1.Mr.P.NACHIMUTHU S/o.S.Palaniappa.M.T.R. residing at
D.No.48,Weavers Colony, 1St street, P.N.Road, Tirupur641602.,Tirupur Dist. Hereinafter called the Building Owner of the First Part. 2. Mr.K.RAMALINGAM S/o S.Kathirvel residing at No.19, New D.No.6, Valipalayam 3RD street, Tirupur-641601. Hereinafter called the Tenant of the Second Part. WHERE AS The TENANT is desirous to taking the building on rent on the terms and conditions hereinafter appearing.
NOW THIS AGREEMENT WITNESSETH AS FOLLOWS:
1. That the BUILDING OWNER has agreed to let out and the TENANT has agreed to take on rent the aforementioned building. The agreement is to commence from 11.07.2016 and shall be for the duration of the 2 years from the said date. 2. That the TENANT Shall pay a monthly rent of Rs.55,000/- ( Rupees Fifty Five Thousand only)to the OWNER on or before the 10Th day of each month. 3. The TENANT Shall pay to the OWNER a sum of Rs. 2,50,000/-( Rupees Two Lakhs Fifty Thousand only) as Advance. This advance shall not carry any interest and shall be refunded by the OWNER at the time of vacating the Premises. 4. If OWNER feels any damages found in building during this agreement period that necessary corrections should be carried by TENANT before vacating. 5. Then TENANT shall pay all the Charges for conception of Electricity with the time. 6. The TENANT shall not be entitled to sub-let the premises to any other persons except with written consent of the OWNER previously obtained. 7. That the rent agreement can be renewed for further periods within the consent of both the parties. 8. At least 30 days notice is required from the OWNER / TENANT for vacating of the building. 9. Building Details : 8500 Sq. ft. Terraced Roof Building with 40 HP Power line and water line -1 no. Situated at 33/17, Pitchampalayam Ittari Road, Kumaranandhapuram, Tirupur-641602.
