SPECIFICATIONS

FOR
SINGLE STOREY RESIDENTIAL
BUILDING

DIVISION 1 - G E N E R A L

SECTION 0100 : SCOPE AND SPECIAL CONDITIONS

1.01 SCOPE: The work specified herein is for the completion of the proposed SINGLE STOREY
RESIDENTIAL BUILDING of located in Palos Verdes Poblacion Norte Mayontoc Tarlac Philippines.

1.02 NATIONAL LAWS, LOCAL ORDINANCES AND BUILDING RULES AND REGULATIONS:
Construction of the structure stipulated under this Specifications and related Contract Documents prepared
for this project by Engineer on record shall be in conformity with National Laws, Local Ordinances and
Building Rules and Regulations.

1.03 REFERENCE TO OTHER RELATED CONTRACT DOCUMENTS: Work listed and described in this
Specification are subject to the General Conditions of the Contract which forms part of this work.

1.04 NATURE AND SCOPE OF GENERAL CONSTRUCTION WORK

A. Work contemplated under comprehensive work shall consist of furnishing materials, labor, plant,
equipment, tools, appliances, utilities, transportation, detailed superintendence and supervision,
temporary construction of every nature, taxes, and satisfactory performance of work and operations
necessary for complete construction of this project and deliver complete in every respect within the
specified time.

B. EXAMINATION OF SITE: Visit the site of the work and examine the premises to fully understand
all existing conditions relative to the work. No increase in cost or extension of performance time will
be considered for failure to verify and know actual site conditions.

C. PERMITS & TAXES: Secure and pay for all necessary permits and taxes needed for the work.

D. INJURY TO PERSONS OR DAMAGE TO PROPERTY: The Contractor shall be responsible for all
injury to persons and damage to property caused by the works or by the workmen. The Contractor
shall be liable for any claims against the Owner on account of such injury and/or damage.

E. TEMPORARY FACILITIES: The Contractor shall make all arrangement and pay for the provisions
of the necessary electricity and water supply required for the work and shall clear away all temporary
installation before or upon completion of the work.

F. STANDARD OF MATERIALS/ PRODUCTS: All materials and products shall be new and of the
standard or premium products of reputable manufacturer approved by the Architect or Engineer. The
approval shall not relieve the Contractor of the responsibility of inspecting such materials for defects
or non-conformity of the specification. Materials and products shall bear the trademark of the
manufacturer. Substitution of specified products shall have prior written approval of the Architect or
Engineer.

G. CLEANING: The premises shall be kept at all times free from accumulations of waste materials or
rubbish caused by the various portions of work. Maintain general cleanliness and sanitation of the
site. The Contractor shall remove all unused materials, rubbish, etc. that have accumulated as a result
of his work. At the completion of the project and before final turn-over, the Contractor shall leave the
entire project site “broom clean”.

H. GUARANTEE: The Contractor shall guarantee to make good any defects in the work of the project
arising or discovered within one year after completion and acceptance of the project by the Owner.

