SPECIFICATIONS

PROJECT: RICE MILL BUILDING


OWNER:
LOCATION:

This set of Specifications shall govern the methods of construction and kinds of materials to be used
for the proposed Project shown on the accompanying plans and detailed drawings.
The plans, detailed drawings and the Specifications shall be considered as complementing each
other so that what is mentioned or shown in one, although not mentioned or shown in the other, shall be
considered as appearing in both. Any conflict to be found between the two should be referred to the
designing Architect or Engineer for clarification.

GENERAL CONDITIONS
All parts of the construction shall be finished with the first class workmanship to the fullest talent and
meaning of the plans and the Specifications, and to be full satisfaction of the designing Architect or Engineer
and the Project Owner.
Any defective material or poor workmanship should be replaced or improved by the Contractor
without additional cost to the Owner.
The construction shall conform to all the requirements of the National Building Code of the
Philippines and the rules and regulations enforced in the locality.

CLEARING THE SITE


The building site shall be levelled to a suitable grade according to the plans. It should be cleared of
rubbish, roots and other perishable materials.
Such unsuitable materials shall be disposed of as may be directed by the Architect or Engineer who is in
charge of the construction.

STAKING OUT THE BUILDING LINES


The building lines shall be staked out and all lines and grades shown in the drawings accurately
established before any excavation is started.
Batter boards where construction reference marks have been indicated should be erected such that
they would not be disturbed during the excavation for the foundation of the building.
EXCAVATION FOR FOUNDATION
All excavation shall be made to grade indicated in the drawings. Where the building site is covered
with any kind of fill, the excavation for footings shall be made deeper until the specified safe bearing
capacity of the soil is reached.
If water is present at the excavation site, it shall be removed by bailing or pumping. Great care
should be taken in order that the surrounding soil is not eroded or cave in.

BACKFILLING OF EXCAVATION
After forms have been removed from footings, walls, columns, etc. and when concrete is hard
enough to resist pressure resulting from fill, backfilling may then be done. Materials excavated may be used
for backfilling.
The fills and backfills shall be placed in layers not more than 150mm (6”) in thickness. Each
succeeding layer shall be thoroughly compacted by wetting, tamping and rolling.

CONCRETE WORKS
Unless otherwise specified herein, concrete works shall conform to the requirements of the ACI
Building Code. Full cooperation shall be given other trade to install embedded items. Provision shall be
made to install for setting items not placed in the forms. Before concrete is placed, embedded items shall
have been inspected and tested for concrete, aggregates and other materials shall have been done.
Concrete shall be composed of Portland cement, fine and course aggregates and water. All concrete
shall be mixed thoroughly until there is a uniform distribution of the cement and aggregates. The concrete
should be deposited as early as practicable to its final position, care being taken to avoid segregation of the
ingredients.
Mixing concrete shall be machine mixed. Mixing shall begin within 30 minutes after the cement has
been added to the aggregates. In the absence of a concrete mixer, manual mixing is allowed.
Concrete shall be conveyed from mixer to forms as rapidly as practicable by methods which will
prevent segregation or loss of ingredients. There will be no vertical drop greater than 1.5 meters except
where suitable equipment is provided to prevent segregation and where specifically authorized.
Concrete shall be worked readily into the corners and angles of the forms and around all
reinforcement and embedded items without permitting the material to segregate. Concrete shall be
deposited as close as possible to its final position in the forms so that flow within the mass does not exceed
two (2) meters and consequent segregation is reduced to a minimum near forms or imbedded items, or
elsewhere as directed. The discharge shall be controlled that the concrete may be effectively compacted
into horizontal layers not exceeding 30 cm in depth within the maximum lateral movement specified.
Concrete shall be placed before initial set has occurred and before it has contained its water content
for more than 45 minutes.
Concrete shall be consolidated with the aid of mechanical vibrating equipment and supplemented by
hand spading and tamping. Vibrators shall not be inserted into lower course that have commenced initial set
and reinforcement embedded in concrete beginning to set or already set shall not be disturbed by vibrators.
Consolidation around major embedded parts shall be by hand spading and tamping and vibrators shall not
be used.
In placing concrete through reinforcement, care shall be taken that no segregation of coarse
aggregate occurs. On the bottom of beams and slabs, where the congestion of steel near the forms makes
placing difficult, a layer of mortar of the same cement sand ration as used in concrete shall be first deposited
to cover the surface.

