of Shri. R. Laksmipathy, HINDU AGED ABOUT 54 YEARS AND HAVING
ITS OFIFICE AT NO 39, WHITES ROAD, ROYAPETTAH, CHENNAI 600014,
(Herein after referred to as LESSEE which term shall wherever the
context so permits mean and include their successors-in-office,
assigns, administrators and executors) of the OTHER PART.

WHEREAS the LESSOR is the sole and absolute owner of the entire
ground floor flat at ILCHESTER HOUSE old no 481/B, new no 36
pantheon road, egmore, Chennai 600008. And all amenities therein
more fully described in the schedule hereunder called the DEMISED
PREMISES.

WHEREAS the LESSEE since his lease agreement ended on 31/10/2016


has approached the LESSOR to renew the lease agreement of the
DEMISED PREMISED for residential purpose only w.e.f. 01/01/2017 for a
period of 36 months which will end on 31/12/2019 and the lessor has
AGREED for the proposal of the LESSEE to renew the LEASE of the
DEMISED PREMISES as described in the schedule on the following
terms and conditions.

NOW THESE DEED OF AGREEMENT WITNESSETH AND IS HEREBY
AGREED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS:

The LESSOR shall hereby given on lease and the LESSEE agrees
to take on the lease the DEMISED PREMISES comprising entire
ground floor portion portion of three bedroom flat ILCHESTER
HOUSE old no 481/B, new no 36 pantheon road, egmore, Chennai
600008. PARTICULARLY described in the schedule hereunder on a
monthly payment of rent of Rs. 35,000/- (Rupees Thirty Five
Thousand ONLY) (RENT OF 25,000/- AND Amenities of Rs.10000/-
(Lights and Fixtures) for a initial lease period if 36 months
commencing from 1st January 2017 to 31st December 2019.
a) The common pathway should be maintained clean and tidy in all
circumstances. The common pathway should not be used for any
wastage Disposal (Solid and Liquid), Garbage disposal, vegetation
or pollution of any kind.
b) Domestic pets/Animals is strictly prohibited in the common
pathway. Bursting of crackers, burning of any wastage materials or
any other materials polluting the air and smoking is strictly
prohibited in the common pathway.
c) Temporary structures like tents, Shamiana should not be used or
constructed in the common pathway.
d) The common pathway should be free for access for Mr. P.S.
Sivashanmugam and Master P.S. Muthukalatheeswaran at all times
The common pathway should not be used as a play area and should
be free for access at all times.,
e) The common pathway shouldnt be used by the tenants and their
respective visitors for any other purpose other than to access the
tenanted portion of and Mr. P.S. Sivashanmugam and Master P.S.
Muthukalatheeswaran and the tenants and their respective visitors
and guess shall not cause hindrances to the personal car park of
and Mr. P.S. Sivashanmugam and Master P.S. Muthukalatheeswaran.
f) The tenants and their respective visitors should not use the

common pathway for parking any vehicles.

LESSOR LESSEE

g) The tenants of Mr. P.S. Sivashanmugam and Master P.S.


Muthukalatheeswaran should get one week prior written consent form
and Mr. P.S. Sivashanmugam and Master P.S. Muthukalatheeswaran to
carry out any civil , masonry, underground wiring, pipeline works or
any other work in the common pathway.
h) The tenants of Mr. P.S. Sivashanmugam and Master P.S.
Muthukalatheeswaran should abide strictly by the terms and conditions
mentioned above, failing which appropriate action will be taken against
them.
THE LESSE CONVENANTS AS FOLLOWS:
The LESSEE shall take the demised premises on LEASE for a
initial period of 36 months commencing from the date 1st January
2017 to 31st December 2019, the lease amount payable per
month is Rs.35,000/-(Rupees Thirty Five Thousand only).
LESSEE has already paid a sum of Rs.2,00,000/- (Two Lakh Only)
entered 1st November 2010 representing ten months rental
advance as interest free security deposit. At the end of the lease
period or at the termination of tenancy, the LESSEE is entitled to
get back the residential advance paid without interest.
The lessee shall pay the above monthly rent amount on or before 5 th
day of each succeeding English Calendar month for which such
payments becomes due.
The LESSEE SHALL use the said premises for residential and non-
commercial purposes and not for any other purposes. The Lessee shall
not assign, sublet, under sub-lease or part with the possession of the
leased premises or any part of portion thereof.
The generally keep the premises let out in clean and tenable positions
inside and outside the surrounding area of the flat and carry our minor
repairs to the flat at his own expenses.

Not to carry out any structural alteration without prior written
permission of the LESSOR.
The lessee SHALL BE RESPONSIBLE FOR PAYMENT OF MONTHLY
ELECTRICITY CHARGES DIRECTLY TO THE TNEB as per the meter
reading installed and also water charges payable to CMWSS BORAD for
Flat ILCHESTER HOUSE old no 481/B, new no 36 pantheon road,
egmore, Chennai 600008.

LESSOR LESSEE

The LESSEE shall use the DEMISED PREMISES in conjunction and


consistent with other co-occupants of flats in the multi-storeyed
building and shall not do any act or thing that shall cause obstruction
to any of the common amenities or facilities or easements pertaining
to the property
The LESSE IS PERMITTED TO CARRYOUT ALTERATIONS AS MAY BE
NECESSARY FOR THEIR BENEFICIAL ENJOYUMENT OF THE DEMISED
PREMISES PROVIDED SUCH ALTERATIONS do nor make structural
changes and provided that the premises is restored to its original state
at the time of termination of the tenancy at his own cost.
The LESSEE undertakes to maintain the demised premises in good
condition.
THE lessee shall permit the LESSOR or his agents(s) at all reasonable
times to enter into the demised premises for general inspection of the
flat and the car shed.
The LESSE agrees to deliver the vacant possession of the leased
premises on the expiry of the period of lease i.e. up to 31st December
2019, covered by this agreement in as good a condition as it was when
the lessee obtained possession as well as improvements carried out to
the existing structures, provided the lease is not renewed for a further
period with mutual consent.
The LEASE AGREEMENT is subject to Chennai jurisdiction.
The LESSOR has provided a geyser in the bathroom and tube lights and

also ceiling fans and also fixed motor pump set for water supply and
the LESSOR shall maintain in good working condition of all electrical
fittings and wardrobes at three bed rooms.
The common staircase light and care shed light EB charges will be paid
by all the parties.
All the tenants join together should have day and night security for
safeguard and for seeing purpose, the salary will be parted by all the
co-tenants of the building.
IT IS MUTUALLY AGREED TO BETWEEN THE PARTIES AS FOLLOWS:
Both the LESSOR and LESSE SHALL HAVE THE RIGHT TO TERMINATE
THIS AGREEMENT ON GIVING THREE MONTHS NOTICE IN WRITING TO
THE OTHER PARTY OF SUCH DESIRE ANDTHEREAFTER THIS DEMISE
SHALL CEASE HENCE FORTH.
On expiry of the lease period both the LESSEE and LESSOR can extend
the same for a further period on mutual agreement with an enhanced
rent of 20% for every two years.

represented by MR. L. Adimoolam (technical director) HAVING ITS
OFFICE AT no. 39, Whites Road, Royapettah, Chennai 600 014, the
entire ground floor portion of newly constructed three bed room
portion (with covered car parking) bearing ILCHESTER HOUSE, OLD
NO. 481/B, New NO. 36, Pantheon Road, Egmore Chennai 600008.

In witness whereof the LESSOR and LESSEE have set and subscribed
their respective hands and signature on the day 26th month April of
year 2017.
