A. SCOPE OF WORK
1. The work contemplated under this contract consist of:
a. Furnishing of all necessary materials, labor and tools to complete the construction of
the building in accordance with the plans and specifications herewith submitted;
b. All works to be done shall be in the highest quality of workmanship to the fullest
intent and meaning of the plan and specifications unless otherwise specified by the
Architect/Engineer;

B. PLANS AND SPECIFICATIONS


1. The plans and specifications considered as cooperatives and labor and materials in one not
mentioned or indicated in the other or vice versa shall be done by the contractor as if this
were duly mentioned in both;
2. If no numerical indications appear on the plans, all drawing shall be carefully followed
according to the scale of drawing. If they are not indicated, the numerical notations must be
followed and not the scale of the drawings. In case the discrepancies, in figure or drawings,
the matter shall be immediately be submitted to the Architect/Engineer before any
adjustment can be made;
3. No changes in drawings and specifications shall be made by the Owner, Contractor or
workmen without prior agreement or approval of the Architect/Engineer;
4. All instruments of the service are considered as the personal property of the
Architect/Engineer and it is only on his prior written consent that the same maybe
reproduced and used by the other persons. The Architect/Engineer is obligated to furnish his
clients with prints of plans not to exceed Six (6) sets and Five (5) Sets of Specifications and
Bill of Materials, the cost of which shall be chargeable to the Owner;

C. GRADING, EXCAVATION, FILLING AND BACKFILLING


1. The contractor shall clear the building site for a distance three (3) meters in all directions
outside the building lines without extra compensation from the Owner. Provided, however
that he shall not be required to clear beyond and existing street, should said street be nearer
than three (3) meters to any building line;
2. The Contractor shall grade the area included within the clearing lines and such grading shall
be included in the building contract
3. All the fills be placed in the layers not exceeding 5” inches thickness, each layer being
thoroughly compacted by wetting, taming or rolling;
4. Excavations shall be done in accordance with the required depth. All loose materials shall be
removed from the bottom of excavations before setting up footings and no footing shall rest
on fill;
5. After forms have been removed from the footings, walls and piers, the materials form
excavations shall be used for backfilling;

D. CONCRETE AND MASONRY WORKS


1. General Conditions:
a. All concrete works shall be done in accordance with specifications for concrete and
reinforced concrete as accepted by the Bureau of Works (latest edition) which is part of
this specifications;
b. Reinforced bars of all important reinforced concrete members deposited directly against
the ground shall be protected with at least 3” inch concrete. This provisions maybe
waived when adequate waterproofing is provided;
c. All reinforcing bars shall be plain bars, unless specified by the engineer;
2. Proportioning of Concrete:
Class “A” (1:2:4) for all beams, girders and columns
Class “B” (1:2:5) for all footing and embedded slabs
3. Concrete Hollow Blocks:
a. Whenever so indicated on the drawings, concrete hollow blocks 5”x8”x16” used for
exterior walls and 4”x8”x16” blocks for interior partitions and shall be laid in accordance
with the standard specifications for concrete hollow blocks;
b. All exposed interior and exterior hollow blocks shall be finished with ½“ thick cement
plaster as will be specified by the Architect/Engineer;
c. All blocks shall be thoroughly soaked in water before laying unless otherwise specified;
d. All CHB surfaces have tool-joint finished. After the application of plaster, the plaster walls
shall be kept damp for a period of 3 day;
e. At the times of pouring of concrete for the formations of footings, the first course of
blocks shall be laid and grouted in the wet concrete, setting at least ½” inches into the
wet mixtures. The first course shall be carefully leveled and lined as it lead. Blocks are
then staggered up to about 4” feet level where vertical steel is placed in position and the
stud poured;
f. Concrete hollow blocks reinforcement unless otherwise indicated in the drawings or
specified herein, the following schedule shall be followed;
4” CHB……………………………………#3 32” O.C.B.W.
5” CHB……………………………………#3 32” O.C.B.W.
4. Sand Blast Walls:
a. Whenever so indicated on the drawings or later as directed by the Architect/Engineer
on the job site, shall be done in the highest quality of workmanship;
5. Cement Plaster Wall:
a. Whenever so indicated on the drawings all exterior wall surface of CHB shall be
plastered with ½” thick cement – lime sand (1:1:3) mortar;
6. Finish of Floors:
a. Ceramic tiles shall be used at Living, Dining and Kitchen. They shall conform to the
samples approved by the Architect.
b. Ceramic Tiles
Ceramic floors tiles shall be used for toilets and whenever indicated on plans
or specified by the Architect.
All Ceramic tiles and their accessories shall be free from all imperfections that
affect the quality, appearances and strength.
All Ceramic tiles shall conform to the samples approved by the Architect as to
textures, color and quality.
All works shall be protected during construction and turned over carefully
cleaned and free from defects completion.
c. Cement Tiles
All cement tiles herein specified on the plans or as directed by the Architect on
the job site, shall be the best of their respective kinds. Cement shall be hydraulic
pressed tiles. All tiles samples shall be submitted to the Architect for approval before
placing order.
d. Plain and Color Cement Finish
Whenever so indicated on the drawings or specified by the Architect on the job
site, floor with plain cement on concrete slabs be ½ thick and spread in true and
even surface.

