Dear Ms. Quialquial:

This has reference to the condominium unit I purchased from


Megaworld Corporation specifically located at Manhattan Heights Tower A
Unit #7E. A Notice of Turnover dated September 29, 2015 (Annex A) was
sent to me providing therein that said condominium unit is ready for
turnover. At the same time, I received a Statement of Account dated
September 23, 2015 (Annex B) issued by your office which reflects the
turnover balance that I need to settle amounting to P1,303, 774.70
(exclusive of taxes and fees). Furthermore, it was stated in said statement of
account that the Total Contract Price for the such condominium unit is
P2,572,549.10.

However, upon review of the Contract to Buy and Sell executed on


April 6, 2010 (Annex C) between Megaworld and myself, it was stipulated
therein that the total contract price is only P2,537,549.10. It appears that
there is a discrepancy between stipulated contract price and the contract
price appearing in the statement of account which amounts to P35,000.00.
Based on my records, the P35,000.00 represents the rebate given to me
when I paid the reservation fee on November 29, 2009. Attached herein as
Annex D is the Request for Reservation and Offer to Purchase (RROP) dated
November 29, 2009 prepared and duly signed by Mr. Benjo Soriano, Real
Estate Consultant. According to said RROP, the rebate of P35,000.00 was
deducted from the unit price of the condominium unit. Nevertheless, the
rebate was never deducted from Total Contract Price reflected in the
Statement of Account. Considering the foregoing, the turnover balance
should be P1,268,774.70 only.

Relative thereto, I am respectfully requesting your office to make the


appropriate corrections in the statement of account so as to reflect the true
and correct balance that I should settle upon the turnover of the
condominium unit.
