Engineering Director
A destination resort with 359 hotel rooms, 481 two-bedroom timeshare villas, spa, themed water park, a 15,000-square
foot conference center and three restaurants on 21 oceanfront acres. Responsible for facility maintenance for one million+
square-feet of space, facilities management plans, equipment maintenance, system performance, operations cost
estimates, utilities, capital improvements, capital and operational budgets and vendor service contracts. Manage ten direct
and 65 indirect reports. Manage $24.5 total combined budgets for repairs, maintenance, utilities and capital expenditures.
o Reviewed construction specifications and drawings for initial buildout of the resort, identified design discrepancies
such as incorrect electrical conduit installations and flaws in pool equipment design, and discovered construction
defects including improperly installed shower drains and missing framing to negate potential negative impact on
facility operating costs, company image, guest experience and service. Collaborated to ensure on-time opening.

Created staffing structure for the facility operations services department that included job classifications and
descriptions, trades / positions, training, wages, work schedules and established key engineering systems and
programs. Built and mentored a 75-member engineering team allowing for 24x7 operations.

$500,000 in costs avoided by renegotiating ten major service agreements with three-year pricing terms.

Developed a 50-year capital expenditure plan to support the organizational budget and plan for equipment lifecycle.
Collaborated with the integrated facility plan team and an external consultant to evaluate over 4,000 mechanical
assets, buildings, landscapes, pools / water features and show elements to create a lifecycle replacement program.

A five star ultra-luxury resort comprised of 380 rooms, spa, 20,000-square feet of meeting space and three award-winning
restaurants on 15 oceanfront acres. Managed facility maintenance for 700,000-square feet of resort space including repair
and maintenance planning, equipment maintenance, systems performance evaluations, operational costs forecasting,
budget management, capital improvements, vendor service contracts and computerized maintenance management
system. Led three direct and 32 indirect reports. Managed concurrent budgets of over $15 million.
o 30% decrease in operating costs achieved by leading a team of engineers and contractors to design a new highefficiency mechanical plant that included chillers, heat pumps, cooling towers and an energy management system
(EMS) leading to a $250,000 energy efficiency incentive from Hawaii Energy.
o

$250,000 in energy efficiency incentives attained by identifying strategies to reduce electrical use 30% during peak
hours including switching laundry operations from day to night, converting incandescent to LED lighting, installing
energy management system (EMS) and redesigning swimming pool / water feature mechanical systems.

25% reduction in the maintenance request backlog realized by leading installation of the resorts first
computerized maintenance management system (CMMS) to manage assets and equipment based on OEM
requirements, which extended lifecycles and cut equipment failures and costs.

10% boost in employee satisfaction and three headcount eliminated by developing a standards of performance
training program for engineering department to enhance efficiency, productivity and morale.

Director of Engineering
546-room resort featuring three ballrooms, 21 meeting rooms and three pools on 22 oceanfront acres. Led facility
maintenance for over one million-square feet. Responsible for facilities repairs, maintenance plans, equipment upkeep,
systems performance, utilities management, capital improvements, operations and capital budgets and vendor services.
Led a team of 30 employees through three direct reports. Managed multiple parallel budgets of over $7.5 million.
o Played a key role in the $75 million property transformation project to ensure brand standards in the renovation of
all 546 guestrooms, restaurants, meeting rooms, public space, exteriors and addition of a new swimming pool.

$200,000 in cost savings generated by resolving long-standing facility issues with hot water pressure and
temperatures.

Led installation of the resorts inaugural computerized maintenance management system (CMMS) to maintain

swimming pools. Oversaw facility maintenance including repairs, equipment, systems performance, utilities, capital
improvements, operational and capital budgets and vendor relations. Managed a team of 20 through two direct reports.
Maintained concurrent budgets at over $7.5 million for capital expenditures, repairs & maintenance and utilities.
o Transitioned the engineering department into a reactive team with high staff morale and streamlined operations
with clear expectations and objectives.

$275,000 savings on a $3.1 million exterior facility restoration project negotiated with no impact on original project bid
specification and schedule. Identified labor cost savings strategies for the painting contractor.
