PROJECT: PROPOSED 2-STOREY BACHELOR’S PAD

SUBJECT: SPECIFICATION

SECTION 1. EXCAVATION, GRADING AND FILLING

1.01. SCOPE OF WORK

a. The work included under this section of the specifications include the furnishing of materials, labor and
equipment, and performing all operations necessary to complete excavation, grading and filling shown on the
drawings or as specified herein.

1.02. CLEARING.

a. The contractor shall clear the building site for a distance of within property setbacks less than 3.00m only in all
directions without extra cost to the Owner; provide, however, that he shall not require clearing beyond street or
property lines.

b. The contractor shall at all times keep the premises free from the accumulations of waste materials or rubbish
caused by his employees or work, and at the completion of the work, shall remove all his rubbish, scaffolding and
surplus materials, and shall leave the work “broom-clean” or its equivalent.

1.03. STAKES AND BATTER BOARDS.

a. The contractor shall stake out the building site accurately and establish grades, after which, approval by the
architect shall be secured before any excavation work is done.

b. Basic batter boards and reference marks as directed by the architect shall erect at such places where they will
not be disturbed during the construction of the foundations.

c. Materials shall be so stored and work shall be conducted in such a manner as to preserve all reference marks set
by the architect. Reestablishments of lines and grades were necessitated due to the negligence of the contractor
shall be done at his expense.

1.04. EXCAVATION.

a. The contractor shall make all necessary excavations for foundations to grades indicated on the drawings.

b. All trenches shall be excavated to a neat size, leveled to a line at the bottom ready to receive the foundations.
Where occurs and footings or walls are indicated to rest in same, the rock shall be leveled to a clean, even and
hard surface.

c. No footing shall rest on fill. Where excavations for foundations reveal that footings will rest on fill, it shall be
carried deeper until the desired stratum for safe bearing power is reached.

d. Whenever water is encountered in any excavation, the same shall be removed by paling or pumping, care being
taken that the surrounding earth is not disturbed.

e. All excavations for drainage and water service systems and for the septic vault, and such excavation may be
necessary for the completion of the building are included in the contract.

1.05. BACKFILLING, FILILING AND GRADING.

a. After the forms have been removed from footing, piers and foundation walls, and when the concrete is hard
enough to resist pressure resulting from fill, the materials from excavations shall be used for backfilling around
them. Materials not so used shall be placed on the immediate premises.

b. The contractor shall grade and fill the building site for a within property in all directions outside the building
line without extra cost to the owner.

c. All fills shall place in layers not exceeding (6) inches in thickness, each layer being thoroughly compacted by
wetting, tampering or rolling. Later, after the backfill has settled, the contractor shall fill up all shallow places to
bring same up to grade.

SECTION 2. CONCRETE AND MASONRY

2.01. SCOPE OF WORK.

a. The work included under this section comprises the furnishing of all materials, labor, plant, equipment and
performing all operations necessary to complete all concrete and masonry work shown on the drawings or as
specified herein.

2.02. MATERIALS.

a. Aggregates shall be clean and free from loam, alkali, organic matter or other deleterious substances.

b. Water used in gauging concrete shall be reasonably free and clean, free from oil, acid, alkali or other deleterious
substances.

c. Cement shall be stored immediately upon arrival at the site of the work in a substantial, weatherproof bodega
with a floor raised sufficiently high from the ground to be free from dampness.

d. Aggregates shall be stored in such a manner as to avoid the inclusion of foreign materials.

2.03. PROPORTION.

a. Class “A” (1:2:4) concrete shall be used for slabs, beams, columns, stairs and wall 4”.

b. Class “B” (1: 2 ½: 5) shall be used for walls 5”, footings, steps, rein. Concrete slab on fill

c. Class “B” (1: 3: 6) shall be used for slab on fill.

d. The unit of measure shall be the cubic foot. One bag of cement shall be considered as one cubic foot. Fine and
coarse aggregate shall be measured by loose volume and struck off. Cement shall be measured by pack volume.
(max. of 28 days curing period)

2.04. FORMS.

a. Wood forms shall be of sound lumber, free from large, loose knots or other defects. Lumber used in forms for
exposed surfaces shall be dressed to a uniform thickness; for unexposed surfaces and rough work, undressed
lumber may be used.

b. Forms shall be substantial and sufficiently tight to prevent leakage of mortar, shall be sufficiently braced or tied
together so as to maintain correct position and shape.

