PROBLEM STATEMENT
The Wynn, Las Vegas, is in the process of updating gaming areas. While, the
property has done well in its thoughtful design of amenety areas and takes great
pride in that, they need thoughtful redesign of their gaming area to bring all
types of people back into the most profitable business area of the casino. The
Wynn has put together a large budget to reconstruct its sportsbook into an area
that is comfortable for all people. The current sports book is designed around
betting carols and bar service, and the challenge is designing a space that not
only allows for the focused and professional sportsbetters, but that also at-
tracts those who find sportsbook intimidating or hard to navigate. Integration
of healthier dining, private viewing parties, and family areas will attract more to

by providing thoughtful universal design
and improvement to indoor environmental

The Wynn Las Vegas is the pinnacle of the franchise built by Steve
Wynn. The property is a $2.7 Billion Dollar Resort and Casino fea-
turing nearly 2000 slot machines and gaming tables, sports book,
and varitey of bars and clubs as most casinos do. In addition to
that, the design of the resort has allotted for many amenities to
attract all types of visitors and bring them into the property for
other experiences, enhancing the stay of gamers, but also attract-
ing those who wish to vacation with comfortable amenities gaining
their business.

CLIENT NEEDS/CODE INFOMATION
The Wynns current design problem regards their 10,000 SF sports book. With renovation and
full programming update they would like to meet the following demands.
Make use of the existing 10,000SF footprint. Outside shell may be modified to incorporate new design style.
Make use of auxilliary 2,500SF kitchten and 1,500SF office spaces.
Public restrooms at Casino will still be primary, but addition of ADA restrooms to sportsbook are desired.
Spaces should be used accordingly -
Reduction of primary traditional betting space to 25% of footprint.
Inclusion of minimum 30- group party areas of with smallest being no smaller than 60SF
Inclusion of games areas should be spread throughout for social play and interactive challenges. 1,500SF total
Bar and Dining room areas will be no more than 2,000SF.
Additional Criteria Code information - To meet problem statement, these additional requirements are to be stated as miminum requirements by designers and trades in
the project at the onset of the design and listed as performance minimum baselines for all project participants.
Indoor Environmental quality takes high priority. Indoor Air quality will be met under the minimum LEED guidelines for LEED CI.
While lighting should meet LEED and Energy code, the mimimum lighting requirements will need to meet ICC Building Code.
Universal Design principles will have a minimum baseline of 2010 DOJ ADA guidelines.
As addition to universal design, clear wayfinding and signage should be posted throughout. Use of AIGA 50 Symbols to be used to allow for language and cultural dif-
ference to encurage use and comfort for all people to enjoy the space.

DESIGN CONCEPT
With open sight lines providing inviting oportunities, the new Race and Sports
Book will be an inviting and airy space for all. Gathering spaces will provide
oportunities for groups to join events together as well as interactive spaces to
enhance the social atmosphere. Inclusion of all types of people will be demon-
strated by the wide variety of universal design practices, indoor environmental
quality and enviromental consideration.
With the space being open to the casino and resort, the area will be cohesive
with the propety. Use of colors and materials analogous to the property design
style throughout the facade. The interior should draw attention and people in-
ward with warm inviting finishes, and transitional cooridor spaces that allow an
uninhibited regression towards the desired activity. Furniture should allow for
those who are there for a short period alone to bet, but also group settings for
prolonged social activity. While furniture will contrast room finishes of warm
brown and gold, the the sheer number of furniture peices call for a monochro-
matic setting to reduce visual fatigue of reds. Interplay with positive and nega-
tive space will be made with the contrasting furniture and floor finishes. Task
lighting will accomodate betting activity but should accomodate for display visi-
bility with social viewing areas washed with artistic lighting enhancing textures.

Modern Elemental finishes made up in basic geometric

form, with attention to negative spaces making up the large
public areas. Linear and curvilinear details cude shape and
transitions. Traditional screening allows for space partition
with allowance for visual sight lines and open spaces.
