Retail The prominence of retail has changed dramatically inthe past two decades as both a social and urban integrator. Retail destinations are the core of mixed-use developments and have a significant impact in effective urban regeneration. Our global network has been at the forefront in understanding these international retail trends and we design successful retail environments in diverse locations, with expertise from single stores to retail malls within integrated mixed-use developments or transport hubs. Retail has moved on from outdated concepts of shop fronts and large closed boxes to become major defining elements of our urban environments. Whether for standalone name brand flagship stores, new retail developments or adaptive reuse of existing buildings, we understand how to design multilayered retail as functional and visual hubs of social, commercial and recreational activities throughout the day. The 62,000-square-metre development comprises The Star Performing Arts Centre with a 5,000 seat theatre, and The Star Vista with food and beverage based retail facilities. The south elevation is completely opened up and its facilities are clearly visible from outside. One can crawl under, transverse around and climb onto the complex via a series of ramps, escalators and terraces. 12/13 01,02 Openair mall is 01 External view 02 Grand foyer 03 5,000-seat auditorium 16/17 North Star Mixed-use Development Beijing / PRC Client Beijing North Star Company Ltd Involvement Design and Project Architect Completion Year 2010 Gross Area 161,780.sqm Project Design Director Andrew Brombergof Aedas The North Star Mixed-use Development is ideally positioned within a larger master plan to become the anchor of the overall development. The project addresses the park as a ‘quiet zone’ whil eastern face looks out to the main street ‘loud zone’. The northern civic edge relates to the master plan corridor where most retail and commercial functions are planned. The commercial and residential towers anchor each side of the site, allowing natural movement to be caught between them. The 100-metre office tower stands on the intersection corner as a landmark while the apartment tower is on the southwest corner, oriented towards the park and southern light. 7S WWE 18/19 01 External view 02 Shopping mall atrium 20/21 4 Center 66 Wuxi / PRC Client Hang Lung Properties Ltd Involvement Design and Project Architect Completion Year 2014 Gross Area 376,800 sqm This large development consists of two office towers and the city’s largest shopping mall. The three striking glass atria enclosing the mall evolve as the ideal response to the site's, circulation patterns, distribution of natural light, and arrangement of volumes. Achieving a LEED Gold certification is a fundamental objective of the project, so is the preservation of two historic theatre stages and a hall dating from the Ming dynasty (circa AD 1369), which are located at the heart of the site. The design of Center 66 extensively restores this historic compound whilst integrating it into a large public plaza. 22/23 01,03 Internal atrium 02, External view 24/25 + Starlight Place Chongqing / PRC Client Sincere Group Involvement Design and Project Architect Completion Year 2011 Gross Area 466,343 sqm Located in the southwest of Chongqing, Starlight Place is part of a larger development which includes six residential towers and two serviced apartment towers. Inspired by the works of Basque sculptor Eduardo Chillida, the architecture takes on an immediately dramatic appeal that invokes the spirit of monumental abstract sculptural works. The interior design is a contrasting reaction to the angular boldness of the external architecture. The concept is ‘opposites’ - the mall interior compliments the strong angular design of the exterior by choosing soft and curvaceous forms, deliberately avoiding sharp edges. 26/27 01 External view 02 Interior atri we I EET 3 ! lige . ee AB 69) P55 I 28/29 , Renhe Spring Department Store Chengdu / PRC Client Chengdu Spring Real Estate Development Involvement Design and Project Architect Completion Year 2010 Gross Area 138,398 sqm The project consists of a low-rise retail podium, an office tower, a hotel tower and a boutique residential tower. The exterior elevation design responds to the sophisticated image of Renhe Spring with the overall design idea stressing a dignified sense of simplicity and also giving a contemporary feeling beyond the age. 30/31 } Centres of Central Hong Kong / PRC Client Hongkong Land Involvement Design and Project Architect Central, the central business district of Hong Kong, is clustered with office and retail spaces to support the trade and financial activities. Since 1996, Aedas has been involved in the revitalisation, renovation and redevelopment of properties which include the Prince's Building, Alexandra House, Chater House and The Landmark. Multi-faceted frameworks are created to allow global brand retailers to add their own corporate branded identities onto the retail podiums. An elevated, covered, barrier free walkway system links up the podiums and significantly increases the rental values of lower floor units. UT 01. The retail arcade houses over 100 retail and catering outlets. The diverse programme spaces flow into each other's section yet remain distinctive in plan. Clear zoning provides a comfortable and easily navigable shopping environment. 36/37 4 313@somerset Singapore Client Bovis Lend Lease Involvement Design and Project Architect Completion Year 2009 Gross Area 39,410 sqm 313@somerset is located at the heart of Orchard Road and right above the Somerset MRT Station entrance. It comprises two main blocks and offers an unique retail experience. The expression of the external facade is to engage and activate interests of the passers-by along both Orchard and Somerset Road, and at the same time contributing to the festivity which defines this area. The ‘urban mosaic’ that wraps around the building provides an interesting visual element to the building. 38/39 Scotts Square Singapore Client Wheelock Properties (Singapore) Limited Involvement Design Consultant Completion Year 2012 Gross Area 42,500 sqm Scotts Square is a mixed-use development that comprises retail and residential elements located on the crossroads of Orchard and Scotts shopping belts. The retail podium presents an enticing glazed facade to shoppers and passers-by. Olympia 66 Dalian / PRC Client Hang Lung Properties Involvement Design and Project Architect Year The vision of Olympia 66 is to create a contemporary statement with an oriental overtone. The design concept was inspired by the twin carps and the internal curving arcs resemble the swimming carps. The shells on the roof are layered to create clear storey glazing, allowing direct daylight and reflected light into the two atria. The design concept was inspired by the traditional bamboo woven device used by local fishermen to retain the catch of the day, which is also a symbol of good fortune and prosperity. The design is initiated with the planning of a circular double looped layout anda figure 8 circulation to organise more than 400 tenants within this one-stop shopping center. ASky-Park consisting of an 800-seat outdoor amphitheatre, a performing stage, an eco farm, kid play areas, gardens and restaurants is introduced on the roof to provide community space and enrich user experience. The sunken courts, grand glass pavilions and unique architectural forms will create a wonderful environment for shoppers and office workers alike. The design concept is inspired by the barge in Jiangnan. Office towers constitute different clusters and face differently with consideration on daylighting and sightline. The design adopts a concept of ‘infinity loop’ as an association with the Chinese art of knot ti The concept is transformed into actual retail ulation which appears as the visual feature uniting the three uses. This mixed- use development comprises a 300-metre high-rise tower (five-star hotel and Grade-A office), a 25-storey apartment building and a 11-storey podium (shopping mall, wholesale market, exhibition centre and cinema complex). The landmark tower will act as a gateway tothe city. The project will pioneer a water-themed recreational development.
