PROJECT : PROPOSED 2-STOREY COMMERCIAL RESIDENTIAL BUILDING
OWNER : MR. ONOFRE E. JUNIO & MRS. MELINDA A. JUNIO LOCATION : BRGY. TELBANG, BAYAMBANG, PANGASINAN
This set of Specifications shall govern the methods of
construction and kinds of materials to be used for the proposed Project shown on the accompanying plans and detailed drawings.
The plans, detailed drawings and specifications shall be
considered as complementing each other so that what is mentioned or shown in one, although not mentioned or shown in the other, shall be considered as appearing in both. Any conflict to be found between the two should be referred to the designing Architect or Engineer for clarification.
I. GENERAL CONDITIONS
1.) All parts of the construction shall be finished with
first class workmanship to the fullest talent and meaning of the plans and specifications, and to the full satisfaction of the designing Architect or Engineer and the Project Owners. 2.) Any defective material or poor workmanship should be replaced or improved by the Contractor without additional cost to the Owner. 3.) The construction shall conform to all the requirements of the National Building Code of the Philippines and the rules and regulations enforced in the locality. 4.) All permits pertaining to the construction shall be acquired and paid by the owner. 5.) The Contractor shall furnish all the materials, labor and equipment necessary for the satisfactory completion of the project. 6.) The Contractor and the Owner or his duly authorized representative shall have overall supervision of the project. 7.) The owner or his duly authorized representative shall be allowed to inspect the progress of the works accomplished and decide on matters in conflict which may seem to be inconsistent to the contractor. 8.) Upon completion of the project, all excess materials shall be removed from the site prior to the turnover of the project to the Owner. II. CLEARING THE SITE
1.) The building site shall be leveled to a suitable grade
according to the plans. It should be cleared of rubbish, roots and other perishable materials. 2.) Such unsustainable materials shall be spread over areas adjacent to the proposed building, or disposed of as may be directed by the Architect or Engineer who is in charge of the construction.
III. STAKING OUT THE BUILDING LINES
1.) The staking shall of the building shall be done by the
contractor in the presence of the Owner or his duly authorized representative. 2.) The building lines shall be staked out and all lines and grades shown in the drawings accurately established before any excavation are started. 3.) Batter boards where construction reference marks that have been indicated should be erected that they would not be disturbed during the excavation for the foundation of the building.
IV. EXCAVATION
1.) All excavation shall be made to grade indicated in the
drawings. Where the building site is covered with any kind of fill, the excavation for footings shall be made deeper until the specified safe bearing capacity of soil is reached. 2.) If water is present at the excavation site, it shall be removed by bailing or pumping. Great care should be taken in order that the surrounding soil is not eroded or cave in.
V. BACKFILLING
1.) When the concrete poured for foundation has hardened
and can already withstand the pressure resulting from fills, the materials removed from excavations shall be used for backfilling them. 2.) The fills and backfills shall be placed in layers not more than 150mm (6”) in thickness. Each succeeding layer shall be thoroughly compacted by wetting, tamping and rolling. 3.) Fill materials shall be select borrow free from woods stump, roots or other foreign matter, property tamped to achieve sufficient load bearing capacity for concrete or slabs. 4.) The finish grade line shall be taken as the highest elevation of the existing roadway bounding the property.
VI. CONCRETE WORKS
1.) Concrete should be thoroughly mixed together such that
there is uniform distribution among the cement and aggregates. The concrete should be vibrated and its forms should be tapped as it is deposited to its final position to prevent formation of voids in the concrete member which will weaken the building. 2.) Water to be used for mixing concrete shall be clean and free from injurious amounts of oil, acids, salt, alkalis and other organic materials. 3.) All concrete works for this project shall be undertaken in accordance with the standard specification for plain and reinforced concrete as approved by the Government.
The following proportions of concrete shall be used for the
various parts of the building:
Class A (1:2:4) mix for foundation beams and footing.
Class B (1:.5:5) mix for concrete floor slabs, docks, catch basins and wall footing. (1:3) cement-sand mix for plastering (1:3) cement-sand mix mortar for CHB layering and (1:3:2) cement-sand-3/4 gravel for hollow blocks cell fillers.
4.) Mixing: All concrete shall be machine mixed, no hand
mixing shall be allowed except in case of machine breakdown at critical stages of pouring and only if permission of the supervising officer has been secured. 5.) All steels to be used at CHB layering shall be deformed bars in accordance with ASTM-305 (fs=18000psi).
6.) Compressive strength of concrete after 28 days fc’:
Class A (1:2:4) 3000psi Class B (1:2.5:5) 2500psi 7.) All intersecting bars shall be tied with #16G.I. Tie Wire. 8.) The fine aggregate for concrete shall consist of natural sand or of inert materials with similar characteristics, having hard, clean and durable grains, free from organic matters or loam. 9.) The coarse aggregate for concrete shall be of crushed rock of durable qualities, or clean and hard gravel. Size of coarse aggregate to be used shall BE 200mm (3/4”). 10.) Concrete slabs on fill shall be poured on a layer of hard gravel fill spread over well-compacted and thoroughly tamped earth fill. Each concrete slab course to be poured shall not be more than one meter wide, and each course shall be poured alternatively to the indicated floor finishes.
VII. FORMS FOR CONCRETE WORKS
1.) Forms for all reinforced concrete shall be adequately
supported and braced or tied together to maintain the correct positions and the shapes of poured concrete. Wooden forms shall be constructed sufficiently tied to prevent the bulging of concrete members upon pouring or leaking/ draining of water during curing. 2.) The forms shall not be removed until the concrete has attained sufficient strength to support it’s own weight and any temporary loads placed on it. The side forms of girders and beams may be removed earlier than the bottom forms. However, additional supports and shoring must be placed under until they have attained strength. 3.) Removal of forms (with consent of Civil Engineer) Footing 24hours Beams 14-28 days Columns 2 days
VIII. STEEL REINFORCING BARS
1.) Steel reinforcing bars to be used for this project shall
consist of standard deformed structural bars meeting ASTM specifications. 2.) The steel reinforcements for concrete shall be formed accurately according to the sizes of the columns, beams and girders, footings, slabs, etc., where they are to be used. They shall be tied together at each bar intersection with Gauge No. 16 G.I wire or by welding. 3.) No steel reinforcement should be installed unless it is free from rust, scale or other coating which would destroy or reduce the bond with concrete. The reinforcement bars must be positioned such that the space between the steel at the sides and bottom of the forms. 4.) Provide dowels or sleeves whenever necessary. 5.) Steel bars to be used as follows: No. 3 = 9mm No. 4 = 12mm No. 5 = 15mm 6.) Minimum working tensile strength of steel must not be less than 18000psi. 7.) All pouring of concrete shall b in the presence of Owner’s inspector. Inform the engineer in writing (2) days before pouring.
IX. CONCRETE HOLLOW BLOCKS
1.) Concrete hollow blocks to be used in this project shall
be Philippine made or any other brand with equal quality readily available in the locality. Use of such alternative brand shall be approved by the Project Architect or Engineer and the Owner/s. 2.) All cells of concrete hollow blocks to be laid shall be filled with cement mortar mixture of 1 part cement and three parts sand, by volume. The horizontal joints between units shall be provided with 1:3 cement mortar mixtures at least 150mm thick. 3.) The size of concrete hollow blocks to be used for these walls shall be 5” x 8” x 16”:

