January Property sales were 44, up 12.8% from 39 in January of 2016 and -4.3% lower than the 46 sales last month. January 2017 sales were at their highest
level compared to January of 2016 and 2015. January YTD sales of 44 are running 12.8% ahead of last year's year-to-date sales of 39.

Prices
The Median Sales Price in January was $286,500, down -9.0% from $315,000 in January of 2016 and up 1.7% from $281,750 last month. The Average Sales
Price in January was $298,885, down -12.1% from $340,034 in January of 2016 and down -9.1% from $328,748 last month. January 2017 ASP was at a mid
range compared to January of 2016 and 2015.

Inventory & MSI


The Total Inventory of Properties available for sale as of January was 217, up 12.4% from 193 last month and down -6.5% from 232 in January of last year.
January 2017 Inventory was at a mid range compared to January of 2016 and 2015.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The January 2017 MSI of 4.9 months was at its lowest level
compared with January of 2016 and 2015.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a
move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for January was 71, up 1.4% from 70 days
last month and up 31.5% from 54 days in January of last year. The January 2017 DOM was at its highest level compared with January of 2016 and 2015.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted
by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
The January 2017 Selling Price per Square Foot of $159 was up 1.3% from $157 last month and up 3.9% from $153 in January of last year.

Selling Price vs Listing Price


The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100%
the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The January 2017 Selling Price vs List Price of 92.9% was up
from 92.6% last month and up from 92.7% in January of last year.

seasonality of the market as well as the relationship between these items. The number of New Listings in January 2017 was 70, up 66.7% from 42 last month