2.05. REINFORCEMENT.

a. Reinforcement shall be of the size and number indicates on the drawings. They shall be accurately spaced and
secured against displacement by the use of annealed iron wire not smaller than no. 18 gauge. (max. of 28 days
curing period)

2.06. WORKMANSHIP.

a. Concrete shall be mixed only in such quantities as maybe required for immediate used. Any concrete which has
developed initial set shall not be used, and re tempering of concrete which has partially hardened, that is, remixing
with or without additional cement, aggregate, or water, will not be permitted.

b. Concrete shall be deposited continuously and rapidly as possible without the separation or loss of ingredients.

c. Exposed surfaces of concrete shall be kept moist for a period of at least ten (10) days after being deposited. In
hot weather, exposed concrete surfaces shall be thoroughly wetted twice daily during the first week.

2.07. CONCRETE FLOOR ON FILL.

a. Concrete floors on fill shall be four (4) four inches in thickness and shall be laid on a foundation prepared as
follows: The earth or san fill shall be built up to the required elevation, and placed in layers not exceeding 6” in
thickness, each layer to be thoroughly wetted and rolled or tamped. Fills shall be made as soon as the concrete in
walls, piers and foundations has set sufficiently to withstand the resulting pressures. On top of this fill shall be
placed a 4” layer of gravel which shall also be rolled, rammed, or tamped. This fill shall be kept wet at least thirty
(30) days after rolling or tampering, so as to allow for settlement before the floor is laid.
b. The concrete floor shall be laid in alternate strips about one meter in width and the concrete shall be of such
consistency as will require tamping to bring the water to the surface.

2.08. CONCRETE HOLLOW BLOCKS.

a. All concrete hollow blocks such as all external walls and all internal partitions shall be laid with a mortar
composed of one part Portland cement and three parts sand. Horizontal and vertical joints shall be 3/8” thick.

b. Courses shall be laid straight, with faces plumb and set true to line. The first course of blocks shall be securely
anchored to the wall footing.

c. Unless otherwise indicated in the drawings, reinforcement for 6” walls shall be 3/8” diameter vertical bars at
24” on centers and 3/8” horizontal bars every third course. All horizontal reinforcement shall be tied to the
vertical reinforcement at their intersections. Dowel bars properly spaced shall be placed into the piers, columns,
and slabs leaving twenty (20) diameters exposed to splice with the reinforcement of the concrete hollow block
wall. Such dowel bars shall be hooked and tied to the reinforcement of these members before pouring.

d. Blocks cells with reinforcement shall be solidly filled with cement mortar.

2.09. PLASTERING.

a. All walls as indicated as cement plaster or stucco finish shall receive three coats of cement plaster (scratch coat,
brown coat and finish coat). The scratch coat, consisting of one part Portland cement to three parts sand, shall be
applied with sufficient material and pressure to insure a good bond and shall then be scratched to a rough surface.
Thickness of the scratch coat shall be approximately 3/8”. The brown coat, consisting of one part Portland cement
to three-part sand, shall be applied to the thickness approximately 3/8” after the scratch has set firm and hard, and
shall be leveled to a flat, even surface but left rough to receive the finish coat. The finish coat, consisting of one
part Portland cement to two parts sand, shall be applied after the preceding coat has completely set and is free
form waves and cracks, to a thickness approximately 1/8”. The finish coat shall be kept damp but not wet for a
period of fie (5) days.

2.10. SEPTI C TANK.

a. A septic vault of the size indicated on the drawing and with all the necessary fitting and pipes inlets shall be
constructed complete and ready for service. The outlet pipe shall be carried as far as indicated on the drawings
and or as directed by the Architect in accordance with the actual conditions and sanitary requirements of the local
health authorities.

SECTION 3. TILE WORK.

3.01 SCOPE OF WORK.

a. The work included under this section comprises the furnishing of all material, labor, tools, and equipment, and
performing all operations required to complete the tile work indicated on the drawing or as specified herein.

3.02. SAMPLES.

a. Samples of each kind of tile specified herein shall be submitted to the Architect for approval. All work shall be
in accordance with approved samples.

3.03.SYNTHETIC GRANITE FLOOR TILES

a. 60cmX60cm floor tiles shall be use in ground floor and second floor area.
b. .Kitchen and lavatory counters shall be furnished with 60cmx 120cm synthetic granite tiles.

