PROPOSAL FOR IMPROVEMENT THE FACILITIES AT TAMAN DESA KEMPAS JOHOR
BAHRU

2.0 INTRODUCTION

Facility management (or facilities management or FM) is an interdisciplinary business


function that coordinates space, infrastructure, people and organization. It is often associated
with the administration of office blocks, arenas, schools, sporting complexes, convention
centers, shopping complexes, hospitals, hotels, manufacturing and shipping. Facilities
management currently represents about 5% of global GDP. Its relationship to the human
resources, real estate and information technology functions of an enterprise has increased.
This proposal is for propose of the overall budget and cost repairment at taman desa
kempas at johor bahru to dato bandar Majlis Daerah Johor Bahru (MDJB). All activity is
related in facility, operation and maintenance will include for the overall in this proposal. This
porposal also is explain the detail of cost of repair and area that will be conduct from this
facility company. Every job description will be explain at belaow and the stracture
organization also is state in this proposal.
Benefit of facilities maintenance is to help solve the problem of the abandoned and
neglected building and complete the facilities that not have been done before. FM company
also to improve all faclities such as sanitary, wiring, paiting, finishing,heating and cooling
system, tiling and other services that related to facility. This company can improve the facility
and efficiency of the environment surronding the area.
From the survey, Facility company have been choose the abandoned project that is
Taman Desa Kempas at Johor Bahru. This project 80% finish and the contractor cannot finish
this project because the budget have been limit. Budget of the project is increase because of
the price of construction equipment is increase. Our compay will propse the other budget to
complete this project if the proposal will accept from the MDJB. The detail of the company
will conduct and cost propose will be detail in below.

3.0 PROPOSE AREA

This area is at Taman Desa Kempas, 81200 Johor Bahru, Johor, Malaysia. Before
that this project is conduct by Maju Delima Sdn Bhd.but they cannot finished until 12 years
This project is schedule can complete at 2003 and this building have been declare
abandoned at 2013. This area have be neglected almost 14 years.This area is 660 unit
flatted area, 231 medium cost house and 429 low cost house. Picture below is example of
the building that not be done from this project.

This job is conducted by the engineer and it help from the suoervisor and other

worker.
It works to plan and design the project that the company need. For example is design
the facility at the building and sytem in sentence building. It includes the knowleged of
the civil strucrure,mechanical and electrical sytem and design. Design always related
to HVAC system, wiring, interior design and other related to facility.

OPERATION AND MAINTENANCE

This job is conducred by the engineer lead and the supervisor to conduct the

operation.
Work for this team is to conduct all related to repairinf, improvement and operation at

the site of project.


All the job has follow the design from the planning and design team.

SAFETY AND HEALTH

Conduct by the safety officer at the site.


This team to makesure the operation and construction follow the safety precaution
that needed at the site.

7.0 CONCLUSION
As a concusion, total of project repairement is RM 7,393,000. This project must be
run faster because it can help to solve the people that have buy the house can give a trust
from the government. The MBJB must accept the proposal to complete this project and
increse the facility at the surrounding.
