The undersigned Owner/Seller hereby grant _____________ a licensed Broker with Licensed
No. _________, the exclusive right and authority to find a Buyer for the property described
below at the price, terms, and conditions acceptable to the Owner/Seller for a period Twelve
(12) months.

EXPENSES: All maintenance, utility accounts and real estate taxes up to the date of
consummation of the sale shall be for the account of the SELLER; Capital gains tax
Documentary stamps to be affixed on the deed of absolute sale, registration and transfer fees,
legal, notaries and other incidental expenses shall be for the account of the BUYER;
COMMISSION: In the event of a consummated sale a commission/professional fee shall be
paid to _______________________________ equivalent to whatever amount in excess of
Sellers price against the consummated contract price
EXCLUSIVITY: That during the term of this agreement, I/we will not offer the property to
any interested buyer or broker/agent except thru you or should I entertain interested buyer
and/or other broker/agent, you will still be entitled to a commission of at least 50% of the
excess of selling price against the consummated contract price. We will negotiate, refer, and
entertain all inquiries thru you.
REMARKS: That notwithstanding the revocation of this Authority, you shall still be entitled
to your commission in case your buyer/s whom you previously registered with us buys the
above property.
: It is also understood that during the term of this Authority, all transactions regarding
the sale of the above property to your buyer/s shall be coursed through you exclusively.
: In case any earnest money or option money shall be forfeited through fault of the
buyer, the same shall be divided 70% for seller and 30% to the broker.
: I warrant that the undersigned has the valid and legal title to the property to be sold
and holds _______________________ free from any liabilities to claims, suits of action
against its sale.