3.04. VITRIFIED FLOOR TILES.

a. In the toilets are a 600 mm X 600 mm X 6mm thick floor tiles. Vitrified floor tiles must be in first quality tiles,
free from laminations, serrated edges, chipped-off corners and other imperfections affecting their quality,
appearance and strength.

b. To lay vitrified floor tiles, apply a setting bed of 1:2 cement mortar ¾” to 1-1/4” thick, then screed and tamp.
Press thoroughly soaked tile into the plastic mortar and beat to the desired surface. For spacing, brush a dry
mixture of one part Portland cement to one part of finely-screened sand into the joints between the tiles. Then
apply a neat cement paste for finished grouting.

c. Avoid acid cleaning. If not, wait 10 days. Used 10 % muriatic acid solution and rinse thoroughly with clean
water.

3.05. VITRIFIED WALL TILES.

a. Vitrified floor tiles shall be used in all toilets. They shall be with impervious face, semi-matte or matte/ glossy
or glazed, 300mm X 600 mm 6 mm thick wall tiles. Vitrified wall tiles must be in first quality tiles, free from
laminations, serrated edges, chipped-off corners and other imperfections affecting their quality, appearance and
strength.

b. To lay vitrified floor tiles, apply a setting bed of 1:2 cement mortar ¾” to 1-1/4” thick, then screed and tamp.
Press thoroughly soaked tile into the plastic mortar and beat to the desired surface. For spacing, brush a dry
mixture of one part Portland cement to one part of finely-screened sand into the joints between the tiles. Then
apply a neat cement paste for finished grouting.

SECTION 4. CARPENTRY AND JOINERY

4.01 SCOPE OF WORK.

a. The work included under this section comprises the furnishing of all materials, labor, equipment, and
performing all operations required to complete all carpentry and joinery work shown on the drawings or as
specified herein. Such as, wood sleepers on concrete slabs, floor joist and constructions of fascia boards, and
ceiling joists.

4.02 MATERIALS.

a. Lumber shall be of good quality, of the respective kinds specified herein well-seasoned, thoroughly dry, and
free from knots, sap, shakes, or other imperfections which may impair its strength, durability, or appearances.

b. Kinds of lumber required for the various parts of the works shall be as follow:

1. 2” x 3”x 10’ Coco lumber

2. 2”x 4”x10’ Coco lumber

c. Any lumber equally good for the purpose intended may be substituted for kinds of specified, subject however to
the approval of the Architect.

d. Framing lumber shall be of the rough dimensions shown on the drawings.

4.03. PROTECTION AND STORAGE.

a. Lumber shall be carefully piled off the ground and insured of proper drainage, ventilation, and protection from
the weather.

b. Wood members in contact with or embedded in concrete shall be painted with two coats of asphalt applied
while hot.

4.04 WORKMANSHIP.

a. Execute all rough carpentry in the most substantial and workmanlike manner.

b. Scribing, mitering, and joining shall be done accurately and neatly to conform to the details.

c. All exposed woodwork shall be smoothly dressed and well sandpapered.

d. Mill moldings shall be true to profiles and made perfectly smooth on exposed surfaces.

4.06. WOODEN DOORS.

a. Made of well-seasoned lumber, sawn straight, and kiln dried and free from defects and other imperfections
impairing its strengths, durability and appearance.

b. Door sashes shall be 1-3/4” finished thickness unless otherwise indicated in the drawings. Rails shall extend
though the full width of the stiles with mortise and Tenon joints, glued, wedge, and pinned.

c. Door jamb shall be of the same material and quality. Door jamb must be 2”x 4”x 8’.

4.07. CABINET WORKS.

a. Cabinet works for wardrobe and Kitchen cabinets shall use 20mm thick MDF panel boards according to the
details provided by the Architect.

b. 1200mm x 2400 mm x 20mm thick. Laminated medium dense with appropriate thickness. The edges and holes
shall be sealed on with band to attain neat workmanship.

SECTION 5. ROOFING.

5.01. SCOPE OF WORK

a. Work included under this section includes the finishing of all materials, labor tools, and equipment, and
performing all operation required to complete the roofing installation as shown on the drawing or as specified
herein.

5.02. MATERIALS

a. Roofing Sheets shall be Long Span Rib-type 0.40mm thk. With Box Gutter (Choco Brown Color)

5.03. INSTALLATION.

a. Roofing sheet shall be laid with a side lap of 2-1/2 corrugations and a lap of 12”. Start each course in such a
manner that side laps in adjoining shall be staggered.

b. Roofing sheets shall be secured by means of rivets and strap. Straps shall be of No. 26 plain G.I., 1’’ wide and
of sufficient length to allow bending around the required size of purlins.

c. At the gutter line or first purlins, provide rivets and straps at very alternate corrugation. At the end laps, the
courses at very fourth corrugation, such rivets to alternate with rivets engage by straps at the very other
corrugation between them. At intermediate purlins, rivets and straps at very fourth of corrugation. The rivets at the
side laps shall be placed at the first corrugation.

d. Ridge and hip rolls shall lap 12’’ over the roofing sheets. The ridge roll shall be nailed to the roofing at every
fourth corrugation, in addition to nails engage by straps placed at the very other corrugation between these. Hip
roll shall be nailed at very alternate corrugation.

e. valleys shall be at least 18” wide, shaped so as to form a small gutter. The wings of the valley shall project
under the roofing sheets and shall be secured to the frame work with G.I roofing rivets. Each valley sheet shall lap
over the lower sheet not less than 12” in the direction of the flow.