All concrete hollow blocks shall be reinforced with 10mm
diameter deformed bars spaced vertically at 800mm O.C. and horizontally a 600mm O.C. X. ROOFING AND ACCESSORIES
1.) The materials to be used for the roof framing such as
trusses, struts and web members shall consist of steel angles ¼” thick. Other accessories for the roof frames are shown in Details of Truss Joints in the Roof Framing Plan. 2.) Roofing sheets shall be Gauge No. 26 long span “Rib Type”. The ridge rolls, gutters, valleys and firewall flashings shall be 0.04mm thick longspan prepainted metal with epoxy baked finish. 3.) Use Gauge No. 24 plain G.I. sheet for all flashing and ridge roll. 4.) Roofing shall be fastened to steel purlins with rivets and plain G.I. straps at every four (4) corrugation. 5.) Gutter hangers shall be 1” x ¼” flat steel bar and properly welded to the side purlins. 6.) All downspouts shall be 3” diameter schedule 40 PVC pipes. 7.) Heat insulation shall be installed under the roof of the building consisting of 1 inch thick fiberglass sheets. 8.) Roofing shall have a minimum overlap of 12” (if any) and ½” corrugation sidelap, as per specified by the Philippine Steel for long span roofing.
XI. STRUCTURAL STEEL FRAMING

All shop drawing shall be shop fabricated and field bolted 6.) Shop fabrication and field erection to be supervised by qualified engineers 7.) The fabricator shall furnish the analysis and designing sheets
XII. DOORS, WINDOWS AND ACCESSORIES
1.) The designs and specifications of materials for doors
and windows to be installed for this project are shown in the Schedule of Doors and Windows detail drawing. XIII. PLUMBING WORKS AND FIXTURES
1.) Plumbing works and materials shall be in accordance with
the National Plumbing Code of the Philippines. Soil and waste pipes shall be properly graded or pitched downward to facilitate easy discharge of the solid and liquid wastes from plumbing fixtures or receptacles to their place of disposal. Sloping pipes must be well supported and rigidly suspended to prevent sagging, displacement or pipe breakage, resulting in leakage of waste matter.
2.) All plumbing fixtures should be connected to a vertical
vent pipe, with its top end extending the roof at least 0.60 meter or 2 feet. 3.) The water closets to be installed in the toilet and bathrooms in this building shall be Philippine made brand.
XIV. PLUMBING PIPES AND FITTINGS
1.) All downspouts from the roof shall be 3” diameter PVC
pipes schedule 40. The lower ends shall terminate in concrete catch basins. Underground reinforced concrete pipes, 8” and 10” in diameter shall connect to catch basins for draining the water to the street gutter fronting the building. 2.) Excavation for drainage pipes shall be carried down to proper depth, level and of the dimensions called for in the plans. Excavation should be carried down further, if necessary, to reach a firm foundation bed. 3.) All drainage pipes running within the proposed building shall be concrete pipes of the same sizes as indicated in the plans. 4.) Catch basins shall be provided along drainage lines at point where roof downspout touch the drainage pipes, catch basin walls shall be 4” CHB, at minimum of 16”x18” inside dimension.
XV. ELECTRICAL WORKS
1.) Specifications for electrical works are included in
the electrical plans of this project. 2.) For brands of materials to be used, the following are to be followed:

XVI. FIRE PROTECTION
1.) All provision shall be strictly complied with as
specified in the Rule 3 Division 10 Section 3, 1007 in the Rules and Regulation of RA 9514 or otherwise known as the Fire Code of the Philippines.
