Property Sales
October Property sales were 48, down -26.2% from 65 in October of 2015 and -20.0% lower than the 60 sales last month. October 2016 sales were at their
lowest level compared to October of 2015 and 2014. October YTD sales of 679 are running 13.9% ahead of last year's year-to-date sales of 596.

Prices
The Median Sales Price in October was $315,250, up 18.5% from $266,000 in October of 2015 and up 12.0% from $281,500 last month. The Average Sales
Price in October was $365,544, up 30.9% from $279,283 in October of 2015 and up 18.9% from $307,335 last month. October 2016 ASP was at highest level
compared to October of 2015 and 2014.

Inventory & MSI


The Total Inventory of Properties available for sale as of October was 310, up 6.2% from 292 last month and down -2.8% from 319 in October of last year.
October 2016 Inventory was at a mid range compared to October of 2015 and 2014.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The October 2016 MSI of 6.5 months was at its highest level
compared with October of 2015 and 2014.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a
move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for October was 44, down -24.1% from 58
days last month and down -26.7% from 60 days in October of last year. The October 2016 DOM was at its lowest level compared with October of 2015 and
2014.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted
by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
The October 2016 Selling Price per Square Foot of $170 was up 10.4% from $154 last month and up 7.6% from $158 in October of last year.

up from 96.9% last month and up from 96.7% in October of last year.
