SUBJECT : GENERAL SPECIFICATIONS

DIVISION PSGE PREPARATION OF SITE AND GENERAL EXCAVATION


Consists of furnishing of all labor, equipment materials, and performing on all
operations in connection with excavation and the removal of all surplus
excavated materials, and debris, in accordance with the requirements of
drawings, as specified herein and subject to the terms and conditions of the
Contract Documents.

CONCRETE After finishing surfaces, curing shall be done by keeping concrete


CURING continuously moist for at least one (1) week after pouring. Floors and vertical
surfaces may be sprayed with an approved preparation to retard evaporating
water or moist provided spraying is not objectionable because of subsequent
finish. Curing shall begin as soon as concrete has attained its initial set.

REPAIR OF Repair of concrete imperfection shall be completed within twenty-four


CONCRETE (24) hours after removal of forms. Pine shall be neatly removed from
exposed surfaces.

FLOOR The contractor shall note carefully the specified floor finishes and prepare
FINISHING the slabs suitable in surface and elevations to satisfy the said purpose.

DIVISION CJ CARPENTRY AND JOINERY


WORK The work included under this Division includes all labor materials,
INCLUDED and other facilities and satisfactory performance of all carpentry and joinery
work shown on the Drawings and specified herein.

QUALITY OF Lumber shall be of approved quality of the respective kind for the various
LUMBER parts of the work well seasoned, thoroughly dried, and free from
imperfections impairing its strength, durability or appearance.

PROTECTION Lumber shall be protected and kept under cover, and shall be carefully
AND STORAGE piled off the ground. Protection from weather is necessary.

WORKMANSHIP All lumber and plywood shall closely matched unless specified. Shapes and
surfaces shall be true to details, clearly cut and shaped. Scribing, mitering
and joining shall be done accurately and neatly to conform to good carpentry
practice. All plywood and wooded panels all be cut in conformity with the
Drawings and details.

MATERIALS All door sashes except for main services doors which are panel doors

(DOORS) (sun dried) as shown in the door schedule shall be flush type, splint hollow
core. Veneer for doors shall be ½” thick plywood of the kind called for the
schedule of doors. All lumber used shall be sun dried and completed doors
shall be guaranteed against warping, shrinkage, pulling apart, and if found
defective; it shall be replaced by the contractor.

DIVISION CM CEMENT AND MASONRY WORK


WORK The work included in this division shall include labor, materials, equipment
INCLUDED and other facilities for the satisfactory performance of all necessary activities
to complete the cement and masonry works, which are given in the drawings
are specified herein.

MORTAR Cement mortar shall be one (1) part of Portland cement and two (2) parts of
sand by volume but not more than one (1) part of Portland cement and three
(3) parts of sand by volume material. The contractor shall clear and grade the
building site three (3) meters all around it.

DIVISION RC REINFORCED CONCRETE


WORK The contractor shall furnish all labor and materials to complete concrete
INCLUDED work indicated as specified herein, or both, cooperate with other trades
regarding the installation of embedded items.

MATERIALS Cement: Portland Cement shall be used and shall conform to the
“Specification for Portland Cement” (ASTM C150 Latest Revision) for type 1
Portland Cement.

PROPORTIONING All concrete work shall be done with the standard specification for concrete
OF CONCRETE materials and the following materials and the following proportions shall be
used unless otherwise indicated in the drawings:
CLASS AA: (1:1.5:3) for all concrete under water; water/septic tanks, retaining walls
CLASS A: (1:2:4) for all concrete columns and slabs and/or floors;
CLASS B: (1:2.5:5) for all footings and stairways;
CLASS C: (1:3:6) for all concrete slabs or steps on fill or on the ground;
1:3 (cement-sand) for plastering and mortar.

CONCRETE Concrete aggregates shall be well-graded, clean hard particles of


AGGREGATES gravel, sand or crushed rock (conforming the ‘Specifications for Concrete
Aggregates”: ASTM C 33, Latest Revision.
Maximum size of Aggregates shall be one-fifth (1/5) of the narrowest
dimension between forms and not larger than three-fourths (3/4) of the
minimum clear spacing between the main reinforcing bars and in no case
longer than 50mm. (2 inches) in diameter except that larger dimensions may
be allowed in massive concreting with written permission to the Engineer.
WATER Water used shall be clean and potable; that is free from injurious amount of
acids or oils and any organic matter that may be detrimental to both the
concrete and steel.