DIVISION 2 - SITE WORK

DIVISION 3 – C O N C R E T E

1.1 Cement shall conform to Portland Cement ASTM - C150.


1.2 Concrete aggregate shall conform to ASTM C33 except aggregates failing to meet these specifications
but which have produced concrete adequate strength and durability may be subject to the approval of
the Structural Engineer.
1.3 Water used in mixing concrete shall be clean and free from injurious amounts of oils, acids, alkalis,
salts, organic materials or other substances deleterious to concrete or steel. In addition, the mixing water
for pre stressed concrete shall not contain deleterious amounts of chloride ion.
1.4 Reinforcing bars shall conform to ASTM A615.
1.5 Wires and standard for tendons in pre stressed concrete shall be subject to ASTM 416 and ASTM 421
respectively. (Disregard this Article)
1.6 Admixtures to be used in concrete shall be subject to the prior approval by the Structural Engineer. 3.7
Cement and aggregates shall be stored in such a manner as to prevent their deterioration or intrusion of
foreign matter.
1.8 Concrete cylinder samples for strength test of each class of concrete shall be taken neither less than
twice a day nor less than once for each 50 cubic meters of concrete or for each 465 square meters of the
surface area. The cylinder samples for strength test shall be taken cured and tested in accordance with
ASTM C172, ASTM C31, and ASTM C39.
1.9 ACCEPTANCE OF CONCRETE Concrete poured will be considered satisfactory if the average of all
sets of three consecutive strength test result falls below the required fc' by less than 500 psi.
1.10 CORE TEST AND LOAD TEST If individual test of the laboratory cured cylinder samples produce
strength more than 500 psi below the required fc', core test and or load test may be resorted subject to
the approval by the Structural Engineer.
1.11 MIXING OF CONCRETE All concrete shall be mixed until there is a uniform distribution of the
materials and shall be discharged completely before the mixer is recharged.
1.12 CONVEYING OF CONCRETE Concrete shall be conveyed from the mixer to the place of final
deposit by method that will prevent the separation or loss of materials.
1.13 DEPOSITING OF CONCRETE Concrete shall be deposited as nearly as practicable in its final
position to avoid aggregation due to re handling or flowing.
3.14 CURING Concrete shall be maintained in a moist condition for at least seven (7) days after placing.
Wet burlap maybe laid over the slab constantly applied with water.

2. FOOTINGS

2.1 Unless otherwise indicated in the plans, the allowable soil bearing capacity shall be based on the Final
Geo-technical Report.
2.2 Excavation for footings shall be carried to a depth as specified in the plans.

2.3 To make sure of the depth of excavation, the contractor shall excavate first at least four (4) footings
located near the corners of the proposed building. The depth of excavation shall be confirmed by the
Engineer on record as a basis of the excavation for all other footings.
2.4 The Engineer on record shall be informed of any deviation of the soil layering as compared to the first
four excavations.
2.5 Existing underground pipes, tunnels, etc. shall be brought to the attention of the Engineer on record for
evaluation.
2.6 Any excavation adjacent to an existing structure shall be provided with adequate sheet piling by the
Contractor. The sheet piles shall be properly designed to resist the earth and water pressures as well as
surcharge loading on the footings of the adjacent existing structures.
2.7 For CHB wall footings, refer to the plan drawings.
2.8 R. C. slab-in-fill shall be 0.10-m thk. with 10 mm reinforcing bars at 0.30 m o. c. each way unless
otherwise indicated in the plans.
2.9 All earth fill supporting ground slabs for floorings, parking, sidewalks, etc. shall be compacted to 95%
Proctor in layers of 0.20 m. unless otherwise specified by Engineer on record

3. REINFORCED CONCRETE WALLS


3.1 Unless otherwise indicated in the plans, the R. C. wall vertical bars shall enclose the horizontal bars.
3.2 Reinforcing bars shall have at least 30 mm (1") concrete clearances except 100 mm (4") wall where
they shall be at the center.
3.3 Carry vertical bars 600 mm (2') above the floor level to provide for splices when necessary.
3.4 Horizontal and vertical bars conforming to ASTM A615 shall have a minimum splice lapping and
wired with No. 16 G. I. wire provided that splices in adjacent bars are staggered at least 1.50 m. o.
c. (Fig. 8.7.1). Not more than one-half (1/2) of the total number of bars shall be spliced at the same
line. Splices shall be staggered a distance of at least 40 bar diameters.

4. REINFORCING STEEL BARS


4.1 All reinforcing bars shall be deformed conforming to ASTM A615- 68.
4.2 Refer to the Building Plans for the minimum yield strength of the reinforcing bars used for the specific
structures.
4.3 Development length requirements (ld) shall be as shown on the “General Notes” of the Structural Plans.
4.4 Splice and anchorage lengths shall follow those set for development lengths (ld) unless otherwise
indicated in the plans or approved by the Structural Engineer.
4.5 Equivalent metric size when used shall be as per tabulation below:

4.6 Immediately after the delivery to the site, samples of each size of reinforcing bar shall be tested. No
reinforcing bar shall be placed unless tests show compliance of the required strength.

