GENERAL NOTES AND SPECIFICATIONS

A. GENERAL CONDITION

These specifications are intended to cover the construction of the proposed One-Storey
Residence as shown on the plans and described in these specifications. The entire work is to
be finished in every part with a first class job to the full extent of the meaning of the plans
and specifications

The proposed structure is a combination of steel, concrete and lumber with specification
and descriptions shown on plan. To give way to some improvements and to correct some
distortions that cannot be avoided there shall be some minute revisions and alternations of the
plan but the design shown herein.

B. WORK SUPERVISION

All construction work shall be done in accordance with the latest edition of the National
Building Code of the Philippines as provided in section 308.

All construction work shall be done with the direct supervision of the designing Architect
and or Civil Engineer duly licensed by PRC.

C. WORKMANSHIP

All work shall be done by competent personnel. Skilled carpenters for carpentry works,
competent masons for all concrete and masonry works, highly trained plumber or skilled
sanitary pipe installer, electricians, painters and active laborers.

D. STAKING OUT

Boundary monuments shall be properly established and be located and proper set shall be
checked with the drawings. The building shall be staked out with all the lines and grades
shown on the drawings shall be established before excavation is started. Basic batter boards
and reference work shall be erected at such places where they will not be disturbed during the
construction of the foundation.

E. EXCAVATION, LEVELLING AND EARTH WORKS

Site stripping to be carried out only in areas where building work is to be carried out
immediately thereafter.

Excavation shall be to the depths indicated bearings values. Excavations for footings and
foundations carried below required depths shall be filled with concrete and bottom of such
shall be leveled. Where excavation for footings rest on fill, excavation shall be carried deeper
until the desired stratum is reached for safe bearing capacity of soil. Whenever water is
encountered in the excavation process, it shall be remove by paling or pumping. Care is
being taken that the surround particles of soil are not disturbed or removed. Excavate over
site of public footpaths, walls, etc., to the depths shown on drawings or such other depths as
may be necessary.

Note: All depths and levels shown on drawings are provisional, and are to be taken down
until the architects or engineers judgment, a goo level is reached for foundations, etc.

F. FILLING AND BACKFILING

Filling materials shall be poured and compacted as required for the area and elevation of
the building as specially indicated on the drawings.

Backfill shall be placed to in layers not exceeding six (6) inches in thickness, each layer
being thoroughly wetted and compacted by tamping or rolling. The top two (2) inches of
backfill shall consist of sand under gravel and other approved materials thoroughly
compacted by wetting and compacting. Backfill may only be done after forms have been
removed from footings, piers, foundation walls and then concrete is hard enough to resist
pressure resulting from filling.

G. FOUNDATION WORKS

Excavation for foundations shall be variable and should not depend on the plan unless
preliminary site investigation on type of soil is conducted. Depth of excavation shall vary
until hard surface is reached or piling shall occur of otherwise. Dimensions and specification
for reinforcement was shown on the plan. All foundations shall have a stiffener in a form of a
tie beam to be laid right after the concrete footing. Cementing materials to be used shall be
premium and of approved type and quality with a mixing ratio.

H. CONCRETE WORKS

Concrete mixtures to be used in this project are the following:


CLASS A: 1:2:4 – for columns, beams, footings and tie beams
CLASS B: 1:2:5:5 – for walks, driveways, hollow blocks mortar, filler and plastering
CLASS C: 1:3:6 – for floor and slabs on fill

Cement for the concrete shall conform to the requirement and specifications for Portland
cement. Before concrete is placed embedded items shall have been inspected and tested,
cleared and graded washed gravel and sand for all concrete work.

Portland cement shall be Pacific Cement, Apo Cement, Holcim Cement, Grand Cement
or its equivalent.