E. CARPENTRY AND JOINERY


1. General Conditions:
a. All works included under this section shall be subjected to Section “A” hereof.
b. Lumber shall be approved quality of the respective kinds required for the various parts of
the work, we-seasoned, thoroughly dry, and free from large, loose or unsound knots,
saps, shakes or other imperfections that will impair strength, durability or appearance.
c. Framing lumber shall be of the rough dimensions shown on drawings. All exposed
woodwork shall be smoothly dressed and well-seasoned.
2. Joints and Anchorage:
a. All framing lumber shall be done as possible with carefully mortise and tendon joints.
b. All lumber used as plates and attached to masonry or concrete shall be properly
anchored with ½” inch anchor bolts spread not more than 4’ feet O.C. all along contact
surface. All wooden jambs, sills, heads attached to masonry or concrete shall be
anchored with 2 ½ C.W. nails all along contract surfaces. All frames riveted and molded
where so required.
3. Doors and Windows:
a. Door at main entrance shall be solid type, 1 ¾” thick.
b. Doors on all bedroom shall be MDF door type.
c. Doors at toilet and bath and kitchen service shall be UPVC door type.
d. All windows as indicated shall be sliding and fixed type Aluminum windows.
4. Ceiling:
All ceiling boards shall be ¼” thick hardilite unless otherwise specified. Ceiling joints and
nailing strips shall be 2”x2” wood at 24” O.C., both ways.

F. ROOFING AND TINSMITHING


1. General Conditions:
All works included under this section shall be subjected to Section “A” hereof.
2. Roofing:
The roof shall be covered with gauge no. 26 a minimum and side laps or its equivalent.
3. Flushing and Counter Flushing:
All flushing and counter flushing shall be gauge no. 26 plain galvanized iron sheets
extent 3” into the walls.
4. Ridge, Valleys and Hips Roll:
Ridge, valleys and hips rolls shall be no. 26 plain galvanized iron sheets. Ridge and valley
rolls shall lap at least 0.25cm over roofing sheets. The ridges and valley rolls shall be
riveted to the corrugated roofing sheets at every 4 th corrugation in addition to rivets
engaging top line of traps, and hips at every second corrugation.

G. GUTTERS AND DOWNSPOUTS


a. Gutters and downspouts shall be gauge no. 26 plain galvanized iron sheets shaped to
dimensions indicated in the drawings.
b. Gutter shall have a pitch of 1/8” per foot to the gutters
c. Downspout shall be 3” PVC and properly secured to dirt with galvanized iron straps.

H. HARDWARES. (rough finish)


1. General Conditions:
a. The contractor shall provide all rough hardware for completion of the work, including the
nails, spikes, bolts log screw, etc., shall fit in place all finishing hardware herein after
specified, put on in the most manner with screws to match the finish.
b. Contractor shall provide and fit in places all hardware and not herein specified specially
mentioned, be necessary to have the work complete.
2. Locks and Locksets:
a. All exterior door shall be provided with the exterior type look locksets, Service door shall
be provided with night latch.
b. Bedrooms doors shall be provided with bedroom type locksets.
c. Toilet/s and bathroom/s door shall be provided with bathroom type locksets.

I. PLUMBING
a. All works stipulated under the specifications shall be subjects the Section “A” hereof.
b. The contractor shall furnish all labor, materials and tools necessary for the construction.
c. Complete of the plumbing system, including all fixtures within the building. Connections
with the main sewer line and the building sewer shall be included.
d. All plumbing works and installation shall be done on accordance with existing sanitary
and plumbing ordinance of the City of Municipality.

1. Materials
a. All rough in shall be of union of equal brand.
b. All plumbing fixtures shall be of Philippine Standard, white (color as directed by the
Architect on the site) and fitting shall be U.S.A brand or equal.
2. Openings
Rough- in for pipes and fixtures shall be carried along with the building construction.
Opening for proper sizes and correctly located for the cutting in the case of error or
omission, and shall provide replacement in any concrete work or flush around pipes as
may require.

J. ELECTRICAL

1. Connections
As shown on the plans. The testing of the completed electrical system shall be to the
satisfaction of the owner.
2. Materials
All electrical materials to be used in his installation shall be or imported brand or equal
and shall bear the seal of the underwriter’s Laboratories, Inc. as approved writing
materials.
3. Method of Writing
The entire system of writing shall be done in accordance with the rules and regulations
of the latest edition of the National Electrical Code and shall conform to the minimum
requirements of the City or Municipality electrician and MERALCO or local power
company.