FORMS The contractor shall provide correct alignment of layout to conform with the
forms to be manufactured or made without any alteration. Constant forms
complete with center cores, conform to shape, form line under load, and to
provide stability.

PLACING OF All reinforcement shall be placed in accordance with the plans furnished
REINFORCEMENT by the Engineer or Architect whose decision shall be final in such cases,
unless otherwise placing reinforcements shall be in accordance with ACI
Building Code (ACI-318).

CONCRETE Wall and partitions of floors, toilet and bathrooms requiring CHB (as shown
HOLLOW in the drawing) shall be locally made hollow blocks with a minimum
BLOCKS (CHB) compressive strength of 700 PSI for individual unit. For exterior wall use 4” x
8” x 16” CHB. For walls needing concrete hollow blocks above the ground
floor lone including interior walls of toilet and baths, use 4” x 8” x 16” CHB.

LAYING-OUT OF Wet the blocks thoroughly before using. The first row of blocks shall be
HOLLOW BLOCKS properly anchored to the columns or walls, or slabs. Courses should be laid
straight and well-dumped. Use 10 mm diameter reinforcing bars, spaced at
32” on centers for vertical bars and every three (3) layers for horizontal
reinforcements.

DIVISION PL PLUMBING WORKS


WORK The work to be undertaken under this division shall consist of the
INCLUDED furnishing of materials, labor, and other facilities for the satisfactory
performance of all works necessary for the complete installation, testing and
operations of the sanitary facilities in accordance to the applicable drawings
in this division of the Specifications consisting of, but not limited to the
following:
■ Sanitary sewers from the building and their connection to the public
system as shown in the drawings.
■ Roof and Ground drainage and connection to existing from drainage
system as per plan.
■ Soil, waste, and vent pipes systems within the building as per plan.
■ Water service connection to the building going to the existing water
main,
■ Plumbing mixtures, trims, fittings, and accessories;
■ Securing all necessary permits, the cost of which is to be borne by the
contractor; and
■ All works shall be referred to all Architectural, Structural, Electrical,
and Mechanical plans and specifications shall investigate all possible
interferences and convictions affecting the work and with accordance
to the Plumbing Code of the Philippines.

WATER SYSTEM Upon completing the rough-in and before setting fixture the entire

piping system shall be tested at a hydrostatic pressure of one and one half
(1.50) times the expected working pressure in the system.

GUARANTEES The Contractor shall furnish the Engineer or Architect a written guarantee
covering the satisfactory operation of the Plumbing Installation in all the
parts for the period of one (1) year after date of final acceptance.

DIVISION PFA PLUMBING FIXTURES AND ACCESSORIES


GENERAL All works to be considered shall include all plumbing fixtures and
accessories as shown in the Drawings as specified herein.

INSTALLATION All plumbing fixtures shall be installed free and open in a manner to afford
access for cleaning and shall be furnished with all brackets, cleats, plates, and
anchors required to support the fixtures-in-place.
Fixtures, trims, faucets, traps, and waste pipe that are exposed shall be of
brass with polished chromium plating or nickel finish, unless otherwise noted
in plans. All flush valves shall be equipped with vacuum breaking devices. All
Toilet accessories shall be installed as per manufacturer’s specifications. The
Engineer’s/Architect’s drawings shall be for location and height of various
toilet accessories.

DIVISION ELW ELECTRICAL WORKS


Under this Specifications, the Contractor shall furnish labor completely
installed ready for service and a complete electrical system consisting of
concealed conduct system (unless otherwise noted. With wires for electrical
lighting, power, telephone systems in the proposed project. These electrical
installations shall be made in accordance with the drawings showing the
service entrance connections: main service entrance, safety switches panels,
.cabinets, pipes, etc. and all necessary materials not shown in the plan or in
those specified necessary in completing the installations. This work shall be
installed during the construction of the building and all parts shall be put in
such stages in the program of the work. All works under shall comply with
the latest edition of the Philippine Electrical Code Rules and
Regulations. Any apparent conflict between such rules in the electrical
plans shall be submitted to the Engineer/Architect for decision.
All Labor shall be done in the most prompt and workman like manner for
the full satisfaction of the Engineer/Architect and the Owner.
The Contractor shall leave the entire electrical system in proper working
order and shall without additional charge, replace any work, materials, or
equipment furnished and installed by him under these specifications which
develop[ defects, except from ordinary wear and tear within one (1) year
from date of final certificate of approval issued by the Municipal Engineers
office of the place of the building.