5.04. RIVETS

a. Rivets shall be ¼ in the diameter and shall be of sufficient length to allow forming a hemispherical head.

b. There shall be one G.I washer bellow and one lead and one G.I washer (in that other) above the sheet for each
rivet.

c. Rivets shall be placed at crown of corrugations to prevent water standing around theme.

SECTION 6. HARDWARE

6.01. SCOPE OF WORK

a. The contractor shall provide all rough hardware required for the completion of the work include ding nails,
spike, bolts, lag screw, etc., and shall provide and fit in the place all finish hardware herein specified, put on in an
approved manner with screw to the match the finish.

b. The contractor shall provide and fit in the place all hardware not specifically mentioned herein, but necessary to
leave the work complete. All such hardware shall conform in every respect to the balance of the hardware herein
specified.

6.02. FINISH

a. all finish hardware shall be of otherwise specified.

6.03. HINGES

a. Provide all and set in the place loose pin and ball tip butt hinges of the polished brass. For doors 3 ft. or more in
width, install two (2) pairs of hinges: for doors less than 3 ft. in the width, install 1-1/2 pairs.

b. All waning type windows hall be hung on a pair of and shall be installed in accordance with manufacture’s
direction.

6.04. LOCKSETS

a. Provide and set in place for each doors one lockset, nickel finish, suitable to the service required, as determined
by the architect. It has to as Yale or its equivalent.

b. All lock and laches trikes shall be installed in door frames at the same height from the door. Door knobs shall
all be so located that the center of the knob shall be 38” from the floor.

SECTION 7 PLUMBING

7.01. SCOPE OF WORK

a. Work included under this section includes the furnishing of all operation labor, tool, and equipment, and
performing installations necessary for the complete and satisfactory drawings and as specified herein.

b. The work shall include water service to all fixtures within the building. Which shall be for hot and cold water
lines.

c. The plumbing work shall conform to all the rules and regulations of the National Plumbing Code and local
health authorities.

7.02. ROUGH –IN

a. “Rough-in” for the pipes and fixture shall be carried along with the building construction. Opening of the
proper size and correctly located for the pipe shall be left in the walls and floors.

b. The contractor shall do any additional cutting needed in case of error or omission and promptly restore all work
damaged by him at his own expense.

7.04. PIPING

a. Sizes of pipes shall be in conformance with the requirements of the National Plumbing Code.

b. .Each water closet and lavatory shall be provided with a separate shut- off valve.

c. Water piping shall consist of standard copper pipe. The contractor provide the install the water supply line from
the building to the nearest water main.

d. Piping shall be concealed whenever possible. Where pipes cannot be concealed, they shall run parallel to and as
close as possible to the floor.

e. Pipes shall be carefully pitched and supported by suitable brackets and hangers.

f. Cast-iron pipes in trenches shall be laid true to the line and grade on a stable and suitably prepared foundation,
each section of the pipe being properly bedded. In ground liable to settlement, gravel base 30 cms. Deep and
twice the width of the pipe shall be rolled and tampered. Backfilling pipe, in such a manner that the pipe line or
connections shall not be disturbed.

g. Minimum slope of soil and waste shall be two (2) percent.

7.05. STRAP

a. All plumbing fixture shall be separately trapped by a vented water-sealed trap placed as close to the fixture as
conditions will allow, but in no case at a distance greater than two (2) feet. Traps shall be of the same diameter as
the waste pipe from the fixtures which they serve.

b. All traps shall have a brass thumbscrew clean-out at the bottom of the seal.

c. No trap shall be placed more than five (5) feet (horizontally developed length) from its vent.

7.06. VENTS

a. Vents shall be taken from the crown of fixtures except for water closet traps, in which case the branch line shall
be vented below the strap and above all water inlets, so connected as to prevent obstruction.

c. A vent line shall, wherever practicable, be a direct extension of a soil or waste line.

d. All vertical stack vents shall be carried up at least 12” above that roof of the 16 mesh copper cloth.