DIVISION 5 - M A S O N R Y

15 cm (6”) Crushed coarse sand or gravel is optimal for the manufacture of CHBs. Avoid sand sourced

from rivers and coastal areas (sea sand). The quality of CHBs varies significantly from one supplier to the

next. It is recommended to procure products from suppliers with products certified by the Department of

Trade and Industry (DTI) and Department of Public Works and Highways (DPWH). Check for PS and ICC

markings on the cement to ensure product meets required specifications. (Refer to reference section for

further information).

DIVISION 5 - M E T A L S

SECTION 0510 : MISCELLANEOUS METALS

1.01 Mild Steel Plates: ASTM A 283.

1.02 Plain Steel Pipe: ASTM A 53. Welded and seamless, galvanized or uncoated as hereinafter
specified. Weight as shown or specified.

1.03 Plain Steel Bars: cold finished, carbon steel, ASTM A 108; hot rolled, ASTM A 197, merchant
quality, optional grade.

1.04 Plain Steel Sheet: ASTM A 266, for 19 gauge and lighter; ASTM A 245 for 18 gauge and heavier.

1.05 Rolled Steel Plate and Section: ASTM A 33.

1.06 Steel Grating: ASTM A 36 galvanized to conform to ASTM A123 with an average minimum
coating of 610 gm/ square meter. SDI gratings or approved equal.

1.07. Galvanized Iron or Steel Sheets: ASTM A 93, A 245 or A 246, galvanized. Type as best suited or
as indicated in plans.

1.08 Wrought Iron: Commercial grade, ASTM A 85, with plain milled finish, free from any cracks, blisters,
flaws and other defects.

1.09 Stainless Steel: AISI 304 Gauge 16 SUS of high chromium and high nickel steel, non-magnetic, non-
corrosive, fireproof, air-tight and water resistant, durable and easy to maintain.

1.10 Aluminum:
a. Extrusions: commercial alloy designation 6063-T5 or 6063-T6 unless otherwise specified.
b. Sheets: commercial alloy designation 3003 or 1100.
c. Plates: commercial alloy designation 6061-T6.
d. Casting: commercial alloy designation 214F.

1.11 Aluminum Sections of Fittings shall be anodized of a minimum thickness of 0.02 millimeters of color the
same with aluminum framing. All screws shall be stainless steel or approved alloy, countersunk flush
whenever possible.

1.12 Bolts: Conform bolts to the Specifications for Low carbon Steel externally and internally threaded Standard
Fasteners, ASTM A307. Type, shape, size, threading and corresponding nut and accessories as required.

1.13 Fastening: Commercial type except where special types are shown or required. Fastening for all exterior
work shall be non-ferrous, unless otherwise shown. Fastening for stainless steel and aluminum and for all
other interior work, where exposed, shall match the fastened metal.

1.14 Miscellaneous: Miscellaneous materials or accessories not listed above shall be provided as specified
hereinafter the various items of work and/or indicated on the drawings, or in accordance with
manufacturer's specifications.

DIVISION 7 - THERMAL & MOISTURE PROTECTION

SECTION 0700 : WATERPROOFING

1.01 Cementitious Waterproofing for Areas Below Finish Grade Line, Septic Tank, Cistern Tank.

SECTION 0710 : DAMPPROOFING

1.01 SILICONE water repellant

DIVISION 8 - DOORS, WINDOWS & GLASS

SECTION 0800 : STEEL DOORS AND WINDOWS

SECTION 0821 : POWDER COATED ALUMIUM WINDOWS

1.01 The aluminium shall be finished with the following:


1.02 A powder coating conforming to BS EN 12206-1:2004: ‘Paints and varnishes - Coating of
aluminium and aluminium alloys for architectural purposes’
1.03 Polyester Powder Coating
1.04 A Polyester Powder coating Interpon D or Syntapulvin (Not a mixture of both) applied by
Qualicoat approved applicator using a standard RAL colour in matt finish to EN12206-1 (2004).