DIVISION H HARDWARE
WORK INCLUDED The work included in this division shall include all materials, labor,

equipments, and facilities, and the satisfactory performance of all works
necessary to furnish and install all hardware in accordance with the
Drawings and specified herein.
Rough hardware includes nails, screws, bolts, plates, galvanized wires, etc.
necessary to make complete installations of all the different elements of the
structure. The hardware specified herein are given some means of
describing the type, strength, materials, design, quality, weight, mechanical
construction, operations, and requirements to which, such hardware shall
conform. The Owner will supply all lockets.

DIVISION TW TILE WORK


WORK INCLUDED The work under this Division shall include all labor, materials, equipments
and other facilities for the satisfactory performance of all work (shown on
the plans) necessary to complete the tile works shown in the plans specified
herein.

MATERIALS FOR For toilet rooms, the materials herein specified shall be of its king
FLOOR TILES 12” x 12” vitrified tiles or its equivalent. (Refer to architectural specifications)

MATERIALS FOR For the Kitchen/Pantry, use tiles plain or splashing vitrified tiles, 24” x 24”
size. The materials herein specified shall be of the best of their respective
kind. Wall Tiles should be executed up to five (6) feet from the finished floor.
For the Kitchen counter top, use Mariwasa decorative wall tiles or its
equivalent.

DIVISION FS FIRE SAFETY


All wood shall be treated with fire retardant solution and all works herein
specified shall conform to the National Fire Code of the Philippines and
other pertinent fire safety regulations and ordinances of San Fernando City,
Pampanga.

DIVISION CL CLEANING
That all woods, forms, debris, and other materials should be removed upon
delivery of the whole project.

INTERIOR FINISHES

General: THE CONTRACTOR SHALL SUBMIT MATERIAL AND FINISH SAMPLES FOR ARCHITECT’S
RECOMMENDATIONS AND OWNER’S APPROVAL PRIOR TO FINAL INSTALLATION AND/OR APPLICATION.

1.00 LIVING, KITCHEN, DINING, BEDROOMS


a. Floor. H o m o g e n o u s P o l i s h e d t i l e , unglazed, 8 - 10mm thk. X 600mm X 600mm,
Malaysian made or approved equivalent. Color = madison plain ivory
Bedrooms- Apo vinyl planks (dessert oak)
b. Walls.Masonry wall surfaces: latex paint finish, three coats, with surface preparation to
receive paint as per Paint Manufacturer’s Specifications; use masonry neutralizer,
concrete sealer and putty. Use BOYSEN Paint Brand Approve or equal, color = dandelion
white BM192. Apply clear acrylic emulsion topcoat.
c. Ceiling. Drop ceiling,Gypsum board 10mm thk., on metal furring; fine texture roller brush-
applied paint finish, three coats, with surface preparation to receive paint as per Paint
Manufacturer’s Specifications; use masonry neutralizer, concrete sealer and putty. Use BOYSEN
Brand or approved equivalent; color = abstract white BCP1027
d. Moulds and Trims.
1. Basepaint. 150mm high basepaint; color onyx gray V745 or burnish copper V580
e. Lighting.

sample tile for approval prior to installation.
b. Walls. Glazed ceramic wall tiles, MARIWASA Brand, 300mm X 600mm (neo marble). Wall base
tile (one tile layer) shall be the same as floor tile material and color. Submit sample tile for
approval prior to installation.
c. Ceiling. Drop ceiling, drop border, gypsum board 10mm thk
on metal furring; fine texture roller brush-applied paint finish, three coats, with surface
preparation to receive paint as per Paint Manufacturer’s Specifications; use masonry
neutralizer, concrete sealer and putty. Use BOYSEN Brand or approved equivalent; color =
abstract white BCP1027

2.00 PERIMETER WALLS. Masonry wall surfaces and columns: plain cement plaster using PVC
plastering guide; plain cement paint finish with surface preparation to receive paint as per
Manufacturer’s Specifications; use masonry neutralizer, concrete sealer, etc.; use BOYSEN
elastickote Brand or approved equivalent. Color = dandelion white BM192. Apply clear acrylic
emulsion topcoat.
3.00 GLASS RAILING. 1.5mm THK GI tubular painted duco finish . Verify Specialty Contractor for shop
drawings. 10mm thk tempered clear glass