7.07. CLEAN-OUTS

a. Clean-outs are to be provided at upper end of every soil or waste line. At every horizontal change of direction
of a soil or waste line greater than 22-1/2, and at every fifty (50) feet of the sewer line.

7.08. PLUMBING FIXTURE

a. provided and set complete where so indicated on the drawings the following fixtures:

a. Provide and set in place where so indicated on the drawings the following bathroom accessories:

SECTION 8. ELECTRICAL WORK


8.01. SCOPE OF WORK
a. The work include under this section includes furnishing of all labor, tools, and
Equipment and performing all operations required to complete the electrical installation in accordance with
the drawing and as specified herein.
b. All electrical work shall be done in accordance with all rules and regulation of the
NationalElectrical Code.
8.02. INSTALLATION
a. The wiring installation shall be of the concealed PVC PIPE variety and that wires passing
Through concrete or masonry shall be run in conduits.
b. Sizes of pipes shall be run in PVC conduits.
8.03. SWITHCES, CONVINIENCE OUTLETS.
a. Light switches shall be located at the height of 4’-6” from the floor except in bathrooms
Where they shall be located above the tile wainscoting.
b. Convenience outlets shall be of Bakelite located 30cm above the Finish Floor Level.

SECTION 9. PAINTING
9.01. SCOPE OF WORK.
a. The work included under this section includes the furnishing of all materials, labors, tools,
Appliances, and other necessary equipment, and performing all operations required for the
Completion of all painting and varnishing work as specified herein.
9.02. MATERIALS.
a. Materials used for the work shall be as follows:
1. BOYSEN PAINT (DOVE WHITE – T5122) & BOYSEN PAINT QUICK DRY for exterior railings
b. Colors shall be as selected and approved by the Architect.
c. Deliver specified products in original containers, with seals unbroken and labels interact.
9.03. STORAGE.
a. Store materials used on the job in a single place designated by the Architect. Keep such
Storage place clean and neat and all damage thereto or to its surroundings shall be made good
By the Contractor.
b. Remove all oily rags, waste, etc., from the building every night, and take every precaution to
Avoid the danger of the fire.
9.04 WORKMANSHIP.
a. The workmanship shall be of the very best. All materials shall be spread evenly and smoothly
Flowed on, without runs and sags.
b. Clean surfaces to be painted, including floors, free from dirt and dust before painting.
c. Touch up knots, pitch streaks, sappy spots, etc. , with shellac where finish calls for interior
paint or enamel. For exteriors use.

d. except as otherwise specified, all paints shall be applied in the three coats (priming, body and
finish). Each coat shall be allowed to dry thoroughly before the succeeding coat is applied.
In General, or unless otherwise instructed by the Architect, the time between the application
of succeeding coats shall not less than 48 hours. Each coat shall be inspected and approved
before the succeeding coat is applied.
e. Do not paint exterior while surface is damp, or during rainy or damp weather.
f. Sand smoothly woodwork to be finished with enamel or varnished finish applied to wood or
metal to produce even, smooth surface.
g. Do-necessary puttying of nail holes, cracks, etc., after prime coat. Bring putty flush with
adjoining surface in a neat, workman like manner.
9.05. VARNISHING.
a. All woodwork to be varnished shall be thoroughly sandpapered. All cracks, nail holes, and
other defects shall be carefully filled with first –quality colored or white putty tinted to match
the desired finish.
b. For open-grained woods like Lauan, Tanguile, etc. reduce the prominence of the coarse grain
by applying first-quality paste wood filler reduced to the consistency of brush application and
tinted to match the desired finish. Allow this filler to set well and remove excess by wiping
across grain. Allow overnight drying of the time required by the time manufacturer. All
remaining surplus filler shall then be removed by wiping the wood with the grain.
c. If the desired color and shade can be obtained by the filler alone, omit strain. If not, use
“DUCH BOY” strain or approve equivalent and when dry, shall be wipe thoroughly.
d. Stains and varnishes shall be allowed to dry 48 hours between coats and shall be sanded
Lightly between coats with No. 00 sandpaper and finer, and cleaned and dusted before next
Coat is applied.
e. Clean and polish final coat to an unblemished are required.
9.06. CLEANING UP.
a. Protect the work at all times and all adjacent Work and materials by suitable covering or other
methods, remove paint and varnish spots from floors glass, finish hardware.
b. Remove from premises rubbish, accumulated materials of whatever nature caused by the
work. Leave work in a clean, orderly and acceptable condition.
