STANDARD SPECIFICATION FOR GENERAL CONSTRUCTION

PROPOSED TWO-STOREY RESIDENTIAL HOUSE

GENERAL CONDITION:
A. DEFINITION:
a. The owner shall undertake the construction. In either case, the construction shall be under the
supervision of the Architect/Engineer.
b. The term “work” of the owner or contractor includes labor or materials or both.
c. All time limit as herein stated are essence of the contract.
d. The law of the place of the subject project shall govern the construction of the project.

B. PLANS AND SPECIFICATIONS:


a. The Architect/Engineer shall furnish the owner or contactor all copies of plan and specification
reasonably necessary for the execution of the work.
b. The plans are intended to compliment with the specification and to form a part thereof. Anything
shown on the plans but not mention or expressly set forth in either but which is reasonably implied
shall be of like effect as if shown or mentioned in both. Where figures are given, they are to be
followed in preference to measurement by scale.
c. The owner shall keep at the job site one copy of all approved plans and specifications, available at
any time to the Architect/Engineer or his authorized representative with jurisdiction to the project.

C. MATERIALS AND WORKS:


a. The owner or contractor, unless otherwise specified shall provide and pay all materials, labor, water,
tolls, equipment, electricity, transportation and all other facilities necessary in the execution and
completion of the work.
b. Unless otherwise specified, all materials shall be new and of the best quality of their respective kinds
for the purpose.
c. Decision of the Architect/Engineer regarding quality of materials shall be final.
d. All materials and work must conform to all laws and regulation in force in the place of construction.
e. The owner or contractor shall adequately protest all work and materials for damage or loss arising in
connection with the contract.

D. LABOR:
a. The owner or contractor shall at all times employ such force of competent workmen sufficient to
insure the completion of work within the contract time. He shall at all times enforce discipline and
good order among his workmen.

SCOPE OF WORKS:
A. WORK TO B INCLUDED:
a. The work to be undertaken shall consist of the furnishing of all the materials, labor, plans, tools,
equipment an all facilities and satisfactorily performance of all work necessary for use and legal
occupancy. In strict conformity with the plans, specifications and other related documents. The
intent of this specification is to cover the complete work for this building and any work called for in
the specification and not shown in the drawing or necessary for a complete building shall be furnish
the same as if it were shown in the drawing and called for in the specifications.
b. Secure and pay all fees, permits required and make necessary arrangement in the utility companies
and local authorities for execution of work.
c. Cleaning and removal of all debris on site.
d. General exterior grading, cutting and filling required transforming existing grades shown on drawings.
e. The building site inside property lines shall be grades to an even slope with the elevations of the
elevation of the property conforming to established elevations shown in the plans.

