C90, in standard modular
sized with a minimum comprehensive strength of 350 psi fir individual unit respective
all bared on gross area.
D. Water for mixing – clean and free from acids, alkali and oil, it must be suitable
for drinking.
4.2 PROPORTIONS
A. Mortar – shall be one (1) part Portland cement and three (3) parts sand by
volume.
4.3 WORKMANSHIP
A. Laying – set concrete blocks in full mortar, plumb and true to given dimension
with block always set to bond breaking joints. Butter bearing numbers and flush vertical
joints full of mortar fill solidly with concrete grout and cells of units with reinforcing bars.
C. Lintels – provide concrete lintel over all new opening in masonry unit walls
and partitions, lintels shall of the size and reinforce adequately as indicated.
D. Mixing
1. Mortar materials shall be thoroughly mixed in proportions specified to
uniform color and satisfactory work ability.
2. Mortar which shows a tendency to become dry before placement shall
have water added to it and shall be remixed.
3. Re-tempering is not permitted. No mortar that has stood for more than
one (1) hour shall be permitted on mortar that has attained its initial set.
4. Mortar for exterior walls shall be mixed with waterproofing admixtures
approved by the Engineer, to the proportion recommended by the
manufacturer.
E. Wet the block thoroughly before using. The first row of blocks must be
thoroughly anchored to the concrete walls, columns or slabs. Courses shall be laid
straight and uniform with regular running bond and with vertical faces thoroughly
vertical and set through to the line.
G. All units shall be laid with mortar composed of one (1) part Portland cement
and three (3) parts of sand. Unless otherwise specified or detailed on the plan,
horizontal and vertical joints shall be 1 cm thick. Joints shall be solidly filled from the
Hollow block cells of 20 cm walls only (including bond beam blocks) shall be
filled with 1:2:4 mix pea gravel concrete passing a 3/8 in sieve. Reinforcing bars shall
have a lap of 40 bar diameter. All horizontal reinforcement must be tied to the vertical
reinforcement at their intersection.
H. The all exposed surface of the concrete hollow blocks shall be finished with
a total of 20 mm thick cement plaster with plain cement finish.
I. Cement mortar shall be mixed only in such quantities as are required for
immediate use, and any mixture which has develop initial set shall not be used. Mixing
shall be continued until a homogeneous mixture of the required consistency has been
obtained. Re-tempering and/or re-mixing of cement mortar which has partially
hardened shall not be allowed.
J. All hollow blocks shall be completely filled with the above-mentioned cement
or pea gravel concrete (as the case maybe) unless the CHB partition wall rest directly
on the floor slabs.
K. At door and window openings, unless otherwise shown in the drawing, the
jamb blocks and beam blocks over opening and below windows sills shall be
reinforced as follows:
1. Jamb blocks for 10 cm wall and 15 cm wall use one (1) 12 mm diameter
bar.
2. Jamb blocks for 20 cm walls use two (2) 12 mm diameter bars.
3. Beam blocks below window rill use one (1) 12 mm diameter for 10 cm,
15 cm, and 20 cm walls.
4. Beam blocks over opening up to 1.20 m wide for 10 cm and 15 cm wall
use one (1) 12 mm diameter bar.
L. Immediately after the removal of form all projecting wires and bolts, or other
devices used for lying forms, shall be cut off at least one (1) cm beneath the finish
surface. All hole voids, depressions and other defects shall be enlarged, roughened
and repaired with mortar of the same grades contained in the adjoining concrete
surface, all to the satisfaction of the Engineer. Cracks shall be cut and the sides dove-
tailed to a depth of at least 5 cm and shall thereafter be filled in with mortar of the same
grade as that in the original concrete.
M. Partition wall should have maximum height of 2.80 meters. ¼” thick hardiflex
or any approved/equivalent materials shall install on the top of partition wall
anticipation for future development of Second Floor or Mezzanine floor.
