S P E C I F IC A T I O N S
I. GENERAL CONDITIONS
All the specifications of this project are based upon the regulation of the following code
as follow: The National Building Code of the Philippines, The Fire Code of the Philippines, The
Electrical Code and the following code if necessary.
This specification will compliment the plans prepared by the Architect/Engineer. In case
of conflicts between plans and the specifications, the attention of the Architect/Engineer shall be
called for his decision.
All measurements shall be verified at the job site. In case no dimensions are given
references to grids shall be made, while on others, scale measurements shall be taken giving
reasonable for reproductions inaccuracies.
1. SCOPE OF WORK
The work includes the furnishing of all materials, tool and equipments, and the
labor for the completions of the project.
2. LOCATION
The site shall be physically pinpointed by the Owner and shall be verified by the
Contractor based on the location plan. Responsibility for the determinations of the
exact location rest on the Owner and Contractor shall not be liable for error in the
location. The Contractor however, shall be responsible for the staking out the
building and for the establishment of the correct grade.
3. CLEARING, GRADING & BACKFILLING
The Contractor shall be clear the building site at least 3.00 meters in all directions
outside the building line shall grade the area within the clearing lines. Filling shall
be in 6th layers, leveled and tamped. No footing shall be place on fill. Filling may
be of earth gravel or mixture thereof.
II. CONCRETE & MASONRY WORKS
1. SCOPE
All concrete work shall be done in accordance with the pertinent provisions of the
National Building Code and ACI Code 318-95. Masonry works shall conform to
ASTM C90 G-1 OR G2.
2. MATERIALS
Portland cement shall conform in standards 40 kilo bags.
Fine aggregates: natural stones: maximum size 2.54 cm.
3. CONCRETE PROPORTIONS
a. Class “A” (1:2:4) . fc’ = 3,000 psi for all columns, beam 2nd floor slab

b. Class “A” (1:2:4) . fc’ = 3,000 psi for all footings / hallway
c. Class “B” (1:2:5) . fc’ = 2,500 psi for all slabs on grade
d. Deep wet concrete surface three times a day for 7 days after placing
e. Remove frameworks as per best standard sound engineering practice.
4. GROUT, MORTAR & PLASTER
Grout – 1:3 for edge joints For cells of CHB – 1:3:3 (pea size gravel only)
Mortar – 1:3 Plaster – 1:2

5. MASONRY
Soak blocks thoroughly, lay plum and true to line on 3/8’ thick cement lime
mortar bed, Class B mixture.
All steel reinforcement shall be cold-rolled steel of local manufacturer size as
indicated in the structural details.
III. CARPENTRY & MILL WORK
1. SCOPE
All lumber shall be dry and free from defects.
Apply anti-termite
2. KIND OF LUMBER
A. Yakal – for jambs and heads
b. Coco lumber – for all forms and scaffoldings
3. DOORS
All doors to be 1-3/4 finished thickness except for toilets which shall be 1-1/2
finished thickness. Panel Type Door Tangile.
4. CABINETS
A ¾ thick. Plywood for kitchen cabinet
5. CEILING
5A 1.5 x 2 metal furring space @ 0.6 x 0.4 with 3.5 thick flexboard
IV. HARDWARES
1. SCOPE
Provides all rough hard wares required including nails, bolts, lag screw and all
finishing hard wares, and such other hard wares necessary to complete the work.
2. MATERIALS
Butts and hinges: loose pain, ball tip butts, 3”x3” 3 piece per door. One piece door
knob (US Brand)
3. WORKMANSHIP
Finishing hardware shall be installed by skilled carpenters without damaging the
finish of the door or any surface.
V. WINDOWS & GRILL

1. SCOPE
Aluminum Powder Coated Sliding and Awning Window
2. MATERIALS
Stair and Terrace Grills shall be mild steel, wrought iron of local manufacturer.

VI. ROOFING & TINSMITHING WORKS
1. SCOPE
Provide all tinsmithing work and other accessories such as rivets and thick screw
to complete the tinsmithing work.
2. MATERIALS
All materials shall be Molave matte gray Roofing Sheet.
For roofing, all scratches & damages surfaces shall be refinished to match the
adjacent surface.
Steel trusses for roof framing use angle bar for top and bottom cord and C-Steel
purlins.

VII. PLUMBING WORKS


1. SCOPE
Work includes the complete installation of the plumbing system including fixtures
and the connections of the water system.
2. WATER METER
The Owner shall make all the necessary arrangements in water district for 1 meter
in all deposits, fees shall be responsibility of the owner.
3. MATERIALS
All piping materials shall be PPR pipe
Fixture shall be American standard (white). Stainless kitchen sink TEKA.
Shower heads, valves and other toilet fixtures shall be chrome or nickel polished.
Hose bib shall brass.
4. WORKMANSHIP
All fixtures are installed by skilled workmen without denting, bruising or
scratching the surface of the fittings and fixtures using approved equipment for
the purpose.
5. GUARANTEE
The plumbing work shall be guaranteed by the contractor in writing for six
months after acceptance against defects.
VIII. ELECTRICAL WORKS
1. SCOPE
All electrical work shall conform to the requirements of the National Electrical
Code and the rules and regulations of the power company
2. WIRING SYSTEM
All electrical wires shall be in ½” dia. and ¾ dia. and mold flex pipe or
unplasticized electrical conduit as indicated in the plan.
All wires be TW and thin stranded wire minimum size shall be
#14 AWG. Royu brand Circuit Breaker, Switches and outlet Royu brand.

IX. FEES AND LICENSES

All permits, deposits, inspection fees or licenses in connection with the electrical works
shall be responsibility of the owner including the arrangement of the service connection of the
electrical system.
1. OUTLETS
All convenience outlets are duplex type, 15A, 18” from the finished floor line.
Wide series Royu.
2. ELECTRICAL METER
The Owner shall make all the necessary arrangement in electrical provider for the
installation of one (1) watt hour meter.
3. SERVICE EQUIPMENT
The service equipment consists of integrated circuit breaker, circuits as indicated
and rated. The breaker shall be mounted 6” with top of enclosure above finished
floor line.
4. TESTING
The whole electrical system shall be free of grounds and
short circuits.
5. GUARANTEE
The electrical works shall be guaranteed by the contractor in writing for six
months after acceptance against defects.
X. PAINTING FINISHING
1. SCOPE
All exterior of the buildings shall painted (elastomeric paint)
Paintings shall be done in minimum of two coats, primer and
final coat.
All surfaces to be painted shall be clean and dry before painting.
2. MATERIALS
All materials including and latex shall be new of Davies’s or Boysen paint brand
and in their original container or equal.

XI. CLEANING
1. Upon completion of the work, remove all paint spots, rubbish and repair any
damage to work no matter or who caused.
2. Leave premises broom clean and in perfect order and repair ready for use and lead
occupancy.