GENERAL:
These specifications are the abbreviated or “Streamlined” types include incomplete sentences. Omission
of words and phrases such as the “Contractor” shall in conformity therewith shall “be as noted on the drawings,
according to the plans”, “a”, “an”, “the” are intentional. Omitted works or phrases shall be supplied by the
interference in the same manner as they are when a “note” occurs on the drawings. Word “shall be” or “shall”
will supplied by interference where colon (,) is issued within the sentences of phrases.
101- EXAMINATION OF SITE:
All bidders shall make a thorough inspection of the site and note conditions carefully before submitting
proposals.
102-PREPARATION OF SITE:
A.WORKMANSHIP:
1. Clean site of shrubs, grass, loose stones, and trees interfering with construction.
2. Remove rocks projecting beyond indicated grade levels. Fill in low are suitable back filling materials
removed from high areas.
3. Deposit any access materials suitable for backfilling to one side of the lost where it will not interfere with
the construction work.
4. Temporarily grade indicated drive way for use as temporary access to property during construction.
5. Remove all debris and excess materials, legally disposed away from premises.
6. Transform existing grades to final grades indicated on plans by scrapping or filling low portions.
103- EXCAVATION AND BACKFILLING:
A. SCOPE OF WORKS:
1. General excavation in or adjacent to building or buildings to grade lines or foundations, pipe
trenches, grains, sewers, manholes and septic tank.
2. Filling and backfilling are required to bring work to finished levels, including furnishing of extra filling
materials required.
B. MATERIALS:
1. Materials for backfilling: adobe, encumber, earth sand free from soft lumps of clay matters.
C. WORKMANSHIP:
1. Remove materials of every nature, descriptions, encountered in obtaining indicated lines, grades,
which in Architect/Engineer or owners opinions can be lessened or removed by hand.
2. Additional excavation: When mature in such that goo bearing cannot be found at sub-grade level
indicated, Architect/Engineer may decide that additional excavation to good hearing capacity of soil
is necessary.
104- CONCRETE WORKS:
A. MATERIALS:
1. Portland Cement: Philippines manufactured conforming to the specifications and test for Portland
cement of the ASTM and subsequent division thereof.
2. Coarse Aggregate: River gravel or other approved inner materials with similar characteristics or
combination thereof, having clean, hard/strong, durable, uncoated particles free from injurious
amounts of soft, friable, elongated or laminated pieces, alcoves, organic or other deleterious matter.
3. Fine Aggregates: sand or other approved inner materials with similar characteristics or combination
thereof, having clean, hard, strong, durable, in coated grains and free from injurious amount of dust,
lumps of soft or flaky particles shells, alkali, organic matter, loan or other deleterious substances.
4. Water for Concrete: Clean and free from injurious amount of oil, acids, alkali, organic matter or other
deleterious substances, fit for drinking.
B. WORKMANSHIP
1. All concrete work shall be done in accordance with the specifications for concrete as adopted by ACI
Code.
2. All concrete mix shall have “Pozzalith Ad-Mixture” as per manufacturer’s specifications.
105- REINFORCING STEEL BARS:
a. Metal reinforcement: conform to all the requirements of the standard specification of NSCP/ACI
Code requirements.
b. Reinforcement: Accurately positioned and unless otherwise shown or specified, it shall be secured
against displacement by using G.I. wires not less than #16 gauge supported by concrete, metal chairs
or by spacers or metal hangers.
c. Reinforcement in floors over earth, support by masonry blocking of proper height and reinforcement
places in center of such claps.
106- FOUNDATIONS:
a. Concrete for footing – 4” maximum slumps, class A concrete 1:2:4 mix.
b. Concrete for slabs on fill – Class C or 1:3:6 mix with 4” maximum slumps.
107- MORTAR:
a. All mortar for cement plaster shall be of 1:3 mix, one part of cement and three part sand by volume.
b. All mortar for masonry shall be one part Portland cement, one part slake line, four parts sand ciliate
as per manufactures specification.

108- CONCRETE HOLLOW BLOCKS:


A. Materials:
1. Concrete Hollow Blocks to be used shall be those manufactures by “jack built” or its equivalent
and shall be true for size without cracks, clops, sprawls and other defects which may impair their
strength and durability. All CHB shall be laid with cement mortar 1:3 mix.
2. At the time for pouring concrete for the foundation or footing, the first course of CHB shall be
laid and granted in the wet mixture. The course shall be carefully leveled and lined as it is laid.
Block is then staggered up to about four feet vertical and steel reinforcements shall extend to
footing. Exterior as indicated on the drawings.

I- PROPORTIONING OF CONCRETE:
The following proportions shall be used unless otherwise indicated on drawings.
1. Class “A” concrete (1:2:4) mix shall be used for column and footings as indicated on the
drawings.
2. Class “B” concrete (1:2:5) mix shall be used for all concrete claps on fill or on ground and
block cell fillers.
II- EXTERIOR WALLS:
All exterior walls shall be 6”x8”x16”CHB manufactured by “Jack built” or it’s approved or
equivalent and reinforcement.

CARPENTRY AND JOINERY:


A. Quality of Lumbers:
1. Lumber shall be approved quality of the respective kind required for various parts of the work,
well-seasoned, thoroughly dry and free large or unsound knots, sap, slakes, or other imperfections
impairing its strength.
2. Trusses, purlins, girt, joist, and studs for double walling shall be wolmanized including ceiling joist
and treated with wood preservations.
3. All surfaces of the wood in contact with concrete shall be painted with coal tar or generous coating
asphalt applied hot in contact surface.
4. Surface wood framework and other member coming in contact with embodied in concrete shall be
wolmanized or ipil.