Prior to the application of the polyester power coating the aluminium profiles are to be pretreated
using an 8-stage process of acid etching, Chrome or Chrome Free process to Qualicoat approval

SECTION 0850 : GLASS AND GLAZING

1.01 six millimeters thick tempered plate glass, flat edge polished or approved equal.

DIVISION 9 - FINISHES

SECTION 0900 : FURRING, LATHING AND PLASTERING

1.01 Gypsum plaster: ASTM C 28, fibered for base coats, or calcined for finish coat.

1.02 Masonry Cement for plastering, rendering, laying, bedding and pointing: WALCRETE or
approved equal or Portland Cement: ASTM C 150.

1.03 Sand: screened S-1 sand as per ASTM C35-67.

1.04 Water: clean, free from oils, acids, alkali, organics and other injurious matter.

1.05 Plaster Reinforcement: synthetic fiber.

1.06 Ceiling Suspension System: hot dipped galvanized steel.

1.07 Hangers and other fastening: Hanger wire

SECTION 0910 : CEMENT FINISH

1.01 Steel trowel finish: Provide score joints whenever required. For surfaces to be painted with latex
paint. For curbs, gutters, catch basins, manhole covers, splash blocks, and stepping stone borders, trenches.

1.02 Wood trowel finish: Provide score joints whenever required. For surfaces to be painted with
textured paint.

1.03 Tooled joint finish: Surface preparation shall be plain cement plaster finish with tooled horizontal
mortar joints.

1.04 Bare concrete finish: No screeding is required.

1.05 Plain cement plaster finish: Consisting of the scratch and finish coats, both consisting of one part
Portland cement and two parts clean, washed sand, measured by volume.

1.06 Grooved surface or concrete with rustication: use prefabricated PVC grove joints to mark the
surface.

1.07 Smooth rubbed concrete finish: an off-form finish.

SECTION 0920 : TILEWORK

1.01 300 x 300 mm Ceramic tiles

1.02 Grout and Adhesives: Allgemine Bau-Chemie Phil., Inc. (ABC) or as per tile manufacturer’s
recommendation. Color to match tile and as per Architect’s selection.

SECTION 0932 : FIBER CEMENT BOARD DRY WALL

1.01 Fiber cement board shall be a cellulose fiber reinforced cement building sheet with one smooth
face. It shall be manufactured as per ISO-DIS 8336. HARDIFLEX or approved equal.

1.02 Framing: non-corrosive, hot dipped galvanized steel.

1.03 Fasteners: wood screw, common wire nails or blind rivet as per manufacturer’s recommendation.

1.04 Adhesives to conceal joints and fasteners: tape and joint compound and putty as per
manufacturer’s recommendation.

SECTION 0980 : PAINTING

1.01 All paint materials shall meet the requirements of the standard specifications of the
Standardization Committee on Supplies and shall be in accordance with the latest Classification Class "A"
of the Institute of Science, Manila.

1.02 The use of ready mixed paint may be allowed in the project provided that such paint is in
accordance with the Standard Specifications No. 13 of the Philippine Government.

B. Metal Surfaces: Interior


1st coat: metal primer
2nd and 3rd coat: enamel paint

C. Concrete, Stucco, Plaster and Hollow Block Surfaces


1st coat: concrete sealer
Putty: masonry putty if needed
2nd and 3rd coat: latex paint -flat, semi-gloss or gloss finish

D. Plaster surfaces for Kitchen, Toilet and Shower Walls.


1st coat: primer and sealer
Putty: minor cracks and surface imperfections prior application of topcoat.
2nd and 3rd coat: urethane paint

E. Concrete Floors
1st coat: primer and sealer
2nd and 3rd coat: acrylic water based epoxy paint

DIVISION 10 – SPECIALTIES

SECTION 1020 : BATHROOM FIXTURES AND ACCESSORIES

1.01 Water closet: P-trap wash down water closet with tank trim, stop valve, seat and cover.

1.02 Lavatory: vitreous china, undercounter type and lever type taps with chrome plated pop-up drain
and P-trap supplied with flexible hose.

1.05 Toilet Paper/ Soap Holder: chrome

1.06 Shower Head: chrome plated.