PROPORTIONING OF CONCRETE
All concrete works for this project shall be undertaken in accordance with the standard specifications
for plain and reinforced concrete as approved by the Government.
The following proportions of concrete shall be used for the various parts of the building:

 Footings and Columns…………Class A (1:2:4)


 Girders, Beams and Slabs…….Class A (1:2:4)
 Septic Vault slab and Cover…...Class A (1:2:4)
 Wall Footing……………………..Class B (1:2-1/2:5)
 Concrete Slab on Fill……………Class C (1:3:6)
Cement for the concrete shall conform to the requirements of specification for the Portland cement
(ASTM 150) and shall conform to the requirements of the standard specifications as required in the latest
Building Code of the Philippines.
Fine aggregates and coarse aggregates shall conform to the requirements of the standard
specifications as required in the latest Building Code of the Philippines.
The fine aggregates for concrete shall consist of natural sand or of inert materials with similar
characteristics, having clean, hard and durable grains, free from organic matters or loam.
The coarse aggregates for concrete shall consist of crushed rock of durable qualities, or clean and
hard gravel. Size of coarse aggregates to be used shall vary from 20mm to 40mm (3/4” to 1-1/4”).
Water used in mixing concrete shall be clean and free from other injurious amounts of oils, acids,
alkaline, organic materials or other substances that may be deleterious to concrete or steel.
Concrete on slab on fill shall be poured on well-compacted and thoroughly tampered earth fill with a
layer of gravel bed. Each concrete slab course to be poured shall not be more than 1 meter wide, with each
course poured alternately to the indicated floor finishes.

FORMS FOR CONCRETE WORKS


Forms shall be used whether necessary to confine the concrete and shape it to the required lines or
to insure the concrete free of contamination with the materials caving from adjacent, excavated surfaces.
Forms shall have sufficient strength to withstand the pressure resulting from placement and vibration of the
concrete, and shall be maintained rigidly in correct position.
All forms for concrete works shall be properly braced or tied together so as to maintain the correct
positions and shapes of the concrete members. Forms shall be sufficiently tight to prevent bulging and
seepage of water. Forms shall not be removed until the concrete has attained sufficient strength to support
its own weight and any loads that may be placed on it. Side forms of beams and girders may be removed
earlier than the bottom forms but additional posts or shoring must be placed under them until they have
attained their strength.
The forms shall not be removed until the concrete has attained sufficient strength to support its own

than the bottom forms. However, additional supports and shoring must be placed under until they have
attained strength.

STEEL REINFORCING BARS


Steel reinforcing bars to be used for this project shall consist of standard deformed structural bars
meeting ASTM specifications.
The steel reinforcements for concrete shall be formed accurately according to the sizes of the
columns, beams and girders, footings, slabs etc., where they are to be used. They shall be tied together at
each bar intersection with Gauge no. 16 G.I wire or by welding.
No steel reinforcement should be installed unless it is free from rust, scale or other coating which
would destroy or reduce the bond with concrete. The reinforcement bars must be positioned such that there
is space between the steel at the sides and bottom of the forms.

CONCRETE HOLLOW BLOCKS


Concrete hollow blocks to be used in this project shall be custom built or any other brand of equal
quality available in the locality.
All cells of concrete hollow blocks to be laid shall be filled with cement mortar mixture of 1 part
cement and 3 parts sand, by volume. The horizontal joints between units shall be provided with 1:3 cement
mortar mixture at least 10mm thick.
The size of concrete hollow blocks to be used for all walls shall be 6” x 8” x 16”. For walls on comfort
room, concrete hollow blocks to be used shall be 4” x 8” 16”.
The cement plaster mixture for masonry walls shall be 1 part cement and 2 parts sand, by volume.
Before any plastering is done, the area with shall be thoroughly washed of loose particles or mortar.
Plastering shall be thoroughly plain and smooth.
All concrete hollow block walls shall be reinforced with 10mm diameter deformed bars at
least 600mm on center both ways for every concrete hollow block laid horizontally and vertically.

ROOF FRAMING, ROOFING AND ACCESSORIES


The materials to be used for the rafters shall be 3mm thick x 20mm x 65mm x 150mm LC and for
purlins used 1.5mm thick x 15mm x 50mm x 100mm LC. Fascia board shall be 3mm thick x 20mm x 65mm
x 150mm LC. Other accessories for the roof frames are shown in the detailed drawings.
Roofing sheets shall be 0.40mm corrugated longspan pre-painted roofing. The ridge roll and valley
gutter shall be 0.40mm thick pre-painted.

CEILING BOARDS
MARINE PLYWOOD, ¼’’ thick for the ceiling shall be used in all rooms with air vent design.
All ceiling boards shall be installed on Metal Furring ceiling joists spaced 600mm on centers both
ways.
DOORS, WINDOWS AND ACCESSORIES
The design and specifications of materials for doors and windows to be installed for this project are
shown in the Schedule of Doors and Windows detail drawings.
All doors shall be installed as per specification indicated on the schedule of drawings or shall be
equally based on the supplier’s most efficient and economic approve proposal.
All windows shall be installed as per specification indicated on the schedule of drawings or shall be
equally based on the supplier’s most efficient and economic approve proposal.
PLUMBING WORKS, FIXTURES, PIPES AND FITTINGS
Plumbing works and materials shall be in accordance with the National Plumbing Code of the
Philippines. Soil and waste pipes shall be properly graded or pitched downward to facilitate easy discharge
of the solid and liquid wastes from the plumbing fixtures or receptacles to their place of disposal. Sloping
pipes must be well supported and rigidly suspended to prevent sagging, displacement or pipe breakage,
resulting in leakage of waste matter.
All plumbing fixtures should be connected to a vertical vent pipe, with its top end extending above
the roof at least 0.60meter or 2 feet.
The water closet to be installed in the comfort rooms shall be Royal Fern.
Pipes and fittings to be used shall as follows:
a. Hot and cold water pipes…….Moldex PPR Hot and Cold Water Piping System or equivalent
b. Sewer line pipes…………..……..Sanimold Extra DWV Sanitary Piping Sytem or equivalent
c. Stainless steel floor drains…..size 4” x 4”, heavy duty or equivalent

ELECTRICAL WORKS
Specifications for electrical works are included in the electrical plans of this project.
For brands of materials to be used, the following are to be followed:

 Installed voltage……….230 volts


 Wiring to be used……..Phelp Dodge, sycwin or equivalent (except hyper tech & emerald)
 Wiring devices………….Anam or Toshiba or equivalent (switches, outlets, etc.)
 Panel board……………..Allied or equivalent
 Circuit breaker…………G.E (10KAIC) or equivalent (except OMNI and KOTEN)

For electrical wires use THHN/THWN-2 stranded copper wire with 90°C insulation.

WALL TILES AND FLOOR FINISHES


The following are the specified materials to be used as wall and floor finishes for the building:
All floor finishes shall be installed as per specification indicated on the schedule of drawings or shall
be equally based on the supplier’s most efficient and economic approve proposal.
All tiles to be used for this project shall be of first class quality. Each piece should be free from
chipped off corners, serrated edges or other defects. The tiles must be set in place accurately and firmly
with ¾” thick cement mortar for floors and at least ½” thick on walls.
The mortars for laying the wall and floor tiles shall be of Class A (1:2) mix, consisting of 1 part
cement and 2 parts screened sand, by volume. White cement grout shall be used between tiles and other
tile accessories.

PAINTING WORKS
All painting works for this project shall be executed in first class workmanship using Davies or
Boysen paint products. Surfaces should be thoroughly cleaned to remove mortar, dust, grease, rust and
other foreign substances that may be present on areas to be painted.
Surface defects such as cracks, dents and holes must be filled with putty and sandpapered before
final coat of paint is applied.
All concrete surfaces to be painted shall first be given a coat of concrete neutralizer. Metal and steel
must be primed with anti-rust paint before the application of subsequent coats of paint.
Schedule of paint finishes to be followed for this project:

 Panel and flush door…………………………..Quick dry enamel paint
 Steel grill door…………………………………….Quick dry enamel paint
 Steel windows and grilles……………………Quick dry enamel paint

The overall color scheme to be followed in painting the building, including those of other materials
like tiles, plumbing fixtures and other accessories shall be left to the decision of the Owner and the Engineer
or Architect.