B. Workmanship:
a. All framing shall be done with carefully fitted mortise joint. All frames coming in contact with
concrete shall be anchored by means of 20-0 nails spaced not more than 4” part around the
contact surfaces.
ROOFING:
a. Roofing to be used of Cogon grass roofing roofing laid out and installed with purlins, size and spacing
shown on plans.
b. Downspout embodied concrete hollow blocks and concrete columns shall be 3” PVC freeman.
CEILING:
All ceiling to be 3/16” thick ordinary plywood, ceiling design of which is expressly shown and specified on
the drawings.
DOOR:
1. All door jambs shall be from 2”x6” Ipil.
2. Toilet doors shall be hollow blocks care flush door with both face are waterproof type of door.
3. Lowered door schedule on plans

PLUMBING:
1. General:
a. All works included under this section shall be subject to the general conditions of the entire
operations.
b. The Contractor shall furnish all labor, tools, and materials necessary for the complete installation of
thee plumbing system including the fixtures and connections of the water supply, and the payment
of all permits and fees/incidental to the completion of the works ready for the service

2. Materials:
a. The contractor shall secure the Master Plumber/Sanitary Engineer approval in writing of all
materials and apparatus that he will use in connection with the work.
b. The PVC pipes and fitting shall be of their respective sizes made of standard pipes
c. All fixtures and pipes shall be specified and should be supported by manufactures certificate of
origin submitted to the Master Plumber/Sanitary Engineer for his inspection and approval.
3. Workmanship and Installation:
a. All plumbing work must be done strictly in accordance with sanitary code of the city and locality in
which the building is to be erected.
b. All work shall be done as the building construction progress avoiding as much as possible cutting
and patching of the building structure.
c. All pipes shall be concealed and embodied as much as possible.
d. Observe strictly and provisions of the following especially fittings.
1. Valves – ½ gate valves shall b clamp gate type with iron body and brass item.
2. Cleanouts – sufficient cleanouts with screw caps should be provided for easy cleaning of the
whole system.
3. Vent – should be extended fully well 12” above roof and should be at last 2” diameter pvc

WATER PIPINGS:
1. All cold water supply lines should be at least ¾” up to fixtures and reduce only to their respective
proper sizes not further than two feet from fixtures.
2. Water faucet with those connections shall be installed wherever necessary and as indicated on plans.

ELECTRICAL INSTALLATION:
a. All risers and ceiling runs shall bee of ½” PVC conduit. The conduit shall be embodied in the concrete
wall or wooden walls during the construction to permit cabinets pull boxes to be mouthed and also
outlet boxes to be mouthed flush an all conduit lines entirely concealed.
b. All switch plates shall be standard with Bakelite covers (cream on painted surface, brown on
varnished and brick surfaces) all switch plate covers.
b.1 Used #12TW to all circuit line.
b.2 Used #14TW to all switch line.
b.3 Used #10TW applies dis-circuit line.
c. All switch plates shall be standard where with Bakelite covers.
d. All convenience outlets shall be flush duplex type and provided with Bakelite covers.
e. Lighting fixtures are to be selected by the owners of its design.

PAINTING:
All exterior and interior plastered walls that are to be painted must be washed with a solution consisting
of 5 lbs. of size sulfate crystal to on gallon of water. Allow solution to dry thoroughly before painting.

HARWARES:
1. All doors shall be provided with 3”x3” brose coated, bottom tips, buff, hinge “hanger” or equivalent.
2. Cabinets and closet doors shall “schalage” or equivalent and shall be provided two modern catches
per leaf.
SCHEDULE OF FINISHES
Division I. CONCRETE/MASONRY WORKS
1.0 Footing, Columns, Beams/Girders, Wall Footings
Class A - 1:2:4 mix
Class B - 1:2-½:5 mix for all CHB mortar/flooring
Class C – 1: 2-½ for all plastering works
1.1 Concrete Flooring- Class B 4” thick bars @ 0.50m.o.c. B.W.
1.2 Cement - Portland Cement Type 1
1.3 Gravel – G1
1.4 Sand – Screen/Fine,Washed

1.7 Removal of Forms:
a. Columns – 1 ½ days with vertical support/brace
b. Beams/Girders – 1 day with vertical support upon approval of Engineer/Architect

Division III. CARPENTRY WORKS:


3.1 Ceiling Finishes – 3/16” thk. Plywood Ceiling on 2”x2” Ceiling Joist/nailers hanger
3.2 Cabinets– 3/16” thk. Plywood partition/cover 2”x2” frames, verify Engineer/Architect approval

Division IV. FLOOR FINISHES: - ¼”x16”x16” Ceramic Floor tiles

Division V. DOOR FINISHES:
