TRANSITIONS SENIOR LIVING PLANNED DEVELOPMENT

TC Architects worked with Warmus Builders on a new Continuing Care Retirement Community (CCRC) in the City of
Green, Ohio. The community encompasses 83 acres and has the following amenities: a 46 Unit Memory Care
Center, Medical Office Buildings, 48 Independent Housing Units, a 119 Unit Independent and Assisted Living Care
Center, a 55 Unit Senior Apartment Building and 96 market-rate single family home sites. The site will also include
a series of connected walking trails and public gathering spaces.
The project includes a 119 unit independent / assisted living facility. This facility will include 89 one-bedroom
units, 10 two-bedroom units and 20 assisted living units in a three story configuration. The facility will also
feature a chapel, theatre, pub, lounge, indoor and outdoor dining, computer room, exercise area, private dinning,
beauty shop, convenience store and private family gathering spaces. It will also have a covered entry and trellised
areas for enjoying the outdoor spaces.
The project also includes 48 independent housing units. These will be two -bedroom units designed to be barrier
free, allowing for total independent living. They feature a master bedroom with walk-in closet and private bath, a
one car garage, an open kitchen with sit-up bar area, a front porch and patio area.
The buildings are designed with pitched roofs, stone, brick and siding to have a residential feel to them and to be
contextual with each other. The site will be professionally landscaped with the buildings arranged to take
advantage of the existing contours and natural surroundings.