I. REINFORCEMENT AND STEEL WORKS

Steel reinforcements to be used in this project are the following:


16 mm dia. deformed bar – to be used for column reinforcement
16 mm dia. deformed bar – to be used for beams and footings reinforcement as well as for
footing the tie beam
12 mm dia. deformed bar – to be used for horizontal and vertical bar
10 mm dia. deformed bar – to be used for beams stirrups and lateral ties
#16 G.I. wire to be used for all steel bar intersections
G.I. 6-40 – 40000 PSI
G.I. 6-60 – 60000 PSI
DESIGN MATERIALS STRESSES:

1. Concrete compressive strength(fc’) 20.7 MPa (3000 psi) for footings, grade beams, roof beams,
columns slab on grade, & others.
2. Reinforcing steel yield strength (fy) =206.84 MPa (33000 psi)
3. Structural steel yield strength (fy) = 248 MPa (36000 psi)
4. Masonry compressive ultimate strength (fm) = 3.10 MPa (450 psi)
5. Masonry concrete group compressive strength (f c’) = 13.8 MPa (2000 psi)
6. Masonry reinforcing steel yield strength (fy) = 275 MPa (40000 psi)

Reinforcing steel bar shall conform to fire resistive requirements of the ASTM Standard
best known for building practices.

J. MASONRY WORKS

All concrete works shall be done in accordance with the latest government standard on
concrete proportioning. All cementing materials shall be provided type and quality.

Concrete Hollow Blocks to be used in this project are the following:


6” x 8” x 16” CHB – to be used for all lower and upper exterior walls
4” x 8” x 16” CHB – to be used for all interior walls

Concrete hollow blocks shall be non-load bearing block and should conform to fire
resistive ratings.

All units shall be restored for a period of not less than that time unless the strength
exceeds those mentioned in these specifications.

K. CARPENTRY AND JOINERY WORKS

All lumber used throughout the work shall be well seasoned and dry, free from sap,
shakes, large or loosed knot, waney edges and other imperfections. Lumber shall be approved
quality of the respective kinds of various parts of the work, well-seasoned, thoroughly dry
and free from large, loose or unsound knots, shakes and other imperfections shall be coated
with creosote or equivalent.

All lumber and other carpentry materials to be used shall be applied with wood preserver
to avoid defects cause by termites and other pest. All carpentry works to be done herein shall
be done by skilled carpenters with direct supervision of a duly license architect or civil
engineer or their authorized representatives.

TANGUILE – for all exposed wood works such as door jambs, frames, joists, and cabinets
APITONG – for all unexposed lumber for framings
1/4” THK HARDIFLEX BOARD – to be used for all types of ceiling finishes including
bathroom and toilets
3/8” THK PLYWOOD – to be used for all formworks
2X4X10 COCO LUMBER – for scaffoldings

L. REMOVAL OF FORMS

SPECIFIED CURING TIME:


Suspended Slabs: 28 Days
Beams: 28 Days
Columns and Walls: 3 Days
Foundations: 3 Days

M. ARCHITECTURAL FINISHING SCHEDULE

FLOORING
 Flooring for ground floor shall be 24” x 12” Ceramic Tiles.
 Flooring for second floor shall be 8” T&G Mahogany Wood Plank.
 Flooring for toilet and bath shall be 8” x 8” Ceramic Tiles any color and brand.
 Flooring for porch (ground floor) shall be 16” x 16” Ceramic Tiles.

WALLING
 All interior walling shall be plain cement finish white in color gray or brown painted
baseboard.
 All exterior walls shall use plastered painted finish. Other finishes shall be followed
strictly as indicated on plans.

N. DOORS AND WINDOWS WORKS

Wood doors shall conform to the best commercial standard. Doors shall have wood
preservative treatment, insect treated and kiln-dried. Windows shall be installed forcing or
distortion so that sills and heads are level and jambs are plumb. Window frames shall be
securely anchored into the supporting construction. Joints between aluminum windows and
aluminum members including mullions shall be set in mastic and weather stripping of the
type recommended by the window manufacturer and as approved to provide completely
water-tight joints. After installation and glazing, each window shall be checked for proper
operation and adjusted as necessary to provide an even sash edge contact of opening sash.
Aluminum surfaces shall be cleaned and any staining or discoloring of the finish shall be
restored or the unit replaced.