DIVISION 5 – FORMS
7.1 MATERIALS
B. Substitute of Lumber – any lumber equally good for the purpose intended
may be substituted for the kinds specifications upon written approval to the difference
in costs of the two (2) kinds of lumber shall be made Manila market price. Any
substitution made without the approval of the Engineer shall be at the Contractor’s
risk.
7.3 MATERIALS
For carpentry works shall conform to the following specifications and shall be
used whenever such indicated in the plan or as noted in the schedule.
C. Fasteners
1. Nails – smooth shank, zinc coated, common wire nails of local
manufacture.
2. Glue – shall be weld wood or its approved equal.
DIVISION 8 – DOORS
8.1 GENERAL
Doors shall be of the size and types indicated in the schedule an as specified
herein. Doors shall be of the quality and workmanship acceptable to the Engineer. The
Contractor shall guarantee the finished doors against twisting, warping, cracking an
such other defects due to construction and installation for a period of sixty (60) days
after the final acceptance of the building.

DIVISION 9 – WINDOWS
9.1 SCOPE
The work includes the furnishing of all equipment, labor and materials and
performing all operations in connection with the installation of analok sliding window
in strict accordance with the applicable drawings and reactions of the specifications.
The Contractor shall submit for approval shop drawings at large scale
showing all details of construction, installation and operation.
9.3 GENERAL
Windows shall include all plates, clips and necessary and bring devices.
Welding shall be grounded smooth on all exposed surface.
Unless facilities are available in the field for properly lifting bundles,
windows shall be lifted and carried individually not dropped and dragged along the
ground.
Windows shall be stacked vertically on edge and must rest on level battens
with the fittings and hinges clear of one another.
9.5 ERECTION
Windows shall be set plump and straight. Joints between window framed
and masonry shall be carefully caulked.
Window openings shall provide at least 1/8’’ clearance at sides and heads
so that windows are not forced into the openings. Sills shall slope and fall directly from
the edge of the aluminium frame.
DIVISION 10 – HARDWARE
A. Butts and Hinges – Butt sizes shall be 4”x 4”, or larger where required. Butt
widths shall be selected for the door face to clear and projecting trim. The ordinary
butt hinge shall have five (5) knuckles and a loose pin. Each panel of hinged door shall
be hung on butt hinges as follows:
After hardware has been properly fitted, all exposed parts such as knobs,
plates, pull locks, etc., which should not be painted nor varnished shall be either
covered with protective marking or removed before painting or varnishing and then re-
installed after the final coat of paint or varnish has sufficiently dried.
DIVISION 11 – FINISHES
A. Materials – all paint material shall meet the requirements for the standard
specifications of the standardization’s committee on supplies and shall be delivered to
the job site in their original containers with labels intact and seal unbroken.
B. Cleaning and Preparation of surfaces
− No painting of surfaces shall be started until surfaces have been
conditioned, inspected and approved. Hardware accessories,
machine surfaces, lighting, fixture and similar items in contact
with painted surfaces and not to be painted shall be protected
from being smeared with paint.
− Surface to be painted shall be cleaned and in proper condition
before applying paint. Oil and grease shall be removed with cloth
and cleaning solvents of low toxicity and flash point in excess of
100 F.
− Wood works shall be sandpapared and dusted clean. All knot
holes, pitch, pockets, or sappy portions shall be shellacked or
sealed with knot-sealer. Nail holes, cracks, or defects shall be
carefully puttied after the first coat with putty bleaching color of
the stain or paint. Plaster imperfections shall be filled with
patching plaster and smoothed off to match adjoining surfaces.
− Masonry or plaster shall be completely dried before any sealer or
paint is applied. After the primer-sealer coat is dried, all visible
suction spots shall be toughed up before the succeeding coats
are applied. Work should not be continued until after all spots
have been sealed. In the presence of high alkali conditions,
surfaces should be washed to neutralize the alkali.
− Metals shall be clean, dry and free from mill scale and rust.