A sample of a window and associated furniture is to be supplied and the approval of the
architect obtained prior to any installation. For fire safety purposes (means of escape)
windows suitable for escape/rescue are to be provided from inner rooms and bedrooms
including ground floor bedrooms in dwellings, other than bedrooms with doors which give
direct access to the outside at ground level.

O. GLASS AND GLAZING WORKS

Glass shall be provided in locations as indicated and the corresponding type specified on
architectural drawings. All standard procedure on glass and glazing work must be
implemented to ensure correct fitting and glazing in order to preserve the physical strength of
the glass when used as intended on any building interior and exterior application.

P. ROOFING, TINSMITHING AND METAL WORKS

Roofing materials specified herein shall be gauge 26 Long Span Pre-Painted S-Tile Rib
Type. Flashing, ridge rolls and valley roll shall be gauge 26 Pre-Painted. Gutter shall be pre-
formed gauge 24 Pre-Painted and design are shown on the plans. Roofing S-tiles are to be
tested for strength and permeability. A representative selection of tiles from each
consignment delivered on sight shall be made in the presence of the clerk of works.

Provide proprietary truss clips for connecting trusses to wall plates in accordance with the
truss manufacturer’s recommendations. Temporary battens shall be nailed to each side of the
ridge to maintain position and the trussed rafters secured to the wall plate at each end with
1.00 mm thick (20 SWG) galvanized steel truss clips and fixed with minimum 30 mm long
by 3.75 mm (9 SWG) sherardized square twisted shank nails. Trussed rafters shall be stored
vertically supported at the design bearing points (wall plate positions). The supports shall be
level and at such a height as to ensure that any rafter overhangs are free from ground contact.
All supports shall be firm and safe and the storage shall be on firm level ground free of
vegetation. All trusses shall be protected against exposure to rain in such way as to allow for
the free circulation of air.

Metal straps, bolts, joist hangers, etc., and metallic coatings shall comply with relevant
sections of metal work. Provide galvanized mild steel or stainless steel joist hangers of
approved manufacture at all party walls.

Q. PLUMBING AND SANITARY WORKS

All plumbing works done herein shall conform to the latest Plumbing Code of the
Philippines. All plumbing and sanitary works shall be done by a component pipe installer
with the direct supervision of a duly licensed master plumber or sanitary engineer.

All plumbing materials, bathroom and kitchen accessories to be used shall be brand new
and of approved type and comparative study.

R. ELECTRICAL WORKS

All electrical and wiring installations done herein shall be in accordance with the latest
Electrical Code of the Philippines. All installations to be done shall be executed by a
component and skilled electrician with the direct supervision of the duly licensed electrical
engineer. All wiring shall be properly embedded inside a conduit pipe and shall also be
properly grounded.

S. PAINTING AND AUXILIARY WORKS

All painting works to be done shall conform to the desire of the designer and shall be
done by a competent painter with all the pre-cautions and safety measures to avoid accident.
Surfaces to be painted shall be applied a primer surface and must see to it that acids and dirt
are removed before painting procedures occur. All paints to be used shall be Davies or
Boysen or its equivalent and the following shall be followed:

 Interior Masonry Latex Paint Primer Coat 2 Final Coats
 Exterior Wood Finished Exterior House Paint and 2 Final Coats
 Interior Wood Finished 2 Final Coats Flat Wall Enamel and must receive Putty

Painting covers complete painting and finishing of wood, plasters, concrete, metal or
other surfaces, exterior or interior of the building. All paint materials shall meet the
requirements of paint materials under classification class “A”. All colors shall be in
accordance with samples to be approved by the color choice shall be left to the owner of the
building with the advice of the architect in charge of construction.