C. The following surfaces shall be painted with the number of coats, type of finish and
color as follows:
D. Paint Application
Generally the finished surfaces shall be free from rust, drips, ridges, waves,
laps, brush, marks and variation in color, texture and finish. All colats shall be so
applied as to produce films of uniform thickness and special attention shall be given
to edges, corners and cervices which shall receive film. Thickness is equivalent to that
of the flat surfaces. Adjacent areas and installations shall be protected from drips and
smears by the use of drip clothes or other approved means.
DIVISION 12 – SANITARY
All plumbing installations herein shall be in accordance with the latest approved
edition of Philippines Sanitary Code Rules and Regulation of National and Local
Authorities concerned in the enforcement of Sanitary Laws. All plumbing works shall
be done by experienced men only under the direct supervision of a duty licensed
Sanitary Engineer or a Master Plumber.
12.2 MATERIALS
a. Sanitary System – waste and soil pipes, and vent system below the floor
shall be PVC pipes and above ground Schd 40.
b. Storm Drainage – downspot and leader, PVC pipes and fittings Schd 40,
cement pipe and fitting class 100’ or concrete pipes and fitting. RC catch basin with
cast iron grafting.
c. Domestic Cold Water Piping – Cold Water Schd 40, PVC pipe.
d. Cleanouts and Plugs – cleanouts shall be the same materials as the pipes
except those larger than 150 mm diameter. Cleanout shall be an easily accessible
place or where indicated on the plans.
e. Pipe Sleeves – standard PVC pipe of sufficient diameter to provided ¼”
minimum clearance around the pipes.
f. Floor Drains – shall be at least 125mm x 125mm cast iron body with nickel
plated bronze top (Toilet and Bathroom)
- shall be 30.0 mm x 4.0 mm steel trench (Garage)
g. Water Closets – shall be porcelain complete white, saniwares brand locally
manufactured (except as noted in the particular specification) floor standing complete
with front bowl and tank with cover. Provide tank with complete fittings. Bowl seat and
cover shall be of Duralens materials. Install a bidet complete with chrome-plated angle
valve and pipe fittings.
h. Lavatories porcelain white – shall be saniwares brand locally manufactured
350 mm x 500 mm (except as noted in the particular specifications) vitreous chine wall
– hung type, ledge-back, front-over flow, anti-splash rim, casting soap dishes, pocket
13.1 The electrical works consist of the furnishing and installation of materials
and equipment necessary and incidental in performing all electrical works, complete
as herein, specified and/or indicated in the electrical drawing.
13.2 The Electrical Contractor shall be responsible for the proper coordination
of his work with other trades including applications for the service connection and
proper coordination with Local Electrical Company.
13.3 All the materials and equipment to be used shall be new and shall conform
to the latest standards of Philippine Electrical Code. They shall be standard products
of manufacturers regularly engaged in the production such as equipment and
materials.
13.4 The drawing indicated the extent and general arrangement of the conduit
and wiring system. If any departure from the drawings is necessary, details of such
departure and reasons thereof, shall be submitted by the contractor to the Engineer
for approval.
13.5 Conductors to be used shall be type THHN for wires #12 up to the #10
and THW for wires #8 and larger conductors made except in galvanized junction
boxes, code gauge. All splices and tape shall be covered with an insulating vinyl tape.
13.6 Conduits shall be fastened to boxes and cabinets with proper bushings,
locknuts, conduits shall be manufactured by Matsushita of Japan.
13.7 All the outlets in the wiring system shall be provided with proper outlet box,
to suit the conditions of the wiring installation. Each box shall have sufficient volume
as per Philippine Electrical Code.
13.8 Tumbler switches shall be single pole, 250 volts with ampere rating and
type indicated in the drawing with stainless steel covers.
13.9 Convenience outlets shall be duplex, 250 volts, with ampere rating type
indicated in the drawing of brown, phenolic composition and provided with stainless
steel plate cover.
13.10 The Electrical Contractor shall secure the necessary wiring permit and
certificate of electrical inspection, pay all necessary fees at his own expense, apply for
permanent service connection with local electric company and request for permanent
service connection.
